    Sky is just speaking legal phrases. I don't see the point of going to the Lands Commission to conduct a search. The information held by the Lands Commission should be available on the web. I should be able to sit in the comfort of my office and find out who owns any property in Ghana if I so wish.

    🚨I believe the building engineering and techniques and technology has to change , we are too focused on cement, blocks, iron rods, there are better and efficient ways to build. Way have also allowed foreigners to come and build and sell at dollar rates

    Not only the cement, iron rods, sand, water, stones, and then labor too. They are all rising. I bought sand at 1800 and now it is 2500 within 3 months

    Pricing of building materials in Ghana is too arbitrary. I bought a ton of iron rods in March at Ghc6400, six weeks later it was Ghc7600. Today 21/5/24 it's Ghc8200. How can there be a price increase of nearly Ghc2000. We need serious price control reforms.

    @@franciskwofie6754 the conversation needs to start. Any regulations should cover all areas including those you listed. We have allowed chaos in the market for far too long. Something along the lines of the UK'S competition watchdog to guide the market can be helpful.

    If u have money to buy a house outright, that's fine. Either than that it's better to build on your own. Cuz am not sure per Bernard's story he relied on only his salary. But with building you can go at your own pace. I started building immediately after national service. I was fortunate I did not encounter land litigation and was working with a tipper truck so materials like sand and stones I got pretty cheap

    Having a mortgage is actually not a bad idea but the issue is the interest rate in Ghana which is too high only because your interest rate is not based on the growth of your economy but instead it is tied around the US dollar, for instance anytime the dollar shoots up the interest rates follow suit. Rates are meant to yo-yo only when the economy shrinks or grow. If you ask me with the type of economy you have in Ghana (dollar economy) whether you mortgage or build it ends up being the same because, at the end of the day, the cost of building materials again is based on the dollar. The only difference is that the builder takes the stress away when it comes to a mortgage whereas if you build you'd have to deal with land issues plus organise tradies (masons, carpenters, electricians, labrours, plumbers, etc.) Basically, it all boils down to your pocket. Great show!!!

    All is about the dollar to cedi and until that is fixed nothing can be done Whether to built or buy all depends on your pocket. I will always advice beginners to built cos with the building one can start by building one or two bedroom and later expand. Mortgage is so risky in this our economy.

    @enosenos185 if we dont take care, very soon rent price will double because of these high costs. Just October last yr cement was 75 cedis. 8 months later, price ve almost doubled. It is not like the cement bags are imported. They get the materials right here in ghana .

    The issue is always the exchange rate. Cement prices globally have remained relatively stable for decades, usually around $7 - $8. But when you have a currency like the cedi in free fall, you’ll definitely feel the pinch.

    Honestly average fellow Ghanaians can't build can't buy can't mortgage dollar cedi rental should be the way bed sitter one bed two bed max and developers should do not less than 3000 units to make economic sense And this calls for ppp But oboy starts work wants 5 bedrooms buys land in central region works lives in Accra litigation land guards theft poor workmanship 30 years to build moves in after pension by then the kids are all gone now he has uncompleted big house kids don't want it because it can't be shared out of town basaaa

    I dont see anything in paying rent. Its better than starting the building and leaving it in the middle. You cant live in it and you have your capital locked up as well. The same with mortgage, you miss your payment and the house is taken away from you . What needs to be done is to abolish the 2 year rent advance payment

    Simply do your land search at the lands commission (You don't really need a lawyer for this), figure out the real owner from the lands commission and approach them. Test the land by purchasing your chippings or sand on the land, and wait for a month or two, if no one comes complete your payments and move to build ASAP.

    Half solution……there’s nothing you can do to be safe in Greater Accra and Eastern region when it comes to land security Land search will give u result that can be change in the future……..Land ownership keep changing through courts

    Last week l bought Katinka 52g for 99 ghana. Last week the same store owner called me and told me it is now 122 ghana. Isn’t it ridiculous. Ghana leaders are really sick as far as economic issues are concerned. It is crazy guys.

    That land search thing at lands Commission .......... 10 years ago bought land at Amasaman . Did land search within 6 months ,with the same land site , and 2 different names popped up dated 20 &15 years back. Just took the risk , paid the chief and family that own the land. Build in stages ,and have not had any problems. Land guards ........ paid and paid and paid . Talking to people in the area ,they are complaining. If you want to paint tour house self ...land guard. What kind of nonsense is this .

    Let's use the Chinese Yuan to import goods in Ghana to reduce the pressure from shortage of the dollar 💰 on the Cedi ¢. It's just a simple common sense. Ghana must sign a bilateral currency exchange 💱 agreement with China and trade with our local currencies.

    To be very honest I like Bernard very much. But to be honest again he can be very annoying especially with the way he likes to interrupt when answers or explanations to issues are being provided. It's often makes it difficult to get the import of what one will be saying on a subject. Please somebody should tell him to allow explanations to flow and not interrupt so that we can get the import wai. It can be very frustrating
