What a wonderful house, and I think with the furniture it is at a reasonable price. Ideal as a family home, holiday home, AirBnB. It looks like it is ready to move in, maybe after repaining the inside. Nice! I very much like the Kiwi/Grapevine Shade, and the chickens certainly have a good life. The chickencoop and the rest of the building may need some renovation (e.g. plastering) to look really good, but then you could even keep some more animals like rabbits or Quails. The garden is not too big but big enough to have some raised garden beds. Some thoughts on pissible improvements for the new owners: Unless I missed that part, the house is missing a garage or carport which I think is a must-have in the portuguese sun. Also, Motorcycles, Bikes, scooters etc. will need to be carried up a few steps, if I am not mistaken. But maybe a garage can be rented nearby, or an agreement re. a right of way could be found with the owner of the property at the other end of the land (where some of the new trees would have to go, though). It is probably not the optimum house for older people, with all the stairs that need to be taken, but they will certainly help the new owners to not age too soon. The dcurrent owners installed a clever system to collect water, but obviously the garden will need some work - I seriously think this is a good thing, as this, and the storage rooms near the chicken coop which need renovating, will allow the new owners to work on and with their property, while they can live in the comfort of the main house. Midterm I would consider adding some more solar panels and maybe a pump which would allow the IBCs to stand at the other end of the land, maybe somewhat higher so you can gravity-feed the water to the rest of the garden, and not so near the house where they limit access to the greenhouse. You will probably never really go "off grid" but in these days even small savings re. electricity and watter count. I would also consider planting a lot of hedge plants, as the garden seems to be very open - not only for privacy, but also to prevent wind from blowing away the soil. It certainly seems as if there used to be a bigger plot of land which was divided, maybe due to inheritance. The soil seems to be a problem in itself - it looks a bit clayey, so a lot of biomass will be needed - while chickens provide excellent fertilizer, it needs to be broken down first, which requires a lively, intact, vital soil. I know it is near the end of summer and there are probably rules forbidding to water the lawn - but the new owners will need to look fgor other measures like mulch, woodchips, or even plastic mats to prevent the soil from drying an beeing blown away.

There is currently no parking but an idea to build a garage in the end storage area where the tank is. I've found a great barber in Coimbra, thanks for noticing 😀

I didn't expect this home to be finished in the way that it is. Very well appointed and very tasteful decorating, quite literally it is move in ready. The only thing that I would do is add a few more solar panels and insulate the attic. Wonderful home at a very good price. To me, a very noticeable image improvement with the new GoPro Nick. Yes! Someone noticed the new camera, it's a Dji action 4, the king of action cameras and after trying it out realised its better than what we currently are using. The house is perfect, unlike my audio settings I need to work on 🤣

That's the only downside, the owners were going to put in a ramp to the storage area where the tank is underneath and a garage door which I think is a great upgrade on the property.

I think it is in a small enough town that it would be rural enough. It has all the rural stuff you need for two people or small family. Some people think they want rural until they have lived it for awhile. This has ruralness with a few amenities and people. Looks very slow paced and quite.

Guys thank you for your time I really liked what the people have done ie hot water system general interiors,lots of practical space, well contained , enough space for small pool was there a car port? Price was great too pity coffee shop etc not shown give us a little idea thank you smashing❤❤

This is a smart place. Just goes to show what you can do with a long narrow property line. All the fruits you will need. A smart chicken build with shade and storage. Neat, tidy, new, mechanically efficient... it has it all. Too small of bedrooms. No driveway? Or is the parking across the street owned by the same?

Perhaps they've simply stiffed NIck, or otherwise want to inequitably exploit his time and labor? Regardless, it is not difficult to find the listings Like you, I've found Nick's videos an invaluable resource and think Paula is fabulous. I wish there were similar videos for all properties in PT, but the reality is that the cost of videos is generally NOT worthwhile for most properties. Realty is a cartel that should have been busted up decades ago. Unfortunately (for buyers), realtor-broker firms still bring the serious buyers. Sellers don't want tourists, they want buyers who have been qualified and vetted by a third party who knows how to close a sale. Most would agree that this function is worthwhile, although many think commissions and fees are way too much (including and especially ME!).
