Chiang Mai, Thailand Condo Rent and Sale Price 2023
Today I'm checking out condo rent and sale prices in Chiang Mai, Thailand. In no particular order, I stop by some low-end cheap apartments and then visit mid-range condos. I keep my search near the perimeter of Old City.
Like every city I've been to in Thailand, living comfortably on a small budget is easy.

Keep up the good work. Thanks to you, I just found 6 places I have not even thought of, and I live here. The Glory Condo is a bit short on parking space, and if, say, a leak from the pool ever causes a hole to appear in the ceiling, one could be forced to say a couple of words in combination that could get misinterpreted.

The thing with Condos is what if you get noisy neighbors -as you have people living next door above you and below you - definitely give the condo with the bar and restaurant on top a wide bearth - but a great video got straight to the point no waffling.

Thank you. 🙏🏼 That's correct, $800 - $900 depending on the air conditioning use. Knowing how I live, $850 would probably be the highest for me during the super hot months.
The thing is important when rent any apartments is exit fire and the road is big enough for the fire engine come if have fire as well 😅

Prices still beat Philippines with their 12% Vat tax....4.5% transfer fee and 4% doc stamp fee on realestate. You pay about 20% in additional taxes at purchase.

I want to quit my welding job and move to Thailand but don’t know how I would continue to make money. So I’m starting with a vacation this November so I can be at the Yi Peng lantern festivalin Chiang Mai, also visit Chiang Rai, Bangkok, Ko Samui, Phuket, Ko Phi Phi, and Pattaya.

Excellent, you must have an extended vacation. That's a good plan to visit here and really check things out. I did the same and spent more time every visit so I could acclimate and get a feel for how much passive income I would need to live here. I was a Heavy Equipment Mechanic in my 20's. I worked alongside welders in the field, good-paying jobs.
So to find longer term accommodations to rent i just go to the condos / apartments and there will be someone to show the vacancies? Should I use a property agent?

Yes, many of the condos have people working there to help you. Many older condo/apartment complexes have a phone number you must call to set a time to meet up with a property manager. You don't need a real estate or property manager working for you. It's very easy to walk into most condo complexes and figure out who to speak with or use Google Maps to get the phone number for the condos without staff.

It was like being in the Western States during fire season.
Electric price is OK but in resume you use much KWH as you do not use as much electric as they say at the end each month.

Thank you. 🙏🏼 The HOA fee (maintenance fee) is calculated by sq. M. per month, but is usually paid in full annually or bi-annually at the condos I've looked at. In the US we pay the fee monthly. The last condo in the video had a maintenance fee of $1080 paid every 24 months, which is $45/month. It also had a one time maintenance fee of $450 due at closing. When I'm in the US I live in the Gulf Shores, Alabama area. The condo maintenance (HOA) fees typically range from $300/month to $700/month. $7,200 - $16,000 every 24 months. 😳

Thailand doesn't have an annual property tax like in the US. Unless the property is used as a rental property. Then there is a 12.5% annual "housing and rent tax."

The weather is good all year, but the air quality does get bad every year when farmers burn their fields.
Did the employees at these buildings know you were filming the room tour? I asked because when I saw your reflection in the elevator I didn't see you holding a camera or smartphone. The picture quality looked like a hidden camera during the room tours.

I used the Go Pro Hero 7 in this video. Set to 4K, 30fps. My camera is never hidden. You can see it in all of the mirror shots. I always have the DJI Action 3 or Go Pro Hero 7 with me.
Not alot of people know this but water is actually free in Thailand

That's correct; labor is cheap in Thailand. Earn money in a developed country, but live in a developing country. 💰
Should only be paying about 20,000 deposit tops

The air pollution is seasonal due to the annual burn. It's not any worse than the air quality at times during fire season in the western US. The smoke looked heavy, but I couldn't smell it, and it didn't affect my breathing like forest fire smoke in the US. Regardless, 3 months of smoke-filled air every year would be a good reason to think twice about moving there. I think the total number of deaths in Thailand related to air pollution was 29,000 nationwide in 2021.

I know what you mean. I keep a home base in the US. I enjoy living in both places but am biased towards simple living in Thailand. Having friends visit me in Thailand is pretty awesome.

Never wai first to someone younger to you - you'll look silly, and some people, especially in Isaan, believe it's bad luck. Better to only return a wai from anyone (except children) at least until you understand Thai culture and customs very well...

Interesting.
Conclusion - need to be a fool to buy a condo for 100.000$ when you can rent a 1 bedroom for 300$ a month for 27 years. Notice: when you gave them 100.000$ - after you are piece of sh.t to them, but when you pay them 300$ a month - they need you.
