This is the lifestyle trap. You have one or two great years of income, 200k-300k and think you are set and it will be like this every year but reality comes crashing after you decided to take out massive real estate loans and buy expensive cars. My parents fell into this exact trap during the peak of 2005-2007. Bought like two or three million in real estate at the peaks of the time in Orlando, FL. Then 2008-2009 destroyed our family and over a decade later they are still feeling the impacts of it. They didn’t have the income to cover those mortgages and if they kept them they would be worth three times what they paid for properties. I will not repeat these mistakes because I’ve suffered enough as a kid and teen going through that.

This makes sense because in this way, she could still be a stay at home mom, but also bring in some money so the husband won't have to be working crazy hours to afford a decent home. Fathers need to be in their kids' lives too. I don't like it when men have to be gone from home all of the time just to bring in enough money. Kids need their parents more than they need stuff.

And if the Dad was the 200K earner wanting to be a stay at home parent, Dave's tune would be 100% different. But I can understand Mom's position. What I do not understand is what the question is about. Only way to make this work is to move to whichever city this guy's business is in, sell the house in the other city. Use the profit from that home sell to payoff the business building and this guy then needs to really lean into the business to start making real income. Sounds like we are spoiled here where she wants to be stay at home, but not actually leave the city she is currently in and he doesn't want to give up his little hobby business and half-time work schedule.

The reason we were able to function was due to the fact that our home (mortgage) wasn't out of control, it was a small, low cost home. Still, when I say we lived off just my paycheck, I really mean that from time to time I worked a part time job, my wife worked a part time job, together we had paper routes and cleaned short term rental properties together. But as comment in reality how does one expect to pay utilities, upkeep, insurance and property taxes on not one but two homes 100s of miles apart when one is worth almost a million dollars value, plus a commercial building, plus raise kids, on $40K/year?

If they stopped using her money right now and just saved and invested it all. after two years that would be 400k invested and if they could get 10 percent return that would be an extra 40k a year just from that. he only works half a year so if he could make another 40k from working another six months doing something else then that would bring him up to 80k plus her invested money making 40k thatll be 120k. totally doable. I do believe that she shouldnt quit entirely if he isnt making alot of money. but if he is able to get his income up then i wouldnt say it is off the table.
