I don't care if you do use pressure treated wood, that base plate will rot in ~10 years. I found out from buying a house with a closed in garage. Whichever previous owner had it closed in, the contractor didn't level up the floor with concrete to match the rest of the foundation & put the base plate on the ground. After 10+ years exposure to rain/moisture the base plate was completely rotted. Take the time, do it right, and have the floor leveled up and include a brick lip on the edge. This will prevent excessive moisture from reaching the base plate.

Did you not have to install a footer where the garage door was located before putting the wood framing.

When you frame in the other side, take the time to add a tar paper layer between the wood and the ground, that board will absorb moisture everytime it rains or snows and pull it through the concrete like a wick. Over time it will rott and produce mold.

Hey Ross, One thing about 'masonry' bits...The tips are Tungsten Carbide, which is one heckuva lot harder than the 'tool steel' of your file. Just makes for a good manner by which to ruin a good file. Just for 'edification', (wink wink) there is no "air" in 'masonry'. Three syllables, not four. Masonry bits require (preferably) a diamond grit grinding wheel to truly sharpen them. Enjoy!

Not legal hope you never have inspection by town, or insurance claim for damage to garage/man cave? 2x12 framing legal, can put bottom sill flat , but, 2x4/6 to be cheap. Top header for roof support should be 2x12, with a 1/2" plywood sandwiched between front 2x12 and back 2x12. The 12" side should be aimed toward interior and exterior. You want the grain to be stacked for compression. What sounds like good structure actual 1 1/2" doubled on flat OR 11 1/2" actual doubled. with 1/2 " plywood for more structure. Two garages and a log cabin later, boat house, camp. Hope you like your insurance agent, after fire, collision, roof hit, storm damage, wind, rain, snow. If OSB is exterior grade your fine. Why no sill guard adhesive or weatherstop for air/water seepage.

I know I'm just repeating what some others have said but you really, really need to find out the fire codes and you need a permit, you also should redo that front with something sturdier than the pressed board! Did you put a sealant or something between the board and the concrete at the bottom, not just what you put on the outside? I remodeled and flipped houses for many years, not a contractor but I learned a lot while flipping. Good luck with your project!!

(Vinyl) Were not to code in the bedrooms Code for bedrooms At least 1 window per bedroom (for emergency egress, fires) Shall be no higher than 42 inchs to the highest point of the open window you would be crawling over from the floor... So if you are replacing old windows to new ones.. This code kicks in... Just food for though

I found it helpful to use a square and make a second line for the width of the radial saw blade and my cuts always come out just right. I also have a natural 2x8 frame around the garage door; which is just about the perfect size for a hidden arms safe. As a 90% disabled veteran; I built a Personal Data Processing Center, ( "Data Center" for short ); and have built 20 computer systems that are 35" long 15" high, and depth is 15". .. At any rate; the heat these huge computer(s) put out is massive, so I am going to put up a wall with a walk through door and cut out for a 14000 BTU AC unit, and that will also deal with the moisture we have in Tennessee also. I have a unit in the window, but it cannot keep up, and since I took a pretty good hit in Iraq during the first phase of the ground war; I would have to much trouble trying to lift the new AC unit up to the window because my back was broken in three places; for the wall I can actually position the placement so I can use my engine cherry picker to give me the lift I need. Thanks for the content; gave me a couple of ideas; and figured I might as well add a couple of 240v -30 amp outlets and 120v - 20 amp outlets on the outside of the garage when working in the driveway for the compressor, ark welder, mig and tig welder; the sun hits that side pretty good so I may put a couple of rows of solar panels I had left over from the emergency back system I setup a few years ago. Peace

Well, I suppose you could have used a tripod. But anyway, did you find that you really needed to bold down the bottom piece to the concrete? I planning a similar project and figured that with the pressure from the vertical studs and the end studs being screwed into the structure would be enough to hold it all in place.
