Oh gee. I thought you were going to address the issue of bad credit! Even if you have great cash flow and proof, they won't rent to you if you're not in good standing credit-wise. I am beside myself to imagine what that has to do with anything. Would you comment? I thought it could be against the law to reject an applicant for that reason alone as long as the renter had proof of work and could show proof employment and rate of pay. What could credit possibly have to do with it? Help! Please!

I did address bad credit. Use an llc. It’s basically a clean slate. But you can repair your credit. (That’s a longer video and not my expertise)

1. Provide proof of income through W2 2.. Provide proof of income through bank statements (venmo money in and out monthly if you want to replicate consistent income) 3. Use a handshake agreement with smaller landlord agreements and offer last two months of rent as security deposit. 4. Rent through a business (LLC) 5. Use references to vet your business if you need business history

@@meliocredit9541 You use the name of the business. A lot of landlords ask for your name on the lease as well as a personal guarantee so it doesn't always work. A much easier option is to just rent in your name and move all your personal assets into a LLC. That way if you got evicted the landlord couldn't sue to take your car or garnish your income because it's protected.

The ridiculous to me trying to get an apartment for myself, is that I BAAAARELY make 3X rent. Here in Nashville it's hard to find a place that I can afford. And I make almost 18/ hr which is great. And yet I still can't find a place. I think requiring 3X rent is stupid.

Be careful about credit too. We got denied an apartment because my credit was good but my boyfriend who cosigned had poor credit. Keep your credit score built if it's possible because high competition apartments look for that.

This is a very good video I would like to compliment you on your slow speaking you're looking right into the camera and you're talking very professionally... unlike some other videos I have watched I really don't understand all the world of business and LLCs and all of that but I recently have to move because this complex owned by a corporation raise the rent too much in one renewal.. I'm a good tenant I've always paid my bills I've been at this complex for pretty good 20 years I don't smoke I don't use drugs have no pets have no little children the cops are not at my door and yes I pay my bills very very responsibly.. the woman in the office kept saying algorithm computer program that calculates the rents and other places etc..... I am out of fixed-income I am an elderly woman thank goodness I have my health, . Strength and a strong mind....🏠🏡

What would you suggest if I plan on using the LLC method if I plan on starting a microgreen growing business, keep in mind I only plan on using the smaller second bedroom as the grown room. You may not know much about that particular type of business but I just thought I would ask, oh I plan on doing this in the Vero Beach/Port St. Lucie Florida area and what references would you recommend me use friends etc?

Although you’re attempting to rent an apartment as an LLC. Won’t you still be required to show a personal ID (driver licenses, passport, etc.)? Most apartments need to identify you. If you have an eviction, wouldn’t that run the risk of huge complications, correct?

do you have a video on what you do to get the apartment do you just look for one and talk up the person so you can airBNB it or do you look for ones that are struggling to get ppl to rent to and you talk to them and if that the case how can you tell if they are struggling?

Would providing additional months of rent work if you have a loan (dental loan) that you’re paying $482 a month on? I have 100% payment history and I don’t have a car payment, so this would be my only monthly bill. I have over $5k in savings and wanting to rent a studio apartment. Would I have a chance of being approved with debt from a loan?

But Venmo reports your transactions to the IRS as taxable income. Then you get charged taxes for extra income you don't really have.

I’m confused about the Venmo idea. I opened the PDF of my statement but it shows everything in explicit detail and there is no “X was deposited into this account this month” so there’s no summary and they’d be all in my business. Am I doing something wrong? It’s a good idea but I feel it would be shady if I blacked out a bunch of stuff....

Problem in America is that the system is designed to lock certain demos out and create barriers to access. This kind of closed-system eventually shoots itself in the foot which becomes apparent when comparing the US to certain European countries. Life could be so much better if we just worked together.

I was interested in buying a house last November. I had to fix my credit and I didn’t prequalify to buy till March. My first house I offered was rejected, and I didn’t find a great deal till June and closed July 31st. It takes time and stressful and just a roller coaster ride! Moving and furnishing, be prepared to drop 3-5 thousand $$$ just like that. Phew ... it’s expensive buying a house but it’s worth it if you do it wisely! Oh and it helps to have a good realtor that’s on your side and is positive. Same goes for the mortgage lender. I dropped my first mortgage lender because he made me feel like it was hopeless to fix my credit score to qualify. He was like... even it you pay this or that off, you still may not qualify. I dropped him and the other broker was like... here what you need to do and get done, and they followed up on my progress . Stay away from nay sayers and find a team PARAGONOFFICIALS🟠COM

It depends on what company is doing the 3rd party screening. In GA the screening is not what it used to be they want to see that your making money . I’m in property management and have been before during and after Covid 19 .

See 3 years ago, during a divorce, my ex locked me out of our rental home, and moved out without telling me. So yeah, I’m screwed. No one will rent to me even though I have no criminal record and income.
