    This is so necessary for everyone to know. How lenders calculate what we can afford is so different from the reality of all our other expenses we have every month. It makes you put a mirror to yourself and hopefully get your other expenses down to the 36 to 40 range

    Me too. Looking to build in January. I was pre-approved for a conventional loan with my credit union & FHA loan with a separate lender in 9/2019 but could not find a house l wanted. I will NOT be house poor so I'm taking my time. It's only me and l have simple taste - 155K is my LIMIT even though l was approved for 230k.. nope. I will not live to pay bills. 💯

    No only debt payments where you have borrowed money with the exception of child support or alimony payments- they do include those payments. They do not include any utilities, cell phone, cable, daycare, etc. That is why they don't want the ratio to be that high because lenders know you have other monthly expenses.     They only look at debt. Instances where you have borrowed money. The exception is child support or alimony payments. They will count those.

    Moving my fam from OC Ca. to either Wisconsin (Fox River area) or Minn (Twin Cities area) end this school yr, and will be our 1st home. Your vids have been so helpful in understanding what lenders are looking for and what I can afford. Living in S Cali we never really thought about home ownership because of the insane housing prices here. Seeing what houses go for in the Mid west and your vids info, I'm sure we can find a lovely safe home that we can afford to raise our fam.     Why do banks use the Gross income, instead of net income...Because you don't bring home the Gross amount...So it seems misleading on what you truly can afford?

    I think that's how people are house poor. They didn't do the numbers for themselves and just borrowed the max amount they were approved by the bank.

    They should look at take home, but they look at gross, they are able to lend more and charge more interest. So it is up to the borrower to know what they can truly afford, I would recommend going over 25% of your take home pay.

    Question is dividing your income by 12 accurate? I’ve been taught to divide it by 26 or 52... depending on your pay frequency.

    Because you will pay your mortgage once a month and most bills are due on a monthly basis, your should use 12. You should add all your income & debt you have in a month.     Tell me. My son makes approximately $80,000 and was hold that he pre-qualified for only $250-270. He has only one credit card with a balance of $2000 and credit rating of 780.00. Does that seem right to you that he would prequalify so low? His credit age is 7 years!

Imagine my husband and I make decent money, both credit scores in the 700s YET because of that 600 car payment they wanna loan us a crap amount talking about we looking at a 1800 mortgage....ya we rather rent in a great area for 1600 a month smh, now we are able to make the car payment lower but not gonna look to buy until 2 or 3 years from now.

    Yes, a lot of people are denied or cannot qualify for the kind of house they want because of car loans or student loans.

    Where do you live? My mortgage is 1,725 a month and I have beautiful 4 bedroom / 2 bathroom home with a little over 2,000 square feet. In DFW you can get real nice home in that price range.

    Looking at gross income is so flawed in my opinion and they should be looking at your net income instead. Health care costs come out of my gross income and so does my 401k and that is about $500 plus taxes before I spend a dime.

    It not impossible, but the mortgage payment would have to be probably about $500-600, depending on where you live a home in that price range may be difficult to find. I did have a client that was able to find a town home in metro Atlanta for $97K this summer and her payment was $686. She used down payment assistance, so she financed about $89,000.

    Are the banks including homeowner insurance and property taxes with the monthly mortgage payment they will offer to you? Or is this just including the house payment?

    They will include homeowners insurance, property taxes and private mortgage insurance(if you put down less than 20%). The Bankrate mortgage calculator will included everything except PMI. In some cases PMI could raise your payment another 100-200 per month. Great questions, thanks for watching!
