Complete build of garden office for client of ours. Building mainly going to be used as a "she-shed". Client is an author and does require home retreat to get ideas flowing.

    I am not sure why you stapled dpc onto timber and not between timber and brickwork? I would have made sure the floor frame was up off the concrete and put in some vents to give airflow. I'm enjoying watching the video though.

    Main floor sat in concrete. Unless floor had dpc put down before hand then damp will rise up though it, also walls sitting lower than floor so no bottom timber showing for fixing plaster or timber boards to.

    I was also thinking about DPC... maybe they used waterproof concrete? Probably they had restricted budget... I guess the aim wasn't make it stand for 100 years... I usually build like that as I always think I'll retire from there, then we move home few years later... the new owners benefit for sure...

    That 19x150 pressure treated timber is a really bad idea in this situation - you’ll get up to 15% tangential shrinkage on each board causing gaps in the floor. Exterior grade plywood would’ve been better with a sealant painted on the exposed cuts edges to prevent water ingress. Otherwise, it looks good

    Wall is right against the fence, are you not required to offset from the lot line for the roof drip edge

    The edge of the shed is always the roof driping edge so yiu are right, but as long as rain drips into your garden (even an inch away from. The fence) it is fine.

    I am totally concussed. I have never seen a frame structure build on top of a nice looking concrete slab. What is the reason for this?

    Insulation, i thought there should be an air gap between concrete and treated timber to allow moisture to dry though.

    Curious how they screwed/fixed the frame walls to those types of bricks. I have same foundation and haven't clue how to attach wooden beams securely to the bricks.

    We went past the bricks and screw down to the slab using 250mm bolts.

    Alternatively you can use chemical anchor and threaded rod.

    Putting DPM on top of he bricks but nothing between the floor beams and the concrete/brickwork makes it pointless, there’s nothing to stop water rising through that floor, the buildings too close to the fence line unless you have planning for it to go there and I don’t get how you checked for square ok the brickwork without measuring diagonally? Otherwise it looks ok...

    Sam Stear there are many people who need to see it to believe it. There is lot of work carried out off camera. The 6" concrete plinth went down on top of the membrane which will stop any moisture from rising. Fence lines, boundaries, permissions etc is owners' concern and beyond the scope of services that we provide. Hope i was able to clarify it for you.

    It is not a permanent structure, it is basically a shed - therefore this doesn't require planning permission. The eaves height must be no greater than 2.5m within 2m of the boundary which it looks like it is so this is perfectly acceptable.

    @@MaksymGrygorov timber needs to breath thats why when you build a timber floor you should be a minimum of 150mm off your oversite with telescopic air bricks in walls to allow the floor to be ventilated

    @@peterpeterson9903 not sure if there was any change since 2017, but currently (Apr 2019) if this was within 1m from the boundary, it would have to be made by using mostly non-combustible materials. We cannot know, but they might have used a fireproofing treatment to all wooden surfaces... although Celotex is certainly not fireproof... I'll be building a new garden office in the next few months that would be about 40cm from the fence and for that reason I'll be using fireboards inside, treated OSB3 outside, rockwool or similar for insulation and finally HardiePlank to cover the OSB outside. I might also treat the timber, I'll ask building control... So the idea is that it'll be mostly made by using non-combustible materials, partially for legal reason, but also for peace of mind... when I say legal reason, I don't just mean that if the council comes they might ask to take it down, but also importantly, when someone sells a property, it might be a problem if such a building that otherwise would need to have building control's consent doesn't have that... so basically it might be more difficult to sell it (potentially)...

    And they think that floor won’t rot being sat in what will be a pool of water as them bricks will stop any water getting out that does get In as it will such a bad way to do a floor

    To get it square why did you not measure diagonally, also you seem to have built it to close the boundary, I believe it should be approximately 3ft. Not knocking your work but come one, you`re professionals are you not?

    I dont think he needs planing permition or. Limits on shed buildings, i had similar shed built and it was right next to fence (an inch away). Which my architect (doing planing for my extension by the time) said no need to apply.

    If the structure is no greater than 2.5m to the eaves it can be as close to the fence as it likes.

    My build is 2.9m tall and 1m away from boundary. 2.5 or lower then can be closer. Check ali dymock videos. Very I formative
