Wondering how to rent a condo or apartment in Bangkok, Thailand?
If you are looking to rent a condo in Bangkok, this video will give you tips and advice on how to do it right.
I'll tour you through 3 different condo buildings showing you 3 different apartments. I'll also introduce you to my special guest, Mirela, who helped us find our apartment when we relocated to Bangkok a year ago.

Hi, we're actually looking for a condo right now since our lease is ending in a couple of months. A budget of 30-40k baht w 2 or 3 bedrooms would be great since we have 2 little kids.

I was thinking the same! here is San Francisco many buildings are turn of the century or even older, and that's usually what is in the "affordable" range (all vey relative, since our rentals and sale prices are astronomical!) for most regular people!

Nice video but for a city of millions of properties you've chosen very expensive only. Try cutting that rate in half or less to cater to a lot more people on your channel, 2k USD is a LOT of money for an apartment in BKK. 5000 USD would house many middle income Thais for YEARS. I know people who live there in perfectly decent apartments for a few hundred dollars, please reveal this because THAT would be useful

Depends on the budget. If you retire with 50 I'm sure that's not going to be with $1200/month. Either you're wealthy and can afford it or you gotta work until 60+. Then again, does a retiree need a palacial apartment with stairwell and several bedrooms?

Great informative video Chris on where not to rent LOL. I'm sure there are plenty of folks that are willing to pay $2500 - $5000 a month for housing but I'm looking to get away from that kind of liability. Good referral for Mirela's services. Don't change man. I 'm certain you'll reach similar success as those other big names that I no longer care for. I like your genuine style. Sky is the limit.

Hi Chris, thanks so much for your entertaining videos, I’ve just turbo-watched about 20 of them! It would be ace to see a video about private schools in BKK. The fees are a massive investment and a bit of a hurdle if you’re moving over as a self-employed person (aka no corporate subsidy). Thanks in advance!
As your KZread channel name suggests the word "retire" would be a hint of what demographic you're aiming at. I doubt if many retirees want to spend $2,500 and upwards on a place in Bangkok to live. $2,500.00 is more than my current mortgage payment and I live in the San Francisco Bay Area!!!! There are many nice places available in Bangkok for between 12,000 and 20,000 baht. That should be your focus.

I guess the name suggests that he is retired, I don't think it has much to do with the demographic he is targeting. I think the strength of this channel is that we get to see what Chris likes, not what Chris thinks other people like.

@@globaltravelmate as his KZread channel name suggests he's working for us... as I have mentioned in my previous post I think his demographic is geared to people who want to retire or thinking of retiring in Thailand and have a budget of between $1,000 and $3,500 a month... I would guess conservatively that that is at least 80% of his viewing audience

@stephen kroll absolutely not I'm talking about your whole monthly budget being somewhere between 1000 and $3,500 a month for most retirees
when you rent out an apartment fully furnished, make sure that it looks neat and clean and has a wow factor like show units. Otherwise, make it unfurnished. That was what I did.

I think for most of us coming to bangkok's to live or retire would not want to spend this much for a place could you show us videos of places between 15000 and 25000 Baht a month

Wow, pretty nice properties for sure, but definitely pricey. I guess if you're a high roller or getting a housing stipend from your company then it's do-able. But, love the view of the 2nd place for sure! Thanks. Yes, please maybe show more of the lower to middle of the budget (between $500 ~ $1,500 range).

Those are some baller apartments. Not in my budget range unfortunately...
tt was interesting to see the luxury places. .Resonable, considering the opulence. But you should make a video for people who want a decent studio, in the same locale, Sukhumvit, for about 3,000 Bt a month, which is what I pay with a nice swimming pool.I takeout for a year at a time, upfront money.
I have read in a Thai newspaper, that since covid19 the demand for condos under 20.000 Baht has increased by over 20% in Bangkok. And what does Chris do? You introduce condos in a price range from 77.000 and 85.000 to 170.000 Baht. How many people of your viewers can afford that, 0,00001 % ? Who should move in there? Donald Trump, Rockefeller, the Rothschild family or Warren Buffett? Lol. You are a really funny guy. I love your videos. By the way, what do you pay for your condo in Bangkok? Would you tell us that, or is it a secret?

I'm researching for a move to Thailand. As a woman, I need to know are there security cameras on each floor, gym, elevator, swimming pool, mail box area etc. Also, what is the noise level like, example: between each apartment and floor - can you hear your neighbors above, below or next door???? Thank you.
How long of the lease? Are there any deposit? Can we rent just a month or two?
I ran across an ad for a condo rental 2 blocks from the beach in Rayong for $178 a month with a 12 month contract. My 5x10 storage in CA costs me $103 already. 😂 Covid be gone so I can retire in Rayong.
Great video Chris, but mojority of your viewer demographic is interested in $ 500-1500 budget range. Can you please cover the codos in this range,when i was in Thailand there are a lot of options available. Please make a video covering the real nomad stuff which is practical for your audience.

Yes, you can mostly pay directly to the owners bank account.

The price depends on Location and Size Look at my conda I bought it 2 million baht and this size rent for 300$ a month only with full facilities and swimming pool very modern

Could you tell us retirees if its a long drawn out process with immigration to stay long term in Thailand? sure would appreciate any information from those of you viewers that have been there long in thailand but are not citizens or working in Thailand.

Wow how many people move to Bangkok looking for a condo with 3 bedrooms and 2,000+ square feet renting at over $2700 US dollars a month? I suspect that niche is pretty small. I appreciate seeing nice properties, but maybe you could show some more modest sized condos with just 1 bedroom, renting for under $1000 a month? There are thousands and thousands in that niche... I've stayed in some in Thonglor, Ari, and even more affordable if you are willing to be a bit closer to the perimeter of the city but still near the BTS.

more common than you think. There's this common narrative that either "digital nomads"/English teachers and single retired men are the only ones moving here. Which is pretty much all you see on these KZread channels. That couldn't be further from the truth. Since you lived here you know Bangkok is an international city with multinational corporations from around the world. Comparable to London, Berlin, or Tokyo. Plenty of people move here for work with families.

@@Minoritynomad-- And often, at the upper end like these places, costing more than Tokyo. Thais renting such places have an inflated view of the worth. I rented a brand new 3-bedroom house in the BKK burbs - partly furnished: sofa, dining table/chairs, small fridge, and the master bedroom furnished; two air-cons - 7,000 Baht per month. It was a while back, but I know the person living there now as he followed me in and the price is now 9,000 baht. Well established MooBan - restaurants, lakes, swimming pool, nearly everything you need.

It depends on the rules of the buildings. It is true that many buildings do not allow dogs, but there are plenty that do. Mostly the prices in buildings that do allow dogs are a little bit higher.

Nice video but personally I would not live in Bangkok even if it is free. I am a Thai, living in the US now, but hoping to spend a few months each year in Thailand. Maybe somewhere up the river like Ayutthaya.

One big advert for high end condo agents. I can not imagine many retired people that can or will pay that kind of money for a condo. There are many more reasonable condos in the Suk area (I own one and rent for much less.)

So you need to have a work permit to rent a property even if you have no intention of working there?
When you hear brokers fee is paid by the landlord, run as fast as you can because they always jack up the price. All the landlord gotta do is just raise the rent few hundred dollars a month it will be plenty to pay the broker but you will be stuck with the overinflated rent.
How safe are they, if there's a fire please? I was adopted from Thailand by Swedish parents. And for me, a swimming pool is a luxury, not very common and highly expensive in Sweden

Yes, you could find something pretty good (although small) with that amount. Best bet is to look on Airbnb or booking.com if you are only looking for 1 month. You'll find a lot of real nice places (close to the BTS, newers buildings, etc.) that you could get for under $1K/month, assuming you only need a small place.

@Phil Jones I get $8400 US in passive income from my rental and stock investments. Spending 15,000 baht ain't shit. As a matter of fact those place which are like 300 SQ ft for $500 are not worth it. I would rather spend 30,000 to 50,000 baht a month for a really nice place. If you are a broke fuck I get it but not all of us want to live in a show box.
Just wondering, I understand these prices per month are asking prices and everyone usually accepts offers, if asking 65k a month they may accept an offer of 50k I’ve heard some accept way lower offers also, have you had any experience with offers and suggest what kind of discount is usually accepted

It really depends on the owners and agents. Some owners are open to negotiations and some owners will stick with the original price. We like to offer the negotiated price already.

@@winegeeker2472 it depends a little bit on the area and budget. There has always been an over suply on the lower end of the market. There the prices are getting down a lot. On the high end units, not so much.

Just a note - real estate agents don't always work fully in your favor since they often work on commission.
