    If we had it to do again, we would buy a ready to move in new home that has had a year to settle, not brand new construction. Once these builders make the sale and finish construction, communication suddenly breaks down and response time for repairs is slow. We bought from a very reputable builder and are disappointed in the construction quality and follow-up.

    I bought a home around 3 years ago in Tartesso by D R. Horton. It was built during the pandemic so I had a few concerns for my 1 year warranty inspection. I hired a home inspector to ensure there were no structural, electrical, or other major problems I could not see. Most of the issues were cosmetic like small ceiling cracks, bad hose bib, and outside stucco cracks. The homebuilder took a copy of my report and fixed everything identified. I have heard many complaints from others but my experience was excellent. I highly recommend completing a home inspection before your warranty meeting with the builder.

    If you happen to be on Instagram follow cyfyhomeinspections or on Facebook Cy Porter (cyfy Home Inspections) - he is in the Phoenix Metro Area...he talks about what he is seeing out there and it is eye opening.

    Stay away from William Ryan homes. The worst construction I have ever seen. Arroyo Norte in New River is what I had first hand experience with. Smoke and mirrors is what they should name the community

    I second this recommendation, stay clear of William Ryan Homes! Purchased at the Broadleaf community in Verrado. The sales experience started awful, closing got worse and the follow ups from the 90 day and 11 month warranty are even worse. Been two years since closing and there are still items not completed. Their scheme is to delay any follow up work hoping you will just give up or they’ll say it’s out of the warranty period.
