    Strong indicators are very clear here... more cash and people flowing into Calgary. Calgary has suffered a long term downturn since 2014 and looks like Calgary is still recovering. Personally I think this bull market will continue until the next downturn comes back... Mayne 2030? Haha I just guessed

    This is exactly what has played out over the last 20 years in Lower Mainland and GTA. Now that those areas have been strip mined it is only natural for them to move onto Calgary. Canadians have no other way of building real wealth. There is no industrial base in Canada and it is very unfriendly to small and medium business. Also the Canadian culture in general hates wealth creation. So everyone desperately piles into real estate wherever they can.

    As a sales manager for a major developer in Calgary. The majority of buyers aren’t flippers. They are long-term investors. 70% of my buyers have been out of province buyers over the last two years alone.

    Well it's nice to know that the real money exists OUTSIDE the area, and is coming here so they can make huge profits off all the impoverished homeless. Go where the money is...leave Calgary ;)

    With Trudeau government, Canada's primary business is Real Estate, which is driven by massive immigration. International students, money laundering...according to a recent report Canadian productivity per capita has been decreasing year over year. Canada the once great country is destroyed.

    @@ChamberlainGroup maybe… that’s a big part of my job is managing managing a roughly $40,000,000 rental portfolio since 2012. Just like inflation it’s very unlikely rents will decrease (deflation). It’s more likely they could stay flat. Builders like use don’t think we can stabilize Calgary housing market for 10-15 years. (That’s if ingratiation stopped today)

    I really liked your video from a couple years ago, where you stated reasons why we shouldn't move to Calgary. You made me realize why I love living here in Florida! lol. However, in the future I do want to spend the summer months in Alberta. Maybe in a resort, or lodge, or rent an apartment for 3 or 4 months. That sounds like a lot of fun.

    Respect everyone’s opinion here. Most have no research and say what can be classified as wishful thinking! Calgary market history has little to offer in terms of what can possibly happen in future. It’s a different city with more diversified economy with IT, logistics, Tourism, agriculture, aerospace, film & TV all booming and offering job opportunities! Cost of living in other major cities except Edmonton have sky rocketed and Calgary still offers a great alternative and a much better one being the 5th most livable city in the world and 2nd in North America!! Also Calgary prices remained stagnant or decreased from 2014 till 2021 and recouping what should have taken place in this time! Decision of waiting or buying is yours but make an informed decision will be the best option considering what the market fundamentals are looking like and forecasted to look like and in my opinion prices will slowly and steadily rise over coming years with possible slight corrections in the slow months!

    Real estate agents are the problem if you allow to see the multiple offers with the dollar amounts, you wouldn't have these issues. Hot markets in the US allow agents to show the multiple offers

    If the seller requests, we can show and say prices to all parties involved too. The problem is most agents don’t know this is an option there seller has.

    The best time to get into the RE market is ..... when you really need a house to meet your family needs. It seems we are heading deeper into the seller's market in the next two years. Rates cuts and more people, the near future is not too difficult to figure out.

    Besides builders grade homes during a boom, etc... there is no way we are getting to that inventory anytime soon. The bulk of it will be made up of higher-end homes and $$$ infill duplexes and large condo developments that are 320k to start in the far burbs, but junk quality. Detached is going to lag significantly as is affordable semi's. I think Calgary's proposed zoning rules will be a boon for high-end infills and townhomes, as there isn't any margin available in 'affordable'. Nobody is going to build 4 units on an older war bungalow that cost 500k each. That's 2010 pricing and 2010 labour and materials costs. They're going to fill it with what they always do, really tall, 2700 sq.ft.+ units with no yard for 700k+ each. I feel like the time to get in on a 'value' detached has left the Western half/Central, and is quickly eroding in the East. Semi's that are affordable in the NW part that are inside Stoney, are probably relegated to Ranchlands, parts of Bowness that are on the floodplain, and maybe Beddington/Thorncliffe/one of the 'Hills'. And 70's fixer uppers at that. I got one of these 7 years ago and the price today is silly on worse comps.

    Out of the 20ish houses I’ve viewed over the past three months, at least four of them were flipped, similar lazy design, and avoided at least 3 to 4 other house that looked similar from the photos…so definitely higher than 6.5%. Also, the effort did not justify the asking price. So no, I don’t think it’s necessarily a good thing. One of the houses was listed for $830k, down to $780k. Delisted and was re-listed for $700 K.

    They know between 550K to 750k they'll make money. Probably bought at 500-550k and will make quite the profit while being lazy.

    Staying on the sidelines never pays. Ppl who bought in peak 2022 are making 100k today.. i am one of those fortunately. Stop commenting and go buy whatever you can..if you dont have the money..then watch calgary rock

    The moment the unemployment goes up and oil in Alberta as it happened before is no longer relevant, you will see the inventory exceeding the 2015 numbers for sure.

    This current boom has nothing to do with the price of oil and is entirely because of out of control living expenses in the rest of Canadas major cities combined with a unique Canadian reliance on real estate as the only way to create wealth.

    As an investor Calgary is a terrible market and has been for a couple of years. The only way to succeed is properly priced pocket listings, but it’s easier to find Bigfoot.

    How come you’re not mentioning a single word about the possibility of another oil bust and its huge impact it could have on Calgary real estate? New comers may not know but remember those dark days of 2015-2020 when the market was dead! Short memories ha!

    "Inventory" "products" "equity"... Parasite-speak. Housing is a Human Right under Article 25 of the 1948 Universal Declaration of Human Rights and under Article 11.1 of the 1966 International Covenant on Economic, Social and Cultural Rights (ICESCR), not an "investment asset" that disenfranchises the many for the benefit of the few.

    Market there is F'ed unless you want to spend a lot of $$. $100K over asking in some cases. I made an offer for asking, and got laughed at. Don't waste your time like I did. Better to go to the BC interior!!

    Thanks for the comment and watching. The market is tough here and probably won’t let up anytime soon. Some homes that go on the market are intentionally under listing and perhaps that’s what you came across.

    @@sanjivraj9160 how long do you think you will stay in Calgary? interest rates are painful right now. talk to your bank. property taxes keep going up. Calgary is a bad investment right now. Calgary is like Vancouver and Toronto. There are competitions. Can you handle the bidding wars?

    Cochrane and Airdrie were my preferred areas before I put my money in Calgary -- 10 years ago. If I can go back turn back the clock, I would be in Cochrane. You can try looking at surrounding areas outside of Calgary. We live in different times now. You might get ripped off if you push your luck in Calgary.

    If you are long aka over 10 years in the Edmonton real estate market, things are still dead. I was looking at one apartment in the Stratcona area built in 2014 and sold new for 310k. It is going for 179k now and it had been on the market for over 200 days. What a lot of people don't get who just moved here during the whole " Alberta is calling bs is ", that this campaign was started right at the same time as a large downturn in the real estate market in many places in Alberta. Convenient eh ?
