At that first house you looked at, the little "nook" where you thought a router would go - that's actually an old fashioned telephone "nook". The phone plugs into that little white rectangle box and you'd place the phone in that little nook. Hey - at least you didn't lose phones back in the day!

I was about to comment what that nook was 😄 I remember those nooks especially in the 70s... Yes I'm that old 🤣 I just turned 56 and I'm happy 😊

Bummer that the house flipping isn't going to work out for now anyway. Better to figure it out now than halfway into the project for sure. This opens the way for many other opportunities to come your way...looking forward to seeing the van build and icefishing or whatever else comes along. 😊

I gotta tell you, every time I see someone in a motel I'm so glad I have my van to sleep in when I travel now. Well, you won't have to wonder if there are houses out there waiting to be flipped by you and your dad. Onward.

Damn ur buying a house ! Monster dude !!!!!

Tough time to flip houses, high home prices, low inventory, high material cost and competition from large companies snatching up these properties. I sold my last flip 3 years ago and haven't been able to get back in.

Your videos are oddly compelling.

You need to find homeowners currently in default about to go into foreclosure, you’ll get the property at a whole sale price instead of Market value. Once you find the property you need to figure out what the AR is and then give the homeowner a reason to sell it to you, possibly by giving them enough money to get them back on their feet (20k or so) help them move to their new place (offer to pay for moving van etc…)Then you do the updates that go along with the comps in that area don’t overdo it or you’ll lose money and/or not sell, you’ve got to just do enough to make a return and sell it fast.
