Located just 34 miles north of downtown Los Angeles, the Santa Clarita Valley has established itself as a popular place to call home. As real estate agents, we often find ourselves in the company of prospective home buyers who are often unfamiliar with the area. Typically future residents discover the area to be friendly, peaceful and very safe.
We have plenty of shopping, award winning schools, public transportation and an amazing trail system, making it possible to walk or bicycle throughout the entire city on the nicely developed trails.
There are homes of every type, style, and price, making the possibility of homeownership a greater possibility.
In fact, in Santa Clarita we often take our clients on local tours, visiting many different Los Angeles suburbs, including Santa Clarita. If it's just not possible for a tour, we also offer digital virtual tours. In fact, if you visit our site at the link above, you'll see extensive reports with videos, photo galleries and our first hand descriptions of every community in Santa Clarita. You'll also see current, Santa Clarita real estate listings.
Besides searching homes for sale, the online search tools we offer provide all the information about median home values, schools, communities, homes for rent or lease, and just about anything related to real estate, all without talking to a real estate agent. Even better, unlike Zillow or any other large, nationwide websites, we don't ask you to register in order to view the listings. It's all completely FREE and you will NEVER be contacted by us unless you specifically request we get in touch!
We also offer our easy to use, intuitive home search app, free to download on any phone or tablet device. Hands down, using our app is the best way to search for homes anywhere in Santa Clarita, Los Angeles or anywhere in SoCal.

originally owned and developed by Newhall Land and Farm. most of the community is master planned and yes, overall they have done a pretty good job of it.

I used to live there for a while. Nice safe streets, neighborhoods, and walking paths. There was a pizza place near the mall that I liked. Hopefully the COVID lockdowns did not hit the businesses too hard there.

Hi Zak Yes, our family started out here back in 1976 which is a good bit of time. We've seen the community grow into what is is today and even though not big on change, the city has done a pretty good job with master planned neighborhoods and keeping things orderly. The only thing I would like better is if we were bit closer to the beach! It does get pretty hot during the 2 hot months during the summer. Not too bad.

Yes, the lake is great fun and the whole Castaic area has changed dramatically in the last 25 years. At one time it was pretty much a busy truck stop and a lake. Now, it's so much more.

I live in the Central Valley and prefer the Bay Area to So Cal. However, if I had to live in SoCal, I'd choose one of the suburban cities in the Santa Clarita Valley, or bypass L.A. all together and live in the San Diego area.

Yes, the Central Valley is gorgeous. It's much hotter here in the summer months and lately we have not been getting much rain. Unfortunately, we don't have all the beautiful greenery seen up north.

BTW, don’t forget the extremely DENSE traffic you’ll also be forced to deal with once COVID is over. The 5 Freeway North-South is the ONLY artery in and out of the Santa Clarita Valley and it’ll add 45-60 minutes onto your commute EACH WAY when everything returns to normal.

You are right! During the morning rush hour, there is southbound traffic on I-5 and the 14. Northbound during the evening rush hour. Amount of time depends on the exact departure time, if any accidents, etc.

Yeah, I miss that too. Also, back in the 1970's The Valley West Archers had a field archery range where I use to go shooting as a child. Unfortunately, the old field range is gone and the land has been replaced with housing developments. Even though the communities are nicely developed, it's unfortunate the undeveloped areas are disappearing. Yes, there are now some protected open areas, but the use is mostly limited to hiking.

You are right about the water! Currently we are mandated for a 20% reduction. It seems like that happens about every 5 years, then we finally have a rainy season and we're okay for a few years.

All that natural wild habitat paved over to build this ugly, artificial, car-based nightmare. The whole place looks like a giant shopping mall.

Actually, the planners have at least designed and protected quite a bit of lovely open space. It looks especially nice in the spring time. There's even a 150-acre Oak Preserve over in Westridge. There are many miles of protected hiking trails and no motorized vehicles are allowed. However, with all that, it's just not possible to have a city of homes and neighborhoods without building.
