    Hi, not sure if u know now cause this video is older but to the help to buy scheme after five years you pay only the interest, which will grow each year. What u can do with that is when u remortgage you will ad that to the mortgage but then obviously u will be looking at a bigger monthly payment or save up and pay it up like that but 20 percent of a house is quite a lot depends now on your financial situation and if u are willing to save

I gathered you bought in Newcastle. We will be looking to buy outside London. Can I ask how much you saved in your help to buy and how much your house was? It’s ok if you don’t want to answer of course. I’m glad to know you weren’t working full time. I’m a stay at home mum at the moment on UC I won’t be able to work til next year. and my husband is the main earner. Thanks for the video again! 👌🏾

My husband was explaining the equity loan to me yesterday my brain became a bit frazzled lol. And I also was like but how do you pay it back.. you remortgage! Brilliant. Yes London is soo expensive! We are renting a 3 bed maisonette from council at the moment, it’s valued at £600,000! Insane! 🤯

    Okay I am a bit young so I dont get all the mortgate part. So youre saying is, you need to pay 5% of the house upfront. In this case they gave you 5% for free? Then you get an equity of 20% with 5 years interest free. Is that from the same place you take your mortgage out with or someone else gives that? Once you pay the 5% the house is yours?

  • @becxupnorth

    @becxupnorth

    4 жыл бұрын

    An equity loan is a government scheme so its from them 😁 so 20% is owned by them until you pay it off. Once y pay your 5% deposit and complete on the house you can move in!

    The help to buy equity means after 5 years..in year 6, you will be paying the interest in the loan ONLY. You have the pay off the actual loan itself and the loan needs to be paid back in 5k increments as a minimum, better to increase deposit and reduce the help the buy to e.g. 16%..

  • @becxupnorth

    @becxupnorth

    4 жыл бұрын

    Timothy Cooper no, we will be remortgaging after the 5 years as with our mortgage advisor and paying it off in full, so you don’t pay interest and it works out more affordable for people like myself with lower wages 😀 but everyone should do what suits them

    Great video btw! 100% Everyone should do what individually works for them...but few things to think about for the future and not just the immediate urge, where possible to reduce that 20% could save alot of money in the future with compound interest.. better to increase the mortgage or deposit. I am buying a house myself which is what lead me here. Few things to think about with the help to buy is that the government do have a stake in the property, some people have had horror stories where they were unable to remortgage with a different provider on a cheaper rate with the government stake still there.. (down to individual circumstances i guess). Interesting that you've been advised you could remortgage to include the help to buy piece in year 5...unless there is a significant change in earnings or you've paid of a large chunk of the mortgage in year 5 i wonder why they would allow the mortgage to be increased with a nominal increase in the equity? I will check this out though, i don't work in mortgages but that's interesting and if it is possible, helps me out too!

    This video is literally a godsend. Me and my partner are currently saving using the ISA help to buy scheme and we are looking to purchase a new build in the next 12 months. Can I ask you though, with the 5% deposit you paid the seller, did that include the ISA bonus also? I’ve been told you can’t use the ISA bonus towards your exchange deposit, but you can for your mortgage deposit, and that confuses the hell out of me 😂xxx

    Me and my wife saved 40k for 2 years on low waged jobs while renting as a deposit, we bought our first home which was valued 130k with a mortgage of 90k. We then sold 3 years later for 170k and was able to put 90k down on our next home valued at 225k which was a new build and with the monthly costs been roughly the same. It would seem that youngsters nowadays are going directly to the top rung of the property ladder and stretching their finances to the very limits on their first homes. I hope it all works out for you both and we'll done.
