One key perez policy that impacted madrid financial health is his (unofficial) salary cap. 1. Madrid year on year in average (for the past 5-10 years) spend around 250-300 million usd per year on player salary. Despite having leeway to spend up to 700mio as per FFP limits (for 2023-2024). Jump to 2024, ,madrid current highest paid player is toni kroos (26mio usd / year), their young pilalrs (Vini, Jude) is around 22mio / year On the other hand, Barcelona even with all the salary cuts last two years, still pay Frenkie De Jong 40mio usd this year (they need to sell this guy quick tbh) 4. However it's not without drawback. SALARY IS THE MAIN REASON MADRID AND MBAPPE TRANSFER FAILED FOR THE PAST TWO YEARS. Perez only want to pay Mbappe 25 mio per year max. Need to keep it similar as Vini and Jude (to keep harmony in the locker room among their future stars) Problem is, Mbappe is paid 75MIO PER YEAR in PSG. Honestly unless Mbappe want to take 70% salary cut, it''s impossible for it to happen. TL;DR Perez is stingy old man. However because of that, Madrid is financially healthy.

The land sale deal was investigated by the EU and was deemed legal. To be allowed, a lot of entities had to give their okay (local government, neighbours....etc). Those lands were turned into Madrid's biggest business center, brining a lot of value to the city. It's a win-win type of deal. Credit to Santiago Bernabeu for having the foresight to buy that land back when it was worthless if anything. ACS was never involved in any operation while Florentino is president of the club, he's not that dumb to put himself in the crosshair like that. Having clout doesn't make you bad or shady. It's what all clubs do actually. He's good at it is the problem for some.

Well as Madrid fan, we are all in love with Papa Perez. Only thing that he did bad (besides few transfers) is Super League. And this video is doing more talking, then the actual facts that went down. Before Perez took over first time, you forgot to mention besides the huge debt club was in, that Santiago was empty. 36k was average attendecy of Santiago before Perez took over. In 1997. Santiago Bernabeu could take 106000 spectators. And average was 36000. So 70000 of empty seats. Madrid was so desperate to fill the stadium they gave discounts, season tickets etc. It did not work. So problem was not only huge debt of around 300m€. If you take inflation in consideration that is around 800m€ today. Large amount of money. When it comes to Figo. Figo was not only a star player for Barcelona. That year that he came, with his performances with Barcelona he won Ballon D'or. AND Figo was a CAPTIAN of Barcelona. Taking such calibre player from biggest rival. Biggest rivalry in any sports. That's just comical. Figo was the first player in history to give up 50% of his image rights to the club. That's where the marketing genius and business man Perez was. Figo was best player that year, a symbol of Barcelona. When Perez gave Figo 1.7m€, he also added a clause that if he doesn't sign for Real, Figo needs to pay a clause of 19m€ back for braking the contract. In media, Figo, Perez opponent, Barcelona players like Luis Enrique and Pep Guardiola assured everyone that the deal was a lie and Figo will 100% stay in Barcelona. When Gaspard (new Barcelona president at that time) was voted out as president. Gaspard could stop the deal by paying that 19m€, but he did not because he would basically give all Madrid fans free tickets. That's why Figo came. And 6 months later, Ballon D'or that he won, was presented as Madrid player. Later at Camp nou, a pig head was thrown at Figo. As Figo was first to sell 50% of his image rights, so was all the Galaticos that came in. Zidane, Ronaldo, Beckham, Owen... That's how Madrid slowly started to fill the stadium and earn money to get out of the debt. Yes the paycheck and non star player treatment was disugsuting. That's why those Galactios won little. About the rule Perez put in for the President needing to be rich to be a president of Real Madrid, you failed to mentioned that if that president bring Madrid back in debt, they need to pay that debt with their own money. So it's an insurance that Madrid will always have in case things go south. Now when he came back the second time, he did Galacticos 2.0, but Perez became smarter. If you look at the finances in since 2013/14 to 2023/24, Madrid is -20m€ in transfer every seasons in Average. So they are selling as much as they are buying. And they have the most promising future squad in all world. Wages are balanced. Ronaldo didn't leave because Madrid hated him. He left because he wanted money like Messi, and Perez didn't want to give in. Madrid wages are healthy and stable. Not like Barcelona. Also Barceloan transfers in last 10 years are -50m€ per season. So 300m€ more, with bigger amount of wages given to the players. That's why they are in bankruptcy position right now. One more thing about finances. When Perez sold Madrid prime real estate, he started building training facilities. Ciudad Real Madrid was built under Perez and opened in 2005. Valdebebas that it is today is because of Perez. Madrid is the leading trend in football. Now everyone are trying to find new Vini Jr, Rordygo, Camavinga or Valverde. Rebuiliding stadiums, trying to be as marketing appealing as possible. Everyone wants to be like Real Madrid. Even Barceloan tried Galactios with Grizzman, Debele, Coutinho etc. We know how that work out... Bankrupcy. Madrid is dominant in European Football and Basketball. Both are contributed to Perez. He is best modern football president and probably best in history. New modern stadium, modern facilities, young and promising squad for future, star players, marketing power, mentality, healthy finances and healthy wages. Perez made Madird in the true Club of Kings. perez ruined imo generic football. i don't mind the galacticos, in all honesty i supported this idea from the get go. i mean as a kid i myself made up all star 11's daily. but he ruined the concept of transfers as a mean to upgrade the team you have to something that needs a fix every 6 months resulting in the unhealthy high transfer fees which led to the unsustainable agent fees which also led to leagues selling their souls for more economical prowess (i.e. epl) which led to more explosive player wages which is ultimatively leading to all top5 leagues finding ways to stay competitive just in form of offering players the same wages that real, barca, epl clubs and psg can. that's why top clubs have adapted to the borussia dortmund approach recruiting mega talents while they are affordable to either use them as capital increase or implement them if they are world class while under 20. which leads to "lesser" clubs in the top 5 leagues bleeding out cause their youth hardly can compete with all the massive talent that was acquired by clubs such as city, bayern, psg, real and barca. it is time for the associations to take charge again and punish clubs that exploit like this. fuck perez. and everybody that denies this is lying to themselves. why do you think that perez is so desperate to install the super ligue. he needs that cause the avalanche he caused is turning into an unsustainable bubble that can explode every moment. and to avoid that they have to milk the cow every way possible to postpone that from happening. kiss your favorite traditional clubs goodbye cause clubs are on the verge of killing their future (chelsea, manutd, bayern,....).
