In Florida its standard that you will need 3-4k just to lease a house, condo or apartment. It doesn't matter if you have good or bad credit.

First make sure that sub-letting isn’t prohibited. Many have been fined, sued, and evicted for unlawful Airbnb listing.

You can establish your trust when you are ready. Assets can be transferred at a later date if your trust doesn’t make the purchases.

First read the lease. Most leases forbid subleasing and the lessee will be evicted and fined. If your company has no credentials and you are required to act as a guarantor you can be evicted and fined if there is a violation of the lease agreement on your part.

Yes, you will be asked for proof of income. If your company is new, you will need some type of guarantor.

@@chrisrodney79 yes you will be asked to be a PG for your new company so it’s best that you have excellent personal credit. With foreign businesses we usually use an advocate.

Have the conversation with the lease holder because ultimately they are responsible for abiding by the lease terms. Explain that you desire to have your company name as the sub-leaser however the company is new so there are no tax returns, credit score etc. State that you have the ability to pay as the manager of the company and ask for the requirements of a guarantor. It never hurts to try❤️

A LLC is a legal business entity . A S CORP IS A TAX STATUS FOR A BUSINESS ENTITY . try not to confuse the two . Also beginners shouldn’t use that thats only beneficial for businesses already making 50k plus in revenue, hence the word “corporation” …

SirMalikCobra one thing I will tell you is that your company MUST have an income producing asset before YOU will no longer be asked to act as a guarantor on a loan. Also the minimum of 2 years in business is sufficient ❤️

It doesn’t hurt to ask if it’s possible. I don’t know anyone who has done that because the introduction of the entity would create a new lease so have that discussion with management and see what your options are.

I wanted to ask if you have been in business for a year but have not officially established said business as an llc on paper, once you do does that previous year count?

Non Linear your legal entity should be organized/established for a minimum of 2 years. Anything undocumented before proper registration will not be recognized ❤️

What you’re referring to is making your company the Beneficiary of a trust and that will not assist you in obtaining a lease for a rental.

They are requiring a guarantor in this case and that is normal when an entity is not well established. Also if you are a sole proprietor then you are the company and your personal information is necessary.

What do you mean the acceptance process because I just got my first Airbnb 3 days ago and it did not go the way everybody wants you to buy their course to learn. When I tell you it was the simplest process I have ever gone through with renting anything as soon as I asked these people say yes. I wasn't surprised because it's what I asked God for. But a lot of people make it seem like you have to go through certain processes just to buy their course you do know that. I find that when you are real and that when you are being your natural self people will bend over backwards for you and give you an opportunity. I said hey I should write an ebook or an epdf on how to get an Airbnb my way. I think I just might do that

A couple apartments I went to they said I’d have to go through a third party company that does corporate lease, when I called them they said they do min 30 day lease and they don’t do air bnb. So I wouldn’t have any tax returns yet but I would have bank statements. What problems might I run into if I need to rent a house under the LLC’s name ?

@@szasremmurd8002 ok, I understand what you’re saying. When your company is less than 2 years old and/or it has no credit, you can still obtain a lease in your company’s name with you acting as the guarantor. This means that you would need to have good credit and proof of your ability to pay❤️

@@spaceagebanks253 Yes, makes sense. You know that right now we are all being asked to provide way more "evidence" than we have been asked for in the past. Too many "justifications" as to the reasons why. Pandemic, PPP Fraud, Money Laundering, Identity Theft, etc.
