A Couple of Nomads?
Who are we?
Well, we are a couple from worlds apart that has chosen Valencia, Spain to be our home base. Vicky is born and raised in Seoul, South Korea, now an American citizen. Josh is an American, well, born and raised in small town, Ohio.
We left our jobs, family and friends and moved to Valencia, Spain in the middle of the pandemic. We decided to that we should also start a KZread channel to show the world that, you can do anything (even if you are getting grey hair), if you think you can!     Hi guys discovered your wonderful channel today and congrats on Seoul. Interestingly I live in Prague and took the jump to buy a penthouse in Valencia 3 min walk from Mercado Central. Loved your burger , well 2 burgers vlogger in El Cabanyal high I will check out next time. On this video you are spot on except you forgot the ARRAS which is the pre sale agreement. I flew back and forth to close the deal given the proximity of Prague. Will continue to follow your Seoul journey but Valencia will be my home. Las Fallas 2023 I will definitely experience. Good luck with your next journey and tomorrow will check out the train restaurant in Prague. Stromovka Park is my weekend jogging park👍

    Hi S.K., we used an English speaking architect, who works with multiple contractors, and would get us a few bids. The costs can vary widely based upon what you are doing with your home and the quality of the products you want. Thanks for watching!

    Great explanation. I will definitely have a legal team help with our purchase. My biggest worry is getting our VISAs. I hate that after the visa you literally have 30 days to leave. We plan on getting our VISA... moving...renting...then buy a house ASAP.

    Thanks James! Once you go to the consulate appointment they will ask you for your departure date. They will then date your visa for entry for that day, so you have time, it’s not a rush. Thanks for watching!

    Congratulations, great video, only one thing there is only ONE realtor, BUT, you can hire him / her or a company to find what you are looking for. And if what you like is being sold by another company or realtor, they split the bill. Great comment to add a lawyer to your team, legal advice is really cheap in Spain, and can save you a lot of money. There is no need to pay a realtor, but, usually it is faster to find homes with their services. PS: If you want to film the fireworks from a nearby terrace to the river, I live just in the block in front of the Palau de la Música, and you are welcome, and I would love to know you in person.

    What about home inspections? In the USA, the buyer can have a home inspection that can be included in the contract. The seller would have to agree to address issues discovered from the inspection.

    We were not able to add it to our contract, but it may vary by seller. It’s best to consult a real estate attorney.

    US citizens have double personal income taxes, they must pay US taxes, and UE taxes. If your income is personal, my advice is, if you can, to switch as much as possible to a corporation. LLC are cheap in Delaware, or New York and also tax havens used from abroad. I am sure that you can find excellent expat advice in the USA, or UK.

    Would love to see how the negotiating process went to agree on the purchase price. Also what are the options for length of mortgages? And what would the final monthly mortgage payment be on those mortgages on the hypothetical €200,000 home? Such great content-keep it up!

    Good video. If I do buy in Spain, I'd have to sell my home in WeHo. Only have 1/2 interest in it, but I could flat out buy a really nice place here in Alcossebre, or a decent place in Valencia. But the upfront costs of buying are steep, and I'm thinking I might want to move back to US when I'm eligible for social security in 5 or 7 years. So I'm going to renew here as an Auxiliar de Conversation and give myself another year to think about buying. Rent is very affordable here, but my mortgage is almost paid off and it's low too. Hum?

    I would never buy in Spain or Mexico where I'm currently living. You lose flexibility in being able to leave if circumstances change and you have to wait for a buyer if you decide to sell.

    Many thanks! My wife and I moved to Valencia two years ago (thru my job), and we have our NIE cards and our salaries go into a Spanish bank. We're renting now (in the Patraix/Jesus area, so not far from you), but hope to buy in the next year or so. :-) After Brexit, many Brits had to sell their homes as non-EU people have to follow the 90/180 rule - stay in the EU for 90 days, then stay outside the EU for 180 days. In my case, once my work contract expires, we will have 30 days to leave the country and return to North America. What type of visa are you guys on? Or, do you return to the U.S. for six months in between staying in Valencia? ¡Muchas gracias!

    @@ACoupleofNomads ¡Muchas gracias, amigos! :-) I just watched that other video, and I didn't realize the requirements for non-lucrative visas are so low. I know Spain has been talking about "digital nomad visas", too, but nothing concrete yet. At the rate I'm going, I can retire with a nice, full pension in about 10 years, and that would be enough so we can stay here (if we want to). Failing that, this visa could eventually be a stopgap. I'll try not to rob any banks in the meantime. ;-) Take note that Spanish bureaucracy can be very cumbersome and most websites are not helpful. Note also that most websites in Valencia are in Valencian, not Castellano (Spanish). As they mentioned in the other video, WhatsApp is used for EVERYTHING here! I suggest anyone moving over here from North America to download and get used to using that app. My 2¢... Ciao!
