    my fiancé and I are moving…. next month! 😅 Coming from Chicago, we were originally thinking of buying but with the market and being out of state it was too much. So we’re renting month to month but are still overwhelmed with everything especially considering we’re still looking for jobs out there lol but it’s funny because we found your channel a while ago and it’s almost like you read our minds every time and upload exactly what we’re wondering!     Most approvals last for 90 days before you have to resubmit and do another credit pull, so I'd say to wait til a few months before you're ready to make offers. New construction is a bit different since there's a longer lead time for the build out. Were you leaning more towards existing or new?

    @@SanAntonioTexasLiving We are interested in both, just trying to figure out what would be best for our budget and areas we want to be in, leaning in the Helotes/Stone Oak/Bulverde areas.. we're currently in Scenic Oaks renting and love it here but hard to find something in our budget to buy.

    I moved from Washington state to Texas and hate I ever came back home. The cost-of-living is really going up here no cheaper than living in Washington state.

    I like and appreciate all of your videos. I have been planning to move to San Antonio from San Diego quite some time. I like the people, the city, and the overall area. I was planning to move there the first of October, but I'm not sure. It's a toss up between there and Tucson, AZ. I'm originally from the Southwest (Albuquerque, NM), and Tucson is more within my comfort zone. However, San Antonio and Texas overall has a stronger economy (even though prices are rising). Even though it doesn't have mountains, I love the greenery, culture, history, and down-to-Earth vibe of San Antonio. I'm torn and don't know what to do. 😬 I could only afford to rent at this time.

    Both TX and AZ are big states for inbound relocations. We moved here from Southeast NM so the TX humidity was a bit to get used to at first. I've only passed through AZ once and I couldn't handle the 110 degree weather at 9am though LOL! Sounds like you can't go wrong either way.     @@SanAntonioTexasLiving Thanks so much for the reply! It sounds like the heat in Arizona was a little too oppressive to you, in which I understand. Are you now somewhat used to the heat and humidity of San Antonio? Do you find it more tolerable than the dry heat you experienced in AZ? If I move to SA, I hope I could get used to it. I think I will move to SA, but I will have to start out renting, since I have no work waiting for me there. I design landscapes, and I think that would be fun there. This is a silly question, but does your leasing agents work with apartment rentals also? I would guess if they are leasing agents (I'm being sarcastic to myself). Maybe one day, if I diversify my businesses and earn decent money, I'll definitely look to your company in purchasing a house. By the way, your episodes are great! You're funny, yet professional, and have a great TV personality.

    Thanks for the comment, and love to connect! Mortgage approvals only last for 90 days, so I'd hold off on that for now. We always encourage folks to set up a zoom call with us if they're looking to move in the next 12 months so we can start answering questions and get a plan together.     @@mavericksization Your timing is perfect! We're in talks with lots of folks planning their move for the first half of 2022. We usually recommend a 20-30min zoom call with one of our team members so we can get familiar with what's important to you in a home & neighborhood. It really helps with narrowing your search and allows us to keep you in the loop on what's going on in those areas so you're more familiar with things once you make a trip out here.     Nope, not obligated at all. In fact we've often had clients apply with multiple lenders to see which had better terms. My wife and I recently went through this process ourselves with a new home we're building. Were you looking into moving soon?

    We're still seeing multiple offers on most properties. Paying cash often puts you in the position of getting your offer accepted, but rarely below list price and often still well above list price. Having at least 1 to 3 OTHER cash offers on the same home is a bit of a norm now. We've worked with a few dozen other cash buyer clients this year, and they were all very happy with the homes and the neighborhoods we helped them settle into. Were you considering a move to the area?

I need to wait until it sells then I need to decide about selling the 2 story one in San Antonio to buy a one story home in SA.     In that scenario we often recommend out clients strongly consider new construction since there usually isn't any competition with multiple offers. There are some communities that fall in a USDA qualifying area, which would give you the option of a 0% down payment so long as your income fell within certain guidelines. So it's definitely possible, we'd just need to connect you with one of our lending partners to see about qualifying. Were you open to connecting sometime in the next week?
