It’s funny how people in the rest of the world don’t insist on having a 5 bedroom house with a media room and other irrelevant stuff. I’ve lived in France and appreciate their practicality in terms of living.

It's everything you need. Good bathroom, full kitchen, enough storage, comfy game chair, big desk and a sofa bed. Why pay more? Why clean more? This is practical and sufficient. Many people can find their own place in a big city this way.

He needs the plugs for the appliances. Honestly, sleeping next to the window is a great choice, looking outside and enjoying the light when you wake up in a small place is really beneficial, it helps you not feeling trapped. And for safety reasons, never sleep facing the front door. If someone breaks in, he doesn't see you right away, you get a move ahead to protect yourself.

I like it very much. I lived in a studio with a click clack in Paris. It was not as comfortable as yours but I made it good for me. My sofa bed was really comfortable . I was shocked. I think it was a bit bigger place but a studio. I am American. Retired now. I live in a small house near a beach. I think it is fun to challenge yourself to have a place for everything and everything in it's place. I am very organized and tidy. I would live in the smallest place to be in Paris again. I enjoyed the tour.

Bonjour, Theo! I really like your small studio. I lived in a similar small studio many years and I know how creative and thoughtful you have to be. You also learn what are the things you really need and what things people but that are not necessary and get dust all the time. I wanted to suggest that perhaps you can put the desk on the other side, by the window, and the bed where the desk is. That way, you get more darkness for sleeping and more natural light when you work. You can even have that setting for winter and for summer change it to the setting you have now. :) If that change doesn’t cause too much trouble, of course. I think the desk by the window would work better for you and you also can relax your eyes by looking through the window from time to time or when your eyes feel tired, especially if there is a tree in front of that window. ❤

Allo Theo! My studio is smaller than yours... small is best, you know where your stuff are, and you buy what you need, you make it cozy and adaptable to your needs. I am impressed that you have all the gadgets, air fryer, coffeemaker, oven, washmachine. ...I would love to have your apartment! It is small but very comfortable. Just an idea, may be you could move your books in one of the closets, and with the library try to make a lower wheeled side desk ( so you can move it out of the corner if you want ), so you can use it as an " extra" mini low desk for your laptop, meals, or put your coffee and snacks on it, while you are watching your favourite films lying on your sofa bed, and the lightning on the wall, so at night it looks cozy as well. Anyway, I would call it a "little and cozy Palace" , because it has everything what you need. We love Paris too!! greetings from London

This style of apartment, with the smooth lines hiding the storage behind, has been favourable among developers here in England in our 'new-build' homes during the past 10 years. It's interesting to see it here in Paris in what was obviously a bigger and older property that's been divided up over time.

We currently pay £1450 per month (€1698/$1844) for a 2 bedroom apartment (850 sq ft / 79 sq m) that's 20 miles away from the centre of London in a renovated Victorian hospital. We're a family of two adults and two teenagers x

@frenchguytheo Fast train takes 20 minutes, but to get to the station, it's a 3.5 mile/5.5km bus ride that takes about 45 minutes and costs about £1000/€1174/$1273 a year. The train ticket that enables travel into and around all of London from my location costs £4476/€5525/$5699 per year. So, if you want/need to work in London but can't afford to live there, you have to factor these figures into into your annual salary. The average salary in London is about £44,370/€52,085/$56,468 (£34,354/€40,328/$43,721 after tax deductions).

Keeping the rent cheap, even though I'm 40 now, is helping me save for my future too. :)

Great little place, you have everything you need, for a full life. When you want a bit more dressed up space, you could add curtains, frame your art and add some smaller lights, like a table lamp on your desk, or a lamp on the wall near your bed. And perhaps an accent pillow and/or a throw on your bed. Even a small carpet could add some more warmth. But you already did a good job so far. I live in a small 2 bedroom apartment of 44 sqm/473 sqft in a small town in the Netherlands. I pay around 500,- euro per month. That does not include water, gas and electricity. One of my small bedrooms is my art studio. I live here for over 27 years now, I am almost 58 years old. I have a boyfriend, but we don't live together. So I have the whole "palace" for myself...

Hi Theo! You have a great apartment for what I would consider a decent price for a major international city like Paris. Lucky you! I live in a house in Florida that I pay a mortgage for. My mortgage is currently $1300 (about €1200) which includes taxes and insurance but not other utilities. It's a small house by American standards (about 88.25 square meters or 950 square feet) but it's a good size for my household. I have 3 bedrooms (1 used as an office), 1 bathroom (with bathtub and shower). Small kitchen by US standards, but very user friendly. I have a full size stove and oven, full size refrigerator with a freezer, a dishwasher, clothes washing machine and clothes dryer in my kitchen. Also a lot of storage! I have a very large garden where I can grow vegetables as a hobby and I have a small pool as well. I live in a good neighborhood where I can easily walk places (this is rare for the US, especially in Florida where I live). When I was younger (2012), I rented a small apartment in a nice area of Miami while I attended undergraduate classes at university. It was bigger than your apartment but it did not have a clothes washing machine. I paid $1200 (€1100) for rent including utilities at that time. I felt very lucky then! I don't even want to know what the rent on that Miami apartment would be now! Thank you for sharing! I appreciate seeing how other people live around the world. Cheers Theo!

I used to live on 16 sqare meters for many years, these days I am in a more "normal" setting, but the habit of not buying anything that takes up space remains! Have a pleasant day!

I’m thinking it’s almost twice the cost of my home in UK. But I think it’s perfect as cities get more people there’s a need for more homes. To often in the UK we went the bigger homes which leaves less room for new buildings. The other good thing about your home is it’s cheaper to heat, uses less power and as we get older it’s all on one level and much better to keep clean. Thanks for the brilliant tour .

Salut Théo. C'est intéressent. I love this studio! Especially the cupboards and the washing machine. Good use of storage and use Théo! The price is a bit high, but the washing machine, storage and location costs as much these days... This is a lot like the studio I had as a student (here in Switzerland), but I had communal washing. But mine was 18 square meters, plus 4 square meters for the bathroom/entry/kitchenette, so quite a bit larger. But mine wasn't as modern. Mine costet 600€, but 20 years ago. What could be added if needed, is rollings storage baskets for under the bed, and foldable side table/ or a foldable pop-up table made of wood. Like that you can have coffee in bed without any worry about crumbs. I like that you can transform the clic-clac into sofa, if you need more floor space.

Theo, thank you for sharing your great appartment with us! We really enjoyed your video! We have a fold out couch that was not so comfortable so we bought a 3" memory foam topper from Amazon and now the bed is VERY comfy! You should buy one - you will sleep bettter. Thank you again! G.B.! from Northern California :)

Absolutely perfect size apartment. You have everything you need and I am addicted to the color sage and have the exact same duvet from Ikea. Thanks for allowing us into your space and hopefully you get a sponsor. :). I would have such a wonderful time decorating this space. However, you did a very nice job making it your home in your style.

Bon jour Theo! Hello from Minnesota, USA. When I was in my 20's, in 1994, I lived for a short time, one block from the Louvre. It was a perfect location! The apartment was very small, what I remember most, I had to walk through the shower to get to the toilet! So strange and funny. Now we live in the countryside in Afton, Minnesota. We will be coming to Paris in September for my 60th birthday and our 25th wedding anniversary! I have your guides and look forward to using them in September. I enjoyed seeing your place. It reminded me of my time in Paris. Merci! Lisa Damon

Thank you for sharing your apartment...I think it's cozy, has everything you want. Love the bathroom too, and all the storage spaces. I can live in a space like that..I think the size of my bedroom. I'm always in my room, only thing I don't have is a kitchen. I'm planning to build a small house for myself and getting tips from here. Not missing things - great tip, a place for everything, that's me. But it's difficult when others use them and not return to its place. Your rental is super expensive...the cost of renting a luxurious house where I come from, €1 is equal to 5 in my country. But understandable, you're in Paris...and most important, you're comfortable. Thanks again, best wishes from the tropics .

@@frenchguytheoI recently viewed a vid of a similar apt in my country (15 sqm) and it was a plain box with very few storage (only kitchen cabinets) and was unfurnished - no microwave, wash machine, oven, etc. Vlogger had to buy his own dresser for clothes and a mini book case/ shelf for other stuff, induction stove, dish rack, etc. In my country, 15 to 24 sqm are regular sizes for studio apartments/ condo units. Cheers & take care!

I've even seen where some people use a white poster board for their TV screen and then just tuck it away somewhere, since it doesn't take up any space.

Your channel just came up on my KZread feed. I love your small apartment. You have everything you need and you have made good use of the limited space. You are very organized and don't have any clutter. My sister bought an apartment in Paris well over 20 years ago in District 1. She can walk to the Louvre museum. The apartment has approximately 850 square feet (sorry I don't know the conversion). The value has now increased and she and her husband want to buy a bigger apartment in the same area with an elevator.

Hello Theo! Thank you for your tour of your flat, I love the touches of sage green decor. Green of any shade is a calming colour to look at. I live in a Victorian townhouse in a regional city in the state of Victoria, Australia. I’m thinking about purchasing a cardboard bed, which is cheap and easy to move around or when relocating. It comes in a long box which is the bed head, and you pull out the bed and put your mattress on top. New subscriber 🇦🇺👋
