    We are in the process of building a DR Horton Express build in Josephine Texas. Have several friends in mixed in ours and other communities that are also DR Horton express communities in Josephine. Have heard nothing but great things about the builds. Our realtor is the one who recommended a DR Horton new build as well. We do have a 3rd party inspector as well, have it inspected at every phase within the build. Tape a beading and paint is being done this week. So far so good on everything else. But we are being extremely picky about everything.

    Almost bought a home (resale) built by DR Horton, but was told by a friend who owned a DR Horton built home to NOT buy their product. Long story short, his community had a long history of problems with their homes and was involved in a class action lawsuit. DR Horton was forced to fix the problems, which was done, but just know that and watching other videos about DR Horton, I probably will never buy their products.

    The problem is the sub-contractors Horton hires to build these homes. Lowest bid contractors that employ teenage migrants with little or no building skills. Most can't speak english or read a tape measure properly. They pay them bare minimum wages and use the cheapest building materials available. People pay $400K for a home that is total crap that is falling apart and leaking the first year they move in. Better to buy a home built 50 years ago.

    I'm 6 months into my new DR build... literally, every interior door knob (to include the garage door knob) has fallen off multiple times. I am a proud gay man, but I am straighter than most of the walls and ceilings in my home. Built cheap, and it shows. Anything I hang on the walls looks weird and makes the walls and ceilings stand out. I just got a new warranty rep because the first guy was unprofessional and told me not to do anything to my home until after the year mark. He said to just live in it. So far my experience isn't the best 😕

    D.R. Horton home in prosper ISD or David Weekly home in Denton ISD? We are looking to live in our home for 2 years and then rent it out? The DR Horton Home is around 2400 sq ft on a 10,000 sqft lot vs a David Weekly home on 2300 sqft on a 6000 sqft lot. I am looking only from the point of ROI and rent-ability. Both homes are priced at $520,000 and are 4 bed and 3 baths. Please Help.

    If you so not want renters in your community then I suggest getting on the board of the HOA. You can change the bylaws to ban rental properties. I live in a neighborhood that has done this.

    You also have to look at the city councils that allow them to come into an area and build thousands of homes and townhomes. Employing mostly immigrants go by one of their job sites you'll see. Its not about creating homes the workers can afford. Its about running locals out for wealthy investors to take over. Greed and capitalism are not the same. Greed destroys capitalism and societies.

    I've been doing HVAC work in the DFW area of Texas. Awful seems to be DR Horton's default construction standard, well built ones are special unicorns.

    Almost bought a P-2 DR Horton home in Princeton yesterday and before I signed the contract I decided to go on the community facebook group and see what people were saying prior to any knowledge about DR Hortons reputation. There were a lot of complaints about Structure, Water damage, HVAC etc the list goes on. Feeling extremely lucky to have found that out before I decided to sign contract and lose my deposit. This just gave me even more confirmation that i made the right decision. Thank you!

    This isn't as bad as I thought it would be. Everything mentioned, I knew. We're having an Emerald Series home built and I'm all for not having renter's. Nothing against them. We are currently in a rental house now. But I'm looking forward to everyone in the community being homeowners. Also, given the amount of horror stories I'm seeing, like mentioned, because of the massive amount of homes built, we're having three inspections done (two pre-drywall). All, every single, large production builder has issues. Period. Just trying to do my best to mitigate ours.

    So guess what? June 8, 2020 a new LLC popped up in Mansfield called Horton 6 Investments, LLC. They purchase rental properties. Guess what else they do? Keep security deposits and no walk through at end of leases. Nice scam, huh?

    We lived in a Pulte Home, little problems. I'd say close to the best home we've lived in. Others in our community had major issues. Our realtor is in a Pulte Home and has a D.R. investment property. Both were new builds and HATED the Pulte process. Issues after issues. Almost backed out. "Surprisingly" was impressed by the D.R. build quality. Nothing but good things to say. ALL large mass production builds boil down to the subcontractors and inspections done. We're building with D.R. right now and are having two pre-drywall inspections, along with a final being done.

    @@SmoresFamily we hired a third party inspector and so far so good! The process has been extremely smooth thus far. Framing should be going up within the next week or so and a few moving pieces in January as well before insulation. No complaints on our end.

    Pulte homes in Flower mound several years ago. Now home owners discover all the foundation problems. Friend had 10x foundation repairs and found out the foundation was was at huge difference in depth from 3 inches to 12 and 16. It is an expensive mess as texas has lots of land issue as it is. Quality control is not good.

    Do you have other options in your price point/area/timeline? can i help? In terms of staying in business I think alot has to do with the amount of volume that they do. They will be the top production builder in the nation. I think they lean into it similar to spirit airlines. They know their place and emobody it. To be fair not all DR horton is bad.     Builders also don't use good paint inside or out. Buy your own if you can and let them use it. Paint is a very important barrier against water intrusion.

    I have pictures from a New DR Horton home in Dayton Ohio. I framed houses For 15 years in Tennessee. Done lots of remodeling, trim,sheetrock,concrete siding roofing, I have never seen worse work. I understand also. It depends on the subcontractors. What quality building your gonna get. My sister an Brother in law. Are buying a home. I went to look at this home. Luckily that haven't signed anything with them. The basement have a Crack from one corner 50 long to the other corner. 1/4 wide to 1/8 wide. In the poured floor. The sidewalk and front steps. The ground is washed out from under the concrete. 3ft back under the driveway. From the Garage all the way to the road. The Garage door header is Sagging almost an inch in the center. There is just so much. So do some research make sure backfill is done properly. Do research on who the subcontractors are. Good luck 👍🏼

    I can’t speak for the Houston market so not sure on all of those. Depending on budget I’d look at highland, Perry, Meritage, trophy if they are down there or Bloomfield.

    We are new home buyers looking at DR Horton. In our case, for our budget (under 300k), everything is selling fast with multiple offers so they end up going for higher than asking price. All we want is a 3BR ranch with a garage. Everything else is optional to us. We just want to stop flushing money down the toilet by renting. We went to look at a ranch at 240k built in 1997, today was the open house and it already had offers from yesterday. According to my realtor, that house was already well over the higher end of the price per sqft for that neighborhood and was going to be selling for more than that. And it was nothing special. In fact it had an active railroad practically outside its back yard. Probably 260k for that. Meanwhile we can get something that checks our basic checkboxes while being a newly built home in the same desireable areas for that same price (and further from the railroad). It will have its problems too I’m sure, but anything major we would have a warranty to theoretically back us up at least and minor stuff we would probably have to deal with either way. Honestly this video made me feel more secure in choosing this as an option. Because we just happen to be in that right place in the market where it makes sense for us. And it’s given me some good things to consider and watch out for.

    Our first home was a DR Horton in Keller & we loved it but that was 2 decades ago. Lenar was the worst for us but it is what it is 🤷🏽‍♂️

    I’m not saying that. But what I am saying is in places where all of this growth is happening cities are shortstaffed and often sometimes you have one or two city and code inspectors for 10 to 12 developments so things might get missed.

    Dr Horton express is there entry level product. Base level product. No customization. Built quickly. All of the homes will be the same in the neighborhood.

    All the builders are using the same trades to build their homes. Get an independent inspector to watch and inspect each phase. The city will let things pass that shou!don't pass. This won't be possible in a development.

    You can't have the best subs on the job if you have 30 developments popping up in the area. I sadly own one. I watched another 20 homes being built while my punch list took a year to complete! I saw fancy trucks n custom trailers w crews wearing matching t-shirts and I saw crews of disheveled workers working out of a junkyard pickup. The guy that re-did my ceiling twice n still didn't fix it falls into the latter category.

    D.R. here in Kyle TX has bought some lots from the BlackBurn community (Brooks Ranch). I am in process of buying one of the D.R. homes there, neighborhood not too bad. Blackburn is quite fancy pants, so I am intrigued they (D.R.) decided to build directly on some of their lots in their original community.

    They will sell a home to an investor friend. Higher price. To get comparable. Then sell the subdivision out. The friend is given a kickback. His or her home is sold. Example a showroom home. Then there off to the next subdivision. Like a horse race. It's amazing the fraud that goes on.

    Centex is alright. Have gotten a little better since being bought out by Pulte a few years, ago. Overall i think they can be a good place to start. Where are you looking at and we can explore other options in that area as well?

    We have a D.R. Horton and I can tell you the quality is dismal. I would never buy another home built by them!

    Is this to suggest that it is acceptable to do shoddy work? That it’s okay to allow for a conglomerate to triangulate consumers at the consumer’s expense ultimately? That we ought to accept subpar craftsmanship at the most basic level(s)-such as structural integrity (i.e., insufficient joists, miscuts/misaligned structural beams, etc.)? How can anyone hold these “builders” accountable considering they are virtually AMAZON huge without an ounce of the responsibility or accountability that comes with that level of influence/power?

    I am in no way suggesting that it’s okay to do shoddy work. I have always been very vocal and straightforward with my people in regards to what they get with certain companies. But to your point of what can be done I don’t know. They have a major market share and continue to expand. People will continue to need housing so until other builders step up their games or local authorities do a better job of regulation this exists. Doesn’t mean you have to purchase from them. I would say we always look for a better option.

    My new home is over 500K and DRHorton built it like the builders built I'm the dark. It's horrible. I need help joining a class action suit in my area. 😢

    I'm in SC and they are buildings subs here also and as a contractor with 39 years in the biz I also tell my customers do not buy from them, bad rep in the building world, even home inspectors warn folks about them. I've seen them in action, build as fast as they can, it's all about production with them not quality. There are countless lawsuits against them, there was a whole sub in NC suing them.

    Piece of crap!!!!! We closed in 2/2023 & are having foundation issues and our floors creek. The warranty department opens tickets but are slow to proceed. Ughhh
