    A smart fellow could always built a venue on the smae property, even if it were more of a Summer only, Outdoor only venue. Even an outdoor mostly venue with a removable plastic shelter for rain and such. My sister had an outdoor wedding that used one of those when it started to rain. I think they even had propane heating in it. Obviously not good for winter, but for cold fall or spring it worked

    Cost of land has exploded in the Texas Hill Country (I'm from the area). Also, there's a couple more properties being constructed that replicate this one. I'm curious to see how competition and the cost of constructing these cottages will impact their profitability.

    I don’t blame the guy for ghosting you. I wouldn’t want to offer up info to competition either. I had someone come up to me at my land hack and I downplayed my numbers. Some like to brag and some like to disclose as little as possible. The more you talk to direct competition the more money that will be leaving your pocket over the years.

    Great video, but I wouldn’t exactly call that place a wasteland?? Zoning is different in every area. In my area, outside of Colorado Springs, there is no such thing as “unrestricted zoning”.

    My almost 400 acres of mountain farmland is a challenge. Anyone familiar with mountain land knows that the boundaries zigzag and meander with waterways. Now I have the incentive to tuck small cabins into the jagged points. I was already planning to construct larger structures, as I couldn't get couldn't attract buyers at $750 per acre, and I knew that I had to make the land pay for itself. Financing construction is no problem, as the huge amount of timber will provide building materials. The land is zoned Agricultural Use, so everyone renting a cabin will be required to work on the land for 10 minutes, which makes them an agricultural worker.

    @@tyaj694 It's not all fun and games. The 186 acre tract and the 165 acre tract are accessible only with a 4wd vehicle half of the year. The smaller patch is not quite as secluded. The county has some strict rules about land. You need 2 acres for a well and septic system, as there are no public utilities available. You have to have 20 acres or more to enroll in Land Use tax rates. Nobody wants a large parcel, they only want a couple of acres. The county bills the purchaser for 7 years prior taxes at retail rates when the land is taken out of Land Use. So 2 acres would be $1500, the survey would be about $2500, the road improvements would be about $10k, well and septic about $25k, fence to keep cattle out around $5k, prior retail value taxes $5k, and so forth. Snow removal would require a 4wd tractor or dozer, for another $40k. Most people don't want to live back in the sticks, with law enforcement and shopping an hour away. It doesn't bother me, as I grew up here, and have plenty of equipment and vehicles for every situation, and I don't mind the electricity being off for a week at a time when it snows.

    @@billywalker9223 This is the MOST HONEST Assessment of what it's TRULY LIKE to own acreage. I was sick of the city and moved "back home" and bought 12 acres 45 minutes from "civilization". What you said about 20 acres is true. I was over 10 (Taxed and Financed at a different rate by Lenders and County) and Under the "required 20" - Making it a challenge. I put in the well, septic, road (including a bridge), and power. Found out the reality of Black Ice and 4-feet of snow (taller "drifts") when you have to go "to the city" for work at 7am every morning and it's still dark outside. I only lasted 5 of the 10 years I owned it. NEVER AGAIN! Be careful what you wish for... You WILL get it in spades! And HOW YOU HAVE WORKING INTERNET is Beyond Me!!! 🤣 I couldn't even get Cell Phone service where I was in the mountains. That's one of the biggest reasons I gave up. Now I live in the desert 🌴

    I wonder what type of loan would you take out to build something like this? That’s the biggest hurdle I’m struggling with? Would it be a business loan, construction to perk loan, investment loan etc?

    You need a business loan and you have to have assets and skin in the game aka money down. A local credit union is your best option because they’re required to invest in the local economy through something called the community reinvestment act. At the same time, they’ll only invest in viable businesses so be prepared with a business plan, experience, good credit, cash and assets to show of you expect to get approved.

    Man. I just want a yurt, a small cabin for my two adult kids to share and a small house on it for my mom- she would do a tiny too- I find a lot of places that say you can't have multiple buildings or families... Even though we are related... I am confused how this works... And everyone is okay with it- they said I can't build because they didn't want strangers in the area even though there is no HOA in the area... I wish it was easier to figure out- anyone have an airbnb place like this for sale- Yurt desired-

    If someone is on KZread telling you this is a great way to make money it’s already too late. This would have been a good investment 7 years ago, now your a day late $$$$ short. Price of building Materials,taxes, land, Airbnb fad slowing down, government entities thinking of ways to cash in themselves. Very few states have unrestricted land no bank is going to loan you money to buy yurts or build tiny houses without collateral.

    Tax appraisal value and market value are seldom in sync. In TX market value is typically higher than tax value.

    It’s a nice video and thank you for the information but you are wrong and you give the wrong impression of the cost to build something like that! You are misleading, you’re missing over 1/2 a million cost, that, including septic system, utilities, infrastructure permits, and engineer reports, roads and waterways fences, and gates and landscaping , signage and etc.

    Does anyone know if the land needs to pass a Perc test in order build Yurts or other off grid type structures? Or would this be something a city or county decides….. e.g. City specific codes?

    I’ve been on the market for a piece of land and from what I’ve learnt so far, if septic is required by the county, it is likely that the land has to pass a perc test in order for you to get the permit to proceed. I would call the county and find out for sure as the requirements can vary by counties and states.

    I think this is great information but the nature of how its obtained is questionable. Imagine a restaurant in a small town and some dude from out of town is about to build a restaurant next door. This dude goes to the existing restaurant to have dinner in order to scout it out and film the interior and grounds. He than ask the restaurant owner to see his financials. The new dude is not only going to come in as a competitor but also publicly broadcast assimilated information about his competitor. I can only imagine you're skating on thin ice from a legal stand point.

    I can see your point. I never gave the name or location of the property. Besides, all the data is public information and I just applied my research and knowledge. I didn’t take any information that isn’t readily available. And it’s 100% legal to go into any establishment to scout it out and run numbers. Now if I signed an NDA, that’s a different story.

    @@KaiAndrew The information is public that is true. I'm no legal expert, more of an observation. I have to stay within certain legal guidelines working professionally in film and video production, that's why the circumstance of this video caught my attention. I think what makes it dicey is the conflict of interest. If you did the video as an educational / documentary without being a competitor and with the owners permission the context is significantly different. It's informative content, If it were me and I had a worthy size audience I would have a lawyer on retainer to view videos before releasing. Specifically if you don't have location releases. Food for thought.

    You said something that was misleading and it makes me question if everything you say is so disjointed. You said Millennials are where the money is at. Very misleading it makes it seem like Millennials are somehow successful which they in fact are not compared to their predecessors the Boomers and the xers Millennials are trailing behind significantly.     I don't understand your confusion. I never said Millennials are more successful than Boomers. Believe what you want, but Millennials are using Airbnb at a far greater rate than any other generation. Because most Millennials are in their 30s with families and budding careers.     I love how these people would say they do hundreds of these deals and yet they are the low level person making a KZread video lol. Just imagine Jeff bezos having a KZread channel and saying I do hundreds of business deals and you can to just hit the subscribe button. It wouldn't make sense and it would look so stupid.     This post is spot on, he's like the rest of the other tubers, they all fake it before you make it. While they desperately sell courses, deploy KZread money and use other people's money to invest in the real estate. I gotta respect the hustle but not falling for it.

    I actually paid for one on one sessions with Kai, and he provided me valuable information related to wells, septic, driveways. I’m doing a land hack (my 2nd) now and it’s going very well, wouldn’t have done it without Kai, was nice to see someone validate my plan. Crushing it

    @@MikeHawk143 i think altogether consulting was maybe $500-600 total for a few hours but I learned so much information that it was well worth it. Kai is only person on YT that I have paid for. He’s a niche and he knows what he’s doing, definitely isn’t a con type person. I also used his accountant and the guy knows how to do accounting for house hacks which was great, I talked to 10 cpas and they had no idea how to do it properly.
