Over the past few months, there has been a lot of noise around AirBnb and whether or not it is a good investment. At the end of 2022, my husband and I decided to list our property, situated in a small town in North Carolina, on Airbnb. Having spent an entire year on the platform, I wanted to share how much we earned and give my opinion on whether it was worth it. This video is meant to bring more transparency and perspective to the community. I hope you enjoy.

Now that you have corporate relationship(s), I would suggest you start charging way more. Being that you're the only airbnb in the area, that makes you extremely valuable (especially to the college). People will pay more, please raise your prices and see. Congrats!

thanks 4 the video, but just wanted to note that Murfreesboro, NC in 2010 had nearly 3000 people living there, not 55 i am sure that in 2023 it was even more, despite that being a VERY remote location for sure. I worked in Charlotte couple of years ago... congratulations on your achievement, but i like doing my Airbnb’s in Miami:)

Regarding your second question, during slower periods and shutdowns for maintenance, our average ranges between 10-15 nights, while during busier times it exceeded 25 nights.

You tell us that you did got an opportunity to 'take over' this BnB. But did you buy the house or do you rent it? Where are those expenses?

Hello, thank you for watching. The property is owned by my Grandparents. During the pandemic, they reached out to me and asked was I interested in managing their property. Since my husband and I were in the market for one we decided to go for it. They were no longer interested in maintaining the property due their age , so we agreed to fully manage the property on their behalf. Also, everything listed in the video is the total cost of operation ( income & expenses) for the whole year.

@@thesocialreset Thank you for your answer. That's indeed a nice opportunity. But normally you have also rent to pay or a mortgage. So this you have deduct from your profit.

@@gerarddaniels3590 my thoughts exactly. Not a good example to show airbnb profitability without factoring in a mortgage/rental payment. It’s misleading and not a true reflection. Should have at least factored in an estimated mortgage/rental payment per local market. Straight talk, no hate ✌🏾
Are you not including property taxes, utilities and cleaning fees????

Hello, yes I am including it all cleaning fees, property taxes , and all utilities month over month. Depending on the month it varies anywhere from $250 up to $800 if we have constant turnover or not. Thanks for asking and watching. I really appreciate it😀

Taxation will be the downfall of Airbnb. It's already at 50%.affordability .

You're wasting your time. You'd make for with a traditional 1 yr lease with a lot less work.
How on earth are your expenses so cheap? No taxes, insurance, utilities? No mortage?

Hi, the property is paid off and is located in a very small town in North Carolina. The property is also not that big roughly 900 square feet that is well insulated. Every month I budget 500 a month for utilities. For the taxes I was shocked as well, to the point I thought it was a typo; but the taxes are less than 100 dollars a year. Thank you for watching.
Nothing to even brag about ZERO EXPENSES and you only made 1k a month sounds sad sorry what about your time that not worth anything?
