After 1 month or after 1yr or after 6months so first term not included in the counting…thats why -1

how about quarterly payments

@@chrollo1196 since every 3 months so 4 times in a year then times 6 coz six years..4 x 6 = 24 then always minus 1 for the number of periods… so 23 periods
