Never respond to their number with a counter offer but do respond with a number. Their number, as a question. "$80,000?" Now hear them justify it and listen for the black swan that might be lurking.

Sometimes you might get what you're asking for, good analysis. The 80/20 rule will cause smart businesses to put less into the lower profit jobs and more into the "winners" ( for Them ). Wise to consider their side of the table as well.

There is definitely some truth to that. You're saying that, if he liked Derek and enjoyed doing business with him, his house would have still been delayed by eight months? They also did say that sometimes they couldn't get a hold of the guy. Which is also maybe he's just busy. Still, seems like he's didn't prioritize Derek.
