I was thinking the same thing. This just proved how much of an awful person that appraiser was. I'm sorry she had to do this, I'm sorry she questioned herself, and I'm sorry that there are people in this world who are so awful. Hopefully either that appraiser realizes their hate or spends their eternity in hell.

Are you an appraiser? Perhaps the low appraisal was correct. Perhaps the real number was in between the two appraisals. Perhaps the high appraiser was correct. You don't know. And nobody knows until both appraisals are reviewed by other appraisers.

Well the end result would be a higher loan to value, so that in turn creates a higher interest rate if your refinancing. Think about it! The bank has a list of appraisers to choose from. Could there be a few that would take a kickback from a finance company for lowballing an appraisal? I don’t know if that’s realistic, but it certainly is possible. This could be a new type of redlining!

It was the first realtor. They have comps and they decide which price is the best. Appraisers in a physical way, are usually not involved. @Kathleen Flacy I was busy while watching the video so I missed the reason why they wanted to get their house appraised in the first so I apologize. I truly don't think they meant anything ill by their comment, but obviously we know refinancing is different than selling a home. Different agents can come up with different prices based on factors like other current comps in the area and what past houses sold for. I think they meant well to better explain the situation even if it wasn't entirely accurate and I think they were trying to get at what my sentence stated before this one.

The mortgage bank does not control the appraiser . The mortgage bank must have known something was not right with the appraisal in order to approve another one. That is very uncommon to allow another appraisal after one has already been completed. Also , research is done on the market BEFORE an appraisal is ordered to make sure the value needed to close the loan is likely to be confirmed by an appraisal. The appraiser has no motivation whatsoever to come in with a low value as they do not work for the bank. Loan officers get paid commission only on closed loans so they have zero motivation to scuttle their own loan. Mortgage banks make NO money if a loan does not close. Also , mortgage banks do not keep the loans , they sell them.

I am an appraiser. I can tell you 1st hand there is absolutely no motivation to lie because we all know that if we do the following things can happen: 1) the appraisal will get challenged. That means I am creating more work for myself having to defend the challenges. Everyone can do a ROV (reconsideration of value) that the appraiser must answer to. 2) If an appraiser did lie and it gets challenged and they can't defend it then the appraisal gets thrown out. Even if they didn't lie and the people just complain they will order a 2nd appraisal. So, being racist on an appraisal and going low doesn't ensure they will actually even end up with that appraisal. 3) if an appraiser has a lot of their reports challenged and then they have to constantly reorder 2nd appraisals (or more) then that hurts the appraiser's rating with that client. That means that you aren't getting much if any work. Why risk losing money over something that, again, isn't even a sure fire way to sabotage someone? 4) If an appraiser is suspected of truly showing discrimination and a complaint is filed, that is taken very seriously. You would definitely lose your certification over that. You could be sued and we have to hold minimum 1 million dollar policies. Why risk all that time in training and education (it takes about 5 years to really get going and it isn't easy to find mentors) and a pretty good income considering all the other things I said? Now factor that into what I said about appreciation rate. Here is an easy way to view it: Historical rate over 3 years= 9% Current rate over 3 years= 18% 1st Appraiser's rate over 3 years= 18% 2nd Appraiser's rate over 3 years= 58% Does that make any sense??? Lastly, her house has an unpermitted addition. This adds in GLA, an additional bedroom and an additional bathroom. Right there could be a large value variance if the 1st appraiser (rightfully) did not include it and the 2nd appraiser (incorrectly) did include it. Add in that there is an accepted 10% variance between appraisals because they are opinions of value and not fact and you have a pretty large amount. Then add in time of sale factors and you don't know how long they waited between doing the 2 appraisal. Just a couple of new sales can change a lot in a short period of time. After all of that, if you still feel this was racism even though the news story only gave you 1 side of the story then I have to say I do not think you are being honest. Either with me or yourself but there is no way you can deny what I said.

There is. Racial discrimination in housing has been illegal for over 50 years. They have a cause of action and can sue. I don’t know why they wouldn’t. Racial testers have been used for years to provide evidence of racial discrimination in lending. That’s essentially what she’s already done with the two different appraisals. Also, state and federal fair housing agencies can investigate and take other action against individuals or companies who engage in racial discrimination.

@Picolas Cage good job with writing all of that...don’t get me wrong, it was informative but it misses the point: you are denying the existence of systemic racism by picking apart on one story. You shouldn’t need a news story to show you something that millions of people (POC and white) know about our country. you look at the trees while empirical evidence shows trends and the bigger picture. Housing in Black communities are consistently devalued. Ask yourself why you didn’t know this. Also, your anecdotes and your info from your one appraiser friend does not undo the decades and current racist actions of thousands of appraisers and banks. Stop trying to find a way to undermine the testimonies and fact-based, well-supported truths of Black Americans. PS centuries old behavior didn’t end at all: Emmitt Till was lynched within your parent and grandparents life time. Desegregation was ending the apartheid state our country created however integration has not been achieved. How can you say old behaviors are not current /don’t have continued impact?? Read a book

I wish they had gotten a second estimate before changing their house around. Now they are worried the world hates them. I don't think it is racially motivated which makes this even more sad that the news networks picked it up and are spreading fear. There are many really terrible appraiser out there and you kind of have to work around the stupid. Edit: In the US anyway. Not sure how it is in the AU.

I am a black woman . A very black woman . I was lucky to raise my boys in a million dollar home, in a million dollar predominantly white neighborhood. We lived in the home for almost 17 years and loved it . When we first got it I couldn’t wait to make it ours . I picked every wall color , fussed over every door nob , planted every plant and spent sleepless nights over every pool tile and light fixture that I put into it . It was almost 6000 sq ft and I wanted to make sure every corner felt just as warm and cozy as the last . It was a beautiful but practical home . It was not a museum but a home that hosted fancy cocktail parties , with as much frequency as birthday and Tupperware parties . We made many wonderful memories there . Last year after a long struggle with cancer I decided it was time to down size . I was tired of maiming a 6 bedroom 8 bath home . From my experience as a real estate agent of almost 20 years , I knew that to get the most out of my home and to sell it quick I had to remove all evidence that a black family lived in the home . Luckily we could afford to move out and leave the home “neutrally” staged for sale. Like this woman I was ashamed I had to do what I did . I had loved , designed and cared for that home . We got many offers and the buyers’ agents called with compliments from the potential buyers about how well kept and beautifully designed and decorated the house was . Never once seeing the faces of the woman and family that had made it so 😢😢😢

Being victimized IS NOT “self victimization” that’s just bs rhetoric that people use to deny actual racism. You can’t watch this video or the countless of other educational pieces and think like that if you’re actually a sane, non biased person. It’s right in your face yet you’re denying it

Was an appraisal review by another appraiser in that area done on the first appraisal? What comparable sales and listings were used to value the home? This story lacks context and doesn’t even to begin to explain how an appraisal is done. Appraisers don’t just make up a number without having support from the market and a report that explains why the appraiser believes the property is worth that value. I’m an appraiser and it’s hard for me to believe one appraisal was 40% lower just because the appraiser was purportedly racist. There are almost certainly many other factors at play.
