    Some sellers never did any renovation in 20-25 years and waaay overpriced their property. But it's good that buyers are not stupid to pay huge $$$ for ran down property. There is greed and there is common sense.

    @@keeahn480 yeah, I've been looking at the market since 2 years ago. I think the buyers need to be educated on what additional cost required to make house livable after their purchase. Some of the pricing listed feels like setup to trap those who has no knowledge about the additional cost.

    When I bought, I was surprised how bad the inventory was. Nobody updated their homes for 20 years and when they look to sell, they just paint old stuff to make it temporarily look new. I just had to accept it and buy because that’s the market. The new homes have no backyards so you are forced to update older homes.

    Been shopping since March and last month seemed to indicate that prices hit a ceiling. This is just my anecdotal observation but I actually feel like some places are selling for cheaper than I thought. Two places we looked at were asking way too much and on the offer review date, we found both of them had 0 offers. People themselves have a ceiling and aren’t as desperate as sellers are think.

    6.2percent unemployment rate. They cut because we are deep into a recession

    We currently aren’t in a recession based on the definition of one. Some of our weaker GDP is tied to higher interest rates. And our unemployment isn’t high, historically speaking… tradingeconomics.com/canada/unemployment-rate

    @@ChamberlainGroup It's important to keep in mind that our current economic situation may not be accurately reflected by the GDP and CPI numbers provided by Statscan. It's worth examining the GDP per Capita numbers to gain a more realistic understanding. It's evident that we have been facing a Per Capita recession for the past 6 quarters.

    Unemployment rate is high, greedy sellers that list a place that hasn't been renoed for 35 years for 750k, etc... I think the sweet spots for sellers are still the mid-tier options in places like Ranchlands. Solid NW area, by transit, close to mountains, tons of duplex stock, good parks nearby. I've been seeing 1050 sq. ft. 70's duplexes there that have minimal renos sell for 25k over as of last week (They're going for over 500k now). No garage. The jump from that to a SFH in Ranchlands, let alone the wealthier surrounding communities is pretty drastic unless you want a 900sq ft gut job on Ranchlands Blvd. Looking at rentfaster a few weeks after purchase, it's clear the 'rent by the room' investors are still buying up at these high prices. I hope they get wrecked as they're renting basement rooms in a 70's place with a 70's bathroom for $900 a month no utilities. But I doubt it as they usually take cash.

    I wish you would STANDARDIZE these numbers for the population of these communities and for the number of properties for sale. I live in Beltline. It's SHOCKINGLY denser than any other neighbourhood in Calgary- we will see as many units for sale in one building as in several blocks, of, say, Mount Royal. So part of why so many units are lowering prices reflects the sheer number of units for sale. The condo upstairs from me sold in ONE DAY, and I see this all the time here- many units (mine was one) take months to sell, and some sell very quickly. But we also have almost 20,000 residences- almost all of them apartments. You can't just compare Beltline to, say, Aspen Woods.

    We bought our first home in Calgary (townhouse) for 6.5% interest on a 20 yr fixed. I don’t really know what people expect. These rates are not out of historical norms. Fact.

    I hear you and agree mostly. Where the harder part is, the prices have jumped so your 6.5% is on more mortgage amounts than before. That combo is harder for sure.

    No shit lol they’ll put similar properties from the builder pending and pretend they got over asking for the same property available next door. If I have two identical apples available for 5$ why would someone out of nowhere offer 7$ and it’s pending for over the normal amount of time. Do not listen to realtors most of them have a high school diploma lol

    It’s interesting that you, as a realtor, are calling sellers “greedy” for overpricing their homes. How do you think they landed on their selling price? From their “greedy” realtor of course. And it is not greedy to try and get the highest price for your investment.

    Appreciate the perspective. However, when we advise a client what market value is doing we aren’t looking to frustrate them with the so called greed you speak of. Clients get frustrated if their home doesn’t sell, which isn’t great for a working relationship. They count on us to know the market and give correct info. Which we do. If a seller decides on their behalf to list higher to try to get more, in a market that isn’t going up, then yes that could be considered greedy or try to reach to far. Buyers for that home aren’t going to see it nor pay for it as they prescient as greedy. PS- Not all realtors are slimy sales people and greedy. 🤯

    No the list price of a house is not dependent on "greedy " realtors. Realtors want to make the sale as much as the homeowner wants to sell. Buyers are responsible for rising house cost. If buyers refuse to buy, prices will drop.

    3:10 Very inaccurate statement historically and irresponsible of you to say to prospective buyers. Not only do interest rate movements have significant lag time, but cuts in rates are usually signals of upcoming economic stress. To say that this is the worst the economy is going to get is flat wrong.

    Appreciate your comment, however this is how buyers perceive this. Could our evening get worse… sure… could it get better… sure. At this point, for the bank of Canada to start rate cuts prior to other G7 countries, it is saying to the average buyer and seller exactly what I said. 🙌
