Discussion of cracking walls early in vid is excellent. I’d never thought of that about trees but of course it’s true: they are very heavy and forces are not purely vertical.

My foundation is a mix between fieldstone, concrete and cinder blocks. My issue is the the very top cinderblocks that the sill sits on has a few blocks that are turning inward and some turning outward. They are not bowing in or out just turning. in a few spots. Im thinking about building a steel frame around the entire interior of the house.

Thank you for addressing this issue in this video. So, some solutions include: 1. Remove the excess weight stressors (when possible); 2. Address the moisture (drainage issues like gutters, downspouts, redirect water flow, etc) and 3. Stop the movement of the foundation walls. I have seen basement contractor estimates. Can you provide any price comparisons?

Don't go to a "basement contractor" first. He will try to sell you everything in his product line. Go to an engineer first, who will recommend the correct repair and nothing more than the correct repair.

What could be done to the back foundation wall to bring it back in? Our front foundation wall was coming inward while pushing the back foundation wall outward. The front is now done with the cracks just needing to be filled while the back foundation wall needs to be straightened by pulling it back in.

The presenter is incorrect about the IBEAM repair. Most structural engineers that specify using beams also spec that the space between the beam and the wall is grouted with mortar. This creates a contiguous bond between wall and beam and dispurses the energy and movement of the wall from the top to the bottom of the beam. The best way to decrease the space lost in the room is to frame the exterior walls so that the edge of the beam is just behind the drywall. You may lose an inch more than you would under normal conditions, but the loss can be minimized.

Agreed, braces are the best choice and you should always pack the back side with mortar for continuous contact with the wall.

This looks like just what I need...except in my case the wall that needs a fix is supporting a poured concrete slab porch that is above. How could I anchor the straps to that slab? Since the slab sits directly on the block wall I don't have the tension of the steel strap like you do with wood joists. Any ideas?

If the wall is just bowing and not slipping out from under the slab at the top, then he does not have to attach to the slab. If he needs or wants to attach to the slab, he could drill holes in the edge of the slab and use one of the bolts. He may get luck if the slab is 4” thick and use the hole that is designed to go into the 4” top block, if not, he could always drill another hole which I think was 7/16”? -Rich

The dirty little secret of basement wall carbon fiber straps is that the installers and manufacturers all warranty the actual straps and the resin, but they don't warranty the resin adhesion if the underlying CMU is wet or deteriorated. Adhesion has to exceed the tensile force of the masonry unit, which is typically in the neighborhood of 200 psi for a CMU block in good condition. It's also been proven in 20 year studies using pullout tests that the resin adhesion performs poorly at the mortar joints. Also, it's been my experience that the presence of a fresh strap or beam installation, with no changes or alterations at the exterior, is consistent with an effort to merely get through a real estate transaction, and not really solve the entire problem.

did not hear a word about waterproofing the exterior cracks, cracked parging that are present on bowed in block and brick walls, installing an INT system and slapping C F straps on does not seal-waterproof any of the EXT cracks etc, as in video here kzread.info/dash/bejne/pIiGtpieYsLLqLw.html and the most successful repair for bowed in walls is ext-waterproofing, hand dig and remove the clay soil & possible underground roots etc off wall, backfill with all gravel after correctly waterproofing the wall (Fairfax county VA). Interior drainage systems do not stop further water from getting into blocks through ext-cracks in wall, can deteriorate-disintegrate the blocks

Not all bowed and cracked foundation walls are due to water issues. In my experience about 25 to %50 of bowed walls are due to high ground water. In other situations its just due to earth pressure, high backfill on the walls, driveway and vehicles adjacent to the wall, or it just happens. Fixing ground water issue can be very expensive as it usually involves excavation around the perimeter and can cost $20 to $50k depending on the access to the walls. Interior drainage systems can also be installed but can also be very expensive. Not everyone has this kind of money and just need their walls to be structurally safe even if there are water issues. This is where wall strapping comes in, it may be about $5000 +/- and much more affordable .

@@nolanengineeringpllc2713 most bowed in walls due to lateral soil pressure against the exterior of the wall and underground roots against the wall and less frequent but possible settled driveway slabs or a porch-footing that shifts a lil or deteriorates against the wall, all exterior weight-pressure so needs to be removed, the clay or silty soil & roots, settled slabs need to be removed, the ext of wall waterproofed and backfilled with all gravel. Installing C fiber straps or beams etc inside does NOT remove, relieve, lessen these exterior pressures-causes and no INT drainage system repairs-waterproofs any of the exterior cracks sheesh lol, block and brick foundation walls can deteriorate, crumble just from water getting in. 42 years in this business and the MOST money a homeowner needed to spend on exterior waterproofing (2 bowed in walls plus a little around corners), was $8.900. $40,000 and 50,000 figures are nonsense. Hey many INT system morons often charge $15,000-20,000 JUST for the water diverting system that does NOT stop the water from where its first entering so, then you add the money for C fiber straps or beams or W anchors and now those people are charging $25,000--35,000 and sometimes more! lolll I been around the block, seen all the lies and misrepresentations and other crap
