    All good points for sure, but I think for a lot of folks, especially for us, cost is one of the biggest things that we had to use to guide us. We were lucky in that we had enough to not be stuck looking at one of the $6k moonscape lava lots, but the lot definitely wasn't expensive. For us an existing driveway and house pad was a must have, along with as much tree growth as possible. We still need to put a lot of work into it, but we are thrilled to finally be here and working on the property =) Thanks for all of your videos, they always give us something different to think about.

    Economics and social structures. That’s where your budget plays in. But be mindful,there are more forms of capital than just cash, each one should play into the position.

    I think we did pretty good. I definitely wanted rural so I have the 20 minute drive, but it hasn’t been a problem. Our biggest problem is rocks

    great video. i especially appreciated the part about an exit plan. i like to build assuming that i might have to take it all down and leave at some point. it keeps my plans from getting too bloated.

    Thanks for the replay, I was editing my post and ended up deleting it. Good advice on geography. The budget is growing, we don't have children, that leaves us with less to worry about what we leave behind. We just need Internet for our Work at home.

    Yeah, careful with local regulations. I live in a place where (with few exceptions) it is against the law to fell any tree over 7m/23ft. You need to get a special, very laborious, and expensive permit for EACH taller tree you want/need to fell. So agro zoned land that hasn't been farmed in over 10 years is likely to be a mini forest that'll cost you an arm and a leg to clear for agricultural/homestead purposes - even smaller areas of the plot. Also, let me quote a quick conversation between a buddy of mine and I when we went looking at a possible place: Him - "look at this awesome view. Spectacular. Amazing. Million dollar view" (all of it true); Me: "plants don't eat view". LOL, he didn't like that.

    Yeah, we have a subdivision here located in lava zone 1 that won’t let you have any chickens. I mean if you’re house can get covered in lava any day, you should at least be allowed to keep chickens!
