Hey guys. Happy beautiful sunny Sunday for a change in NY. No rain today. Eric has such great tone singing Howey in the hills 🎶. Oh we’re getting a mini concert today🙌🏼👏🏼. Didn’t know you could ask to see comps. But was if the comps are overpriced as well? So her 3 comps kinda backfired in your defense. Thanks so much. See you at coffee ☕️🧋time in the morning 🤗

The "comps" that we use are all SOLD comparables... so by definition they are not overpriced. They are a good reflection of the market value of the homes in the area. A lot of Sellers make the mistake of judging their value by active listings which are very often overpriced. That's why we only use "SOLD"... that's what appraisers use as well.

Wonderful video! Just ran into your amazing channel. I heard that the monthly water bill in Howey in the Hills can run from $200 - $300 a month. Is this correct? Your reply is sincerely appreciated!

How come Trinity is building all wood townhomes? I would be very hesitant to buy all wood in Florida.

I'll have to look into this! I didn't think they were building all wood. Ashton Woods has been doing that a bit, but hadn't seen that from Trinity

Yes! ANY new construction community in this area will definitely have an HOA
