    Credit scores for THESE type of programs are so interesting because the people that NEED it usually don't have the best credit scores. And that's why alot of programs aren't utilized well because you don't have the DEIJ personnel in the development process.

    My husband and I received these grants, and it helped a lot but yes there are qualifications and restrictions (areas to look at properties). I put in hours of research and was fortunate that I had a co-worker who recently went through the same process. #1 lesson is save more. We thought we were ready but here are other fees and expenses we didn't expect. We are glad everything worked out.

    I used this program to purchase my first home. I don't have any horror stories from my process. If you've done your research and are considering this, it does work. I will say that I didn't have any debt And I have good credit. Also listen to all of Ms. Hill's video. They certainly helped to make me a savvy buyer.

    @@sierramanning9276 it was higher, but I found it to be worth it. My credit union had a better interest rate of course, but it wasn't giving me any money towards DP or closing. My interest rate isn't bad just wasn't the best. Remember that you won't have to pay the funds back, but a portion may be taxable which is important to keep in mind. All things considered, I'm still glad I went with the program. The money that I didn't have to pay outta pocket due to the grant, I have put on my mortgage to pay it down sooner and to avoid some interest.

    Getting approved has become pretty messy nowadays especially when you got bad credit history. I discovered the ad of a loan company “credit-synod" which gives personal & business loans to people at very low interest rates. I got about 63k and they could assist anyone too.

    I am in the process now with them but if your credit score is below 660 you will not get the full 17, 500. You will only get 7500. I had them take me through underwriting before I picked a house because I wanted to spare myself the disappointment. I'm still waiting for a decision.

    I had the credit and the debt to income ratio was good, but in order to get the DPA in my city for Fannie Mae Home Ready, I had to live in certain area AKA higher crime area. I hear so many people who are lower income and have worked hard trying to escape the areas that they insist you stay in if you want help. Often I f feel like DPA is a bit of a sham. Then with Freddie Mac, all of the banks that did Freddie Mac had crazy origination fees and the total down closing was almost twice with other lenders, but the other lenders you can’t find assistance programs for.

    This is a problem, however many of the areas are experiencing gentrification, it may not happen overnight but pay attention to what is happening in your city. If you want to move to an area that is not in one of those areas, try Chenoa and some of your state programs that don't have those same retrictions, also USDA if you are looking to move to a more rural area.     Great information but is Grant money still available if you fine a home in the 40 or 50 thousand range...200.000 would be to much and payments windstorm etc...thank you Ms.Hill

    If you can find a liveable home for that amount, also some lenders will not do a mortgage under a certain amount sometimes 60-80K. But still worth checking out to see what will work. Where are these 40-50K houses, I need some🤔? Thank you for watching

    I applied for this but they would not work with me because I have high student loans. I am on an IDR program and they would not consider my actual monthly payments which is less than the 1.15% of the student loan amount.

    The biggest problem buyers may find is the comp is almost always lower than the asking price. Grants or down payment assistance is the lease of the worries. Most will almost always be left out of a very difficult buyer market as sellers are over pricing their properties.. So as Shaheedah Hill clearly mentions you still need to save at least 15K to compete on top of grants and Down payment assistance.

    This is so true! I experienced this last year. I got approved for first time but it has a maximum amount of house you can buy and sellers are raising their prices. Which makes impossible to use first time down payment assistance

    I qualified for this program in California , went thru many houses since the market has been crazy and many offers were turned down but was able to close on a single home in September.

    I went to bank of America they said I had to get the loan through them and the rate was higher then USBank. They didn't want to come down. The owner actually did a 10k concession and that was better.

    Probably, they are focused on owner occupants and not 2nd homes. But you can contact a lender to be sure. If you are renting your home due to job relocation they may make exceptions. Thank you for watching!

    You have to get a mortgage with BOA to get the program, so you will get pre-qualified with them and apply for the grant at the same time.

    Hi Shaheedah! Great video! Im a real estate agent in south Florida and one of buyers was approved for this program prior to her working with me. It seems like a great idea however please do your due diligence people. In the last quarter of our transaction we had to pivot to another lender because during the appraisal process is when underwriting wasn’t going to approve her. Thank goodness that I was on top of things and could discern there was an issue & knew the deadlines we were facing. Save, save, save people! All “free money” isn’t worth the hassle. You can do this if you put your mind to it.

    Buyers leave other lenders with great programs, but lower grant money for this and then they end up getting denied and losing out on the initial grant money as some lenders grant funds run out. I try to sway my clients in a different direction with almost equal grants.

    I could be be wrong on this. But the program is a nice way of saying BofA only has homes available in "the hood". I could also be wrong on this but it seems like this program is another way to flip homes being that there are no stipulations on how long you stay at the home you decide to purchase if awarded the grant.

    Yes, credit unions are great. They usually have better interest rates on loans and lower fees. But always get 3 quotes from 3 different lenders when you are applying for a mortgage.

    Perhaps, if you are planning to use this you want to apply early. I am assuming he will be renting that home, you may still be able to get the grant - but meet with someone, in person at a local branch would be best to verify.

    Yea but with the down payment grant you have to pay mortgage insurance on which can tack on another $200 or more a month onto your mortgage

    @@ShaheedahHill thanks for responding, but I would definitely opt out because of the PMI, I am working with someone on this she informed me the Affordable Loan solution doesn’t require PMI you can use both grants but it is possible you may to come up with some of the downpayment upfront

    When someone applies for a mortgage, they do a hard pull...if you apply to several mortgage companies won't it affect your credit score drastically??? Or can we apply for several banks within 45 days and it will count as one hard pull??

    It will be one hard credit pull...but depending on credit scoring models used some it may be 30 days or 45 days so I recommend 14 days to do applications to be on the safe side. The higher your credit score the less impact on your credit score. I had a buyer do 6 applications over about 4 months and his score went down about 20-25 pts. But he said it was worth it to find the best lender...lower fees and lower monthly payment. His credit score was in the mid 700s.

    How are ppl not finding out if they qualify until their under contract? I am going through this program and on my initial meeting with the LO I was told I qualify for the program. I specifically asked about this program. All she did was check my income against the income requirements

    Because when you go through underwriting they will actually look at bank statements, tax returns etc. and if everything is not as they thought it was you may not qualify and sometimes the home you choose to make an offer on my not qualify.     @@ShaheedahHill thanks. I saw her video. It seems like a lot of her problems were brought on by an employee who lacked the knowledge. Every property I find I double check with her and check BOAs home tool website. I actually went through underwriting already. My loan is approved with conditions, just waiting to find a property. The big thing I’m running into now is communities that aren’t approve for fha financing although I’m using conventional. BOA told me if the delinquency rate is too high they won’t approve the loan

    There are rules against renting out a home after getting an owner occupant mortgage. Most of the time you have to live in the house for at least 1 year before renting, but all programs are different. @jleviathon111 Thank you for watching

    I am not sure, it is an FHA loan so you may be able to do 1-4 units if you plan to occupy at least one of the units.

    You can do a new build, there is a map in the description of this video and it will give you an idea of areas, but you will have to work closely with Bank of America to make sure the specific address qualifies for both grants.     I have an 800+ credit score and finally landed a job after facing extended unemployment from being laid off only to find that the market has completely changed from what it was before I got laid off. I’m totally priced out of the market for anything I’m interested in. A year or 2 ago, I would’ve easily qualified for a nice starter home, but now…only old, POS houses are in my “approved” range, even with down payment assistance. It’s so disheartening and depressing.

I haven’t been at my job for that long, so I’m kind of hoping that my high credit score and a decent sized down payment will help me. Assuming that I actually find anything I like within my budget in this ridiculous, overpriced market.
