    At ocr with 1.7m budget. Should I buy a newly resale ec 3 bedders 1100sqft or a 30 year old 4 bedders 1400sgft. Which one have a better appreciation ?

    Very very limited good ones in core region. Best to focus on OCR and RCR 👍

    Also buy estates where the current and future PM and DPM is lah aiyoh. GCT PM buy Marine Parade, LHL PM buy Ang Moh Kio, LW PM and GKY DPM buy Yee Tee, CCK and Tengah 😊

    Waterfront Waves 3br launch price 1200++ sqft in 2007 was $7xxk to 8xxk depending on facing expressway or reservoir. Now already more than doubled, already huat-ed liao.

    I used to live in eunos, i quite like the area for convenince but the only issue is the amenities are weirdly located :') also the estate needs alot of care now recently went to see looks very run-downed

    agreed with LRT vs MRT. Govt plan trying to link up with more MRT, especially if buying resale need to consider this important point since we are making this decision ourselves. Kinda disadvantaging ourselves when we choose a ppty outside Govt national main transportation plan (MRT) :(

    @@ordln4ry Again, it’s another superficial point made by him. Eg High park residence no mrt but near lrt also perform outstandingly in resale with 100% profitable txn. And many of their profitable txn are huge gain.😏Of coz it’s a no brainer everyone loves to stay near mrt but still need to assess the premium in staying near to mrt is worth it or not.

    @@ordln4ry of coz it’s a no brainer everyone loves to stay or buy next to mrt. However, what will be the premium of staying near mrt over those condos that’s not near mrt? Eg high park residences not near to mrt but near to lrt also making huge profit. So again, Eric should look into broader perspective such as entry price, layout of condo as well as many other factors. Funny that Eric also support treasure @ Tampines which is not near mrt but what was shared in the video by him was the total opposite. 😂 Again, why treasure so huat? Simply because its entry price is good.

    Every district has good and bad condos. It’s not just because urban vista is unprofitable then the whole Tanah Merah is condemned, eg grandeur park also doing very well in resale what. On the contrary, while u said bishan is good, but sky habitat also perform like shyt. All these are still related to entry price and layout and many other factors. I noticed your judgement sometimes can be quite superficial.

    Fully agree... why is there a need to bring others down, in attempt to make money? I just hope that Eric maintain a professional code, as like it or not, we are in the Internet world, anything said will affect people involved, be it real or fake. Please be respectful of what he say... stay with a good code and u will do well. Don't need to pull others down for your own good.

    Enjoy your high normalised interest rates, high maintenance costs, high sinking funds, high tax, falling market rental and buying activity. Warren Buffet advocates never buying assets at over valued prices yet sinkies are doing the opposite. Also property cycles come and go. Sinkies love to buy at high
