Moving the laundry out of the middle of the house to the room behind the kitchen and making use of the space under the stairs for basement entry would have been a consideration.

Fire place should enjoyed throughout the house.

Love the layout but the laundry should be in that storage area by the side door. The dryer needs to have an outside vent.

Love the layout! A couple of suggestions/comments. 1st when you come in the front door, the little hallway to the left, it goes nowhere and it has a "dust collector" in the right corner. 2nd I agree with the comment that the laundry room should be by the back door!

I'd definitely move the laundry to that utility room behind the kitchen. Feel like the upstairs could be tweaked to make two bedrooms with equal access to the bathroom, which would create more flexiblity for the long term. You could always use the third bedroom as an office. Yeah, put the bathroom to the right at the top of stairs, divvy up the far corner into closets for the two rooms.

Take a look at the $9,000 house on Homemade Home. The upstairs bath is Jack and Jill with the two bedrooms which is fine because there is a powder room downstairs.

I love everything about this house! The washer and dryer definitely should be behind the kitchen; I know stacking them saves room, but my knees can’t take squatting to get the clothes in the dryer, maybe a pedestal. I would love to have solar panels installed; and a tankless water heater, a balcony off the master bedroom would be the cherry on top 👏👏👏👏

Love the entry coat/ boot area which is most common in cold climate areas and the norm in Europe!! Yeah!!

This is quite a spacious house. At the front entry, I would put a powder room at the end (it's a nice, private location), so that the downstairs bath could be ensuite to the bedroom. Of course, since the upstairs study could be used as a bedroom and doesn't have bathroom access, your plan allows for this. As an alternative, the washer and dryer could be placed in the entry. I very much like the pantry/storage room next to the kitchen. Most of the new house plans don't have cellars or attics, so they don't provide a place to put "stuff"! I pondered over the separate living room, but open plan doesn't appeal to everyone, and this house has space to keep them apart from the kitchen/diner.

My ideal of perfection in a home. The hallmark of a great designer is combining functionality with aesthetics. Even the most utilitarian spaces like the front entrance are presented in an artistic way that maximizes function and visual appeal. The upstairs suite is inspired from architecture to colour palette. A very pleasant home indeed.

This is my favorite for sure! I really like the separate living room to use a wall for TV instead of over fireplace. Very cozy and inviting. Eat-in kitchen is so functional with plenty of storage and windows. I really like that outside kitchen side door as enclosed like a mudroom. Perfect! That upstairs bedroom is stunning with the walk-in closet and bathroom. Dream house!!

I really liked this design. Plenty of creative space for guest accommodations and recognizing the need for remote workspace. Great upstairs bath. I wish the dining table was a little larger and more inviting for a holiday get together. Very nice. Thank you.

I absolutely love this design. It's what I've been looking for for a very long time. What are we supposed to do with this information? Do you sell floor plans or do we have permission to take your design and have an architect create it? Thanks!

Entrance is nice but put down ceramic tiles, not wood, and put a door from the vestibule to the rest of the house. Most if the kutchen is not bad but it is a long walk from refrigerator to sink. Makes a tiring room. Upstairs seems like a lot of wasted space. Two bedrooms plus an office seems a lot of space that is not going yo be used to its potential.

Beautiful house! Except that huge closet/bench thing that's right in your face as soon as you open the door, yuck. And not necessary. A console table to the left of door would've been welcoming and place to drop your keys, or even a small coat closet. And, yes, that big storage room behind the kitchen should be the laundry room, and it's plenty big enough for a secondary pantry/storage closet, and next to the fridge would be a perfect place for a small built-in desk/command center instead of the dust-collecting, clutter-collecting etagere.
