    Great video like always, I was born and raised in Calgary but as the years have gone on the cost of living was not adding up to the quality of life. I sold my house last year and moved with my family to Portugal. We absolutely love it here, amazing weather, people, food and its roughly 40% cheaper.

    @@dovygoodguy1296 Lol, it’s common sense, no matter where you go, life is life, you need to secure a good job to sustain your life style, and to take care of your family. You can’t just move because the stuff is cheaper there, and nowhere is perfect. If the food is cheaper, the jobs might be hard to get. For example, people are talking about how cheap Thailand is, but they don’t tell you what they do in Thailand for living. They probably can only live off KZread videos, which is hardly a sustainable income if you are not well known. And what about the kids education, what about the healthcare system, and what about the language and culture adjustments? Basically you need to start your life all over again. See, they don’t tell you the full story, and often time, these people are not even telling you the true story, lol. I’m just saying the obvious here. And I personally know quite a few people who moved out of Canada and eventually came back, and the worst part is, they were homeowner before they move and they sold their condos and houses, and when they decided the place they moved to wasn’t that great place, they wanted to come back and then they were priced out of the housing market already…..so man, with the current economy, a lot of people are playing people’s fear online. I think the person who made the comment was genuine, and I do hope he finds his ideal life for himself and his family. But he only went there 1 year, it is hard to tell if moving away is really a good idea or not. When you just moved out, everything is new, and fresh, it feels almost like a vacation, but when time passes, you just realize life is the same no matter where you go. My two cents.

    I think you're spot on, we're down in Seattle on a contract, and several people have asked us if they should move to Calgary. The same thing happened when we were in Vancouver and also in Oregon. It seems to be a very attractive place now, and based on US prices all over, Calgary is still a bargain in all price points. Plus Calgary is super awesome, and a lot nicer then some of the "nice or desireable places" in North America.

    Interesting predictions. Drilling down into why 2Bed condos will jump due to people just not being able to afford anything bigger and the reasons that some may opt out of Cowtown when their renewal rolls around. Much more helpful than just predicting “market is goin’ up”. Keep great work coming!

    We’re sitting and waiting till after the next federal election. If there’s a change in government we’ll be moving to a detached home. If we get another minority Liberal government then we have some very hard discussions to have. Do we stay or do we leave.

    I’m going to go with a wild prediction. Most wild I will ever make after speaking to Torontonians. Condos up 10%, Townhomes up 20%, detached up 12%. Feeling very bullish after all my conversations with outsiders looking to come in once they find a job here.

    Do you have any stats of folks leaving Calgary because it’s “too busy”. Calgary is a big city, lots of land and I can see people moving from busier downtown locations to the Suburbs. It doesn’t make sense to leave a city where your assets (house) is increasing in value, making you wealthier to a destination where it’s going to plateau.

    Rent saw a huge increase this past year. It could go up if there's a lack of rentals available, how much is super hard to say. Many landlords increased rents, some didn't and are kicking themselves, others went too hard and the market will catch up... Can easily feel like the wild west some days.

    All I know there are no detached houses in whole somerset now. One showed up by the water park but not showing on internet yet. Prices will go up at latest by 50k this year for detached.

    There is that chance. We’ll see what happens with inventory and renewals this year and how that impacts homes coming to the market.

    Jared, given the overall economic and employment situation in Canada, why would people give up on renewal to leave Calgary? What better place is there to go to, especially now, and wouldn't most of those people be likely to just hold off for a couple of years even with a new mortgage if they want to leave Calgary?

    I don’t think they are leaving early before they renew, I think it will be when there renewal is coming up they will have an option and a choice to make on what they will do and some will choose to move

    The number of “local calgarians” who would be unhappy will be miniature and unlikely to make any dent to property prices. These same “unhappy calgarians” have seen their wealth grow in line with the city’s changing demographics. Do you think they will exit a city increasing their net worth?

    I agree, however for those that have seen their values increase, and moving to a smaller city or market was on their mind or their circle of friends have been talking about it for a while, they may have the means to do so. It’s hard to know fully…

    I bought my semi detached in 2021 and now it looks like it will be our forever home...Yes the value of the place has gone up lots but I dont think I can move up in this market.....

    @ChamberlainGroup It is because the bigger homes prices have gone up so much and interest rates are high...I got locked in a really low rate (Yes I am super lucky) but when thinking of moving up, the mortgage payment will just be too much....

    Yes when compared to other major cities it is still affordable, but smaller Alberta cities? That’s a different story and their ‘Calgary’ money could go far…

    this is so horrifying how will my kids even afford a house. I drove down memorial drive a few weeks ago and the tent city is bigger then the population of Langdon. We are in for so many problems in the next few years I hope people have planned for the next 3-5 years it is going to get ugly. The mayor spent god knows how much time legislating plastic forks while we collapse. everyone I talk to is complaining about the tax increases but do not care about our Ambulance drivers having to Venture into all the tent cities dodging needles trying to save people.
