What if you already have a yellow book? Will that serve for the TM30? I have a home in Udon in my wife's name and considering getting the Retirement visa over the marriage visa since we haven't signed the necessary documents for the marriage license yet.

@@clausbohm9807to buy a vehicle, open a bank account , get a driving license, etc., yes. But it does not absolve one from submitting a TM30. To be sure you are covered, just go to your immigration office and ask.

When my wife was a green card holder in the U.S. we had to go every three months and sit in a large room at Immigration full of people for four to five hours waiting to be called up to the window to spend ten minutes getting a new stamp and paying a $500 fee so every country has rules that you follow in order to live there.

This the best video explaining the O Visa. I have been watching many other videos on visas and they seem to try and cover all the visas and leave out some details.

I have a TM 30 in my passport. I have had it since it's inception. I have had a retirement visa for years. I travel the Kingdom quite a lot. My son is the owner of the house I reside in. He has never been bothered for any TM 30 issues! I also have the Yellow House Book. Renewed my retirement extension last moth, took at least 10 minutes! * For the 90 day notification--don't wait till the 'last day' go early! The days are credited to you anyway so no issues!

I live in UK and visit Thailand twice a year for 3 months each time. I have had the Non- immigrant visa based on being over 50 years old with a pension many times. I am coming again in 3 weeks time for 90 days and did my Visa application online as usual. When I got to the supporting document section it now required proof of 65k/month or 800k in bank. I thought I must have made mistake and applied for wrong visa so went back and checked but hadn't. I emailed Thai Embassy and also phoned their helpline. They told me that I should just upload proof of £10,000 in UK instead and sure enough I got my usual 90 day Non O visa! ALSO you do not need to show insurance either! Very strange but who cares? I've got the visa anyway. 😁

Anyway, anyone using a Thai agent to falsify their bank balance runs a serious risk. Rumour is Immigration will soon require proof of funds with every 90 day report.

I am surprised that they did not require the insurance, it may have been an oversight or most likely the UK embassy has a different set of requirements. Very good & accurate advice, just subscribed. As i am an aussie who frequently returns to Australia, the 90 day reporting (90 days after entering or reentering Thailand) isnt such a burden as im normally here for fewer than 90 days. Getting an lazy condo manager to lodge a TM30 (or at least complete it) can be a headache.

In the past, I never relied on my landlord to do the TM30, I went to immigration and reported myself and asked for a receipt. For frequent travelers this is a pain but for those of us more rooted it is no big deal.

Love your video's & the way you present interesting articles .. I see the good old catch 22 is still in place ,, To apply for the Visa you need the money in a Thai bank a/c !! To open the Thai bank a/c you generally first need the visa !! 😀😀

I have just had my visa extended (for the 10th time) at Chaeng Wattana and needed neither TM30, nor copy of every page of my passport. Also 1 photo was enough. So there are different interpretations of the regulations.

You are 100% correct, some offices have different rules. What I said came directly from the Thai immigration website. So if one has what they ask for and find it is not needed by the immigration office, at least they were prepared in accordance with the immigration rules.

In my experience each province has their own set of rules similar but not the same ( I know right) expect surprises and delays and when you go for copies get double. You’ll use them. Same with photos. Get a dozen. Getting through retirement visa requirements can be stressful but in the end it’s so worth it.

Thank you. One does not need an agent but the task is much easier with one. However if the agent says they can get you a visa even if you do not have 800K in the bank, you should be very wary. Rubber stamps and ink are cheap to buy but can bring in a lot of cash.

Some immigration offices require many more documents. For example, multiple photos of the applicant inside and outside the house (even after 20 years) for a O-retirement 1-year extension. A map to the same house (20 years in a row). Etc.

That is what I would recommend and it is easy at the border when you come and go. I am not aware of any 3 month tourist visas unless you are Chinese or Russian.

Given that I am planning to live in my condo that I own - 1) upon arrival when I will apply for the Retirement O Visa, and 2) over the long-term while I have a valid Retirement O Visa - can you elaborate how the TM 30 is completed or applies to my Retirement O Visa process ? About the TM 30 - you mentioned 4:47 that the TM 30 form is to be completed by the house master or hotel where most people would stay on arrival and departure, and that these foreigners should be given a receipt of the TM 30 that has been filed. As I will stay in my condo that I own, am I the house master as I own my condo, and therefore as the house master I am to submit the TM 30 to the Thai government, and I should keep a receipt of the TM 30?

Really there is no such thing as a retirement visa in Thailand. A non imm O visa allows you to stay in Thailand for 90 days 1 month before the visa runs out you apply for a visa extension of 1 year based on retirement. If you meet all the requirements and have the correct paper work in place you then do the same every year. You keep extending the same O visa. I think I am correct in saying this ?

Strictly speaking there is no such thing as a retirement visa, it is a non-immigrant O/OA/OX extension of stay based on retirement. The same is true for married folks. However, a retirement visa is what everybody, including immigration officers call it.

You cannot apply for the O visa remotely only the oa visa your allowed

By remotely, I assume you mean in your country. If so, you are partly correct. You cannot get a 12 month O visa there but you can get a 90 day O visa. Regardless, my recommendation is that people arrive on a 60 day tourist visa then convert it to a 90 day O visa, then get a 12 month O visa extension 60 days later.

Great video thanks. I'm a Canadian and will be moving to Thailand in July on a retirement visa. I plan to rent somewhere for a couple of months while I sort out bank accounts, drivers licence, purchasing and insuring a motorcycle, etc. After that, I plan to tour the country on my motorcycle, staying anywhere between 1-7 nights at each location I visit. If I don't have a lease or rental agreement during this period will it be an issue completing the 90 day reports? I'm sure there are lots of folks like me who want to travel around and explore rather than staying permanently in one location. Any advice or knowledge you ma y have on this would be much appreciated. Thanks

If you apply for the 12 month visa in your country it is an O-A visa which requires expensive, mandatory health insurance. If you arrive in Thailand on a 60 day (min) tourist visa, you can apply, to convert the tourist visa to an O visa which does not require expensive, mandatory health insurance.

1. You omitted the O-X and a few others that fall under the O category, also, you are being being pedantic 2. Then I guess you have never travelled away from home for more than 24 hours. Either that or you've been breaking some rules.

What does 'combination of both' mean? I'm an Indian citizen, preparing to relocate to Pattaya this year or next on retirement visa. My source of income is interest earned on time deposits in banks in India & govt securities. My annual income is approx 1000000/- INR which works out to about 400000/- THB. So how much deposit would I need to place with Thai bank/s? Any inputs much appreciated 🙂

The deposit amount required is 800,000 THB. By combination of both, I assume you are talking about combining income + cash in bank. If so, it is simple, let's ay you have 400,000 in the bank, you can make up the other 400,000 by showing regular monthly deposits for 12 months that total 400,000.

I think you could do it on the same day. Or you can do your 90 day up to 15 days before or up to 7 days after the due date.

TM 30 what about the fact when you arrived in 2019 and not left the country since then!! There was no need for a TM30!! So there has never ever been a receipt! Last August I returned from Indonesia, I had a re-entry stamp, no TM30 was made up upon my arrival. I have my yellow book and I am the owner of the house. Maybe you only need that TM 30 when you enter as a tourist and want a Non - O visa???

That’s what I’m trying to figure out. Tourist visas start the day they are issued and I’ll be traveling for just over a month before I get to Thailand so….. I’m concerned that I won’t be able to be in Thailand in November when our 3 country tour starts. I know people go in and out with multiple entry tourist visas. With a 60 day visa renewable for an extra 30 days. Is it still possible to come into Thailand, then leave for a few days and get another 60 days? The Thai consulate in Los Angeles has never responded to my email.

You are correct, one could use an income affidavit, but not all countries provide them once you are in Thailand, so I did not mention it a second time. Three major countries that don't are The USA, The UK, and Australia.

Ray, I’m coming to Thailand in July and I want to stay through February. I would really love to explore parts of the country that I haven’t seen yet. What do you do if you don’t know where you are going to be the whole time??? I have one reservation for 1 month. I have a trip booked with Gate 1 with my brother on November 13th that goes out of country for 3 weeks, but then I wanted to return to continue exploring to possibility of living in Thailand eventually.

How do you plan to stay that long? What visa are you travelling on? Whilst you are in Thailand, if you check in or out of a hotel the hotel staff are required to report your coming and going to immigration.

Any time you leave the country before a 90 day report is due the 90 days starts again on the day you re-enter Thailand. In other words if it comes due while you are overseas, don't worry about it, it will kickstart again on your return.

If you are referring to a multiple re-entry permit, you should come back at least a couple of weeks before your visa expires to give yourself enough time for renewal. If you return after the expiry date, obviously your visa will be void.

So lets say I get my my O visa, rent a house and submit TM30. Two months later I go and stay in a hotel in BKK then return to my home address. Do I need to submit a new TM30 because BKK hotel would have written one when I arrived there for my 2 night stay?

No. At the moment you only need to file a TM 30 when you return from overseas. I have never known a hotel to give a guest a TM 30 receipt. Of course it should be on the immigration database. But will it be ?

Ray can you clarify the accommodations issue for me, please? I understand that merely having an apartment or condo for one month is not sufficient. I have been told that I need to have a contract or lease for at least six months or a year to qualify. Also, I have heard that leasing an apartment is not acceptable - that the accommodation must be a condominium. This has been all very confusing for me and I hope you can clarify. Thank you.

From whence, indeed. in the course of doing my research on the O visa, I have found a lot of conflicting information. Visa agents, ex-pats, Facebook groups - everyone has “facts” ideas, suggestions. Some is current, some out of date and much of it just conjecture and BS. It is very difficult to find definitive, reliable information I can trust. Makes a difficult process even more frustrating.

In all of the proceses described I see so many contradictions and paradoxical situations. Such as: I understand it is difficult to open a bank account, and in many cases get a lease, until you have an approved longer term visa. Yet they are prerequisites. If applying from your home country, how can you open a bank acct in Thailand that requires being there to do so? It also seems unclear how to prove pension income without being able to show it being deposited into a Thai Bank for some period of time. It appears the US Embassy in Thailand is no longer issuing income affidavits, so that is not possible. It all just seems to require a great deal of luck, and too much to depend on to be able to plan for retiring there.

If you leave Thailand with a re-entry permit and return to the same address do you need to get another TM30 completed by your landlord?

Have my 60 day pre approved Tourist Visa now and will be Thailand for December January. I will use an agent so I am sure everything done correctly. Can't recall your wifes name at the moment, however in the past you indicated she has a consult business. Get a bank account sorted on in December/January. That will be one headache sorted out early. Best use Kasikorn or Bangkok Bank. They are 2 banks that allow deposits of more than 50 thousand baht at a time.

I hope this is clear. The 800K must be in the bank for 90 days before and after your renewal. So, 90 days after renewal, you can spend some of it, but the balance must never drop below 400K. Then 3 months before your next renewal, the balance must be back to 800K.

Very well explained, I'm in Thailand on a oa visa , do I have to leave Thailand to get a tourist visa or can I stay and apply in Thailand not having to leave , then apply for the 0 visa .

Sadly, you cannot change an OA to an O in Thailand. There are 2 ways to get an O. Go home and apply for a 90 day O visa which you can renew for 12 months in Thailand or arrive on a 60 day visa and convert to a 90 day O visa in Thailand then apply for a 12 month extension 60 days later. I hope that is clear.

If you are speaking of a visa that requires you to leave every 90 days, I am not sure, that is something I have never used and my wife has never helped anyone to get. If on the other hand, you are speaking about a normal 12 month O retirement visa, the multi entry permit has nothing to do with the renewal of your visa. The re-entry permits, multi or single entry are applied for after the issuance of your visa on a separate application.

You should make clear , your wife’s , services , are only available in your specific area of Thailand, Also the Australian embassy in Bangkok , will have nothing to do with supplying , proof of Pension income Peter

I am so glad I switched from a Non-O Retirement VISA to a 10-year LTR VISA. The TM30 nonsense is not only inconvenient for the VISA holder but also the landlord, hotel and a house book-holding Thai spouse!

very clearly explained, thank you! i live in my own condo. do i need to file TM30 every time i left thailand and return from overseas? i did ask changwattana immigration counter and the answer was yes, but another youtuber said no need. And what if i return to my own condo after visit to a hotel or province inside thailand, TM30 also required?

Some people say if you are returning to your rented or owned home a TM30 is not required, others say it is, so just to cover my ass I visit immigration the day after my return and do it myself anyway. Interestingly, the immigration officer has never told me I don't need to.

I’m came back from a Japan holidays in February. Went to immigrations to do a TM30 and the lady checking paper work at the front desk (Jomtien Immigrations) said since I was returning to the same address on a retirement visa a new TM30 was not required. I asked when did that change and she said two weeks ago which would’ve been around 14 February.

Please, could any one advise an immigration agency (with reasonable prices) in Bangkok to assist me get a Non-O visa (one year long ). I am currently in Thailand and have an O-A visa (for one year) which will expire in a few months. Also , where can I get the forms for Non-O applications. I know they have them at immigration centre but I wanted to save time and fill out all information before going to immigration office.

You cannot change an oa visa to an o visa.

The only way to change to an o visa is go home and apply for a 90 day non o then return and renew as o. If you leave to do that before your visa expires, do not get a re-entry permit so your oa visa gets cancelled on departure from Thailand.

A retirement visa has less paperwork and an 800,000 deposit and you are correct, the marriage visa only requires 400,000. Otherwise they are about the same level of difficulty.

Hi Ray, really like your video and Thanks a lot. now I have a question for you that I heard Thailand banks don't open bank accounts for the ppl with tourist visas, they need long term visa, such as o visa, working, study visa etc. but those ppl with tourist visas need to open bank accounts before apply O visas when they are already in Thailand. looks like the dead loop in here. can I know if you are aware of this? if so, how we can get this settled? Like many things in this world, it's not what you know, it is who you know. If you are in Chiang Rai, my wife can help you if you have a passport, a driving license (with your photo), a Thai telephone number (a SIM card is cheap), and a Thai address that you can use. Other than that, I can only say, visit banks until you find one that will open an account for you.

My wife is Thai and owns a house in Thailand. I would only like to stay in Thailand 6 months a year. A tourist visa wont cover 6 month what other visa would you recommend or would it be easier to do a visa run. It would have been great if they had increased the visa waiver to 90 days then i only need to do one time visa run.

Is there a minimum requirement period for the rental agreement? Is it even possible, say, book a hotel or airbnb for 1 month for the purposes of the "O" application if there is intention to travel all around thailand during the 1 year allotment rather than being forced to rent a semi-permanent "place" which will generally not be lived in?

No, there is no minimum. But a hotel or Airbnb are not good choices. There are many condos that can be rented monthly and provide a rental agreement.

So when I went to Jomtien immigration, I have a Non O retirement visa, to give them my new address last September, I filled out a form/TM30? they kept it and put the new address in their computer, the immigration office never gave me a receipt or TM30? So when I go for my 90day report I do not have a TM30, although they have my new address in their computer system?

No I don't know any expats on leased land. But I do know that if you build a house on leased land and something goes tits up, at the end of the day, the house is the property of the landowner. The same is true for people who buy land in their wife's name and build.

As foreigner you can own a house but not the land it is built on. You lease the land for a max of 30 years. If you have a Thai company you can buy land but that is a different ball game altogether.

Not 100% sure what would happen after 30 years no one I know has had their home here that long yet. What most people do is have a contract signed with the land owner for a 30 + 30+30 year agreement. How this would stand up in a Thai court I do not know. Thousands of farangs own their homes on leased land.

According to a tax lawyer that I spoke with last week, most expats don't know it but in reality we have been liable to pay tax for many years, but for some reason or other it has not been enforced. At this point we don't know if it will be enforced going forward, but it is a concern for many, myself included. However, it will not be a reason for me to leave because the cost of living in Australia far exceeds the small amount of tax I will owe after already paying tax. Any taxes paid overseas are deducted from any tax due in Thailand.

@@jamesh4066 Before considering a 5 year visa check the next video about Privilege Visas, and take a close look at the cost and benefits. Personally, I do not see the value. As to insurance, no you will not need to show insurance when you apply for your 12 month extension.

Hi. 1. If you leave the country, your next 90 day report is due 90 days after your return 2. With a non-o visa you will not need a return ticket. You're welcome.

The renewal process is exactly the same as the initial application, assuming the initial application was made in Thailand. Oftentimes one can get a bad officer who just makes it difficult requiring you to try 2-3 times, then there is the language issue. Using an agent you won't have these problems. Having said that, renewing your visa is simple but not easy.

Making YT videos while resident in Thailand is about to come under scrutiny. Thai govt announced two weeks ago, even if income is paid into foreign accounts. Could have big impact on the many farang creators as it will be considered employment. You are allowed to work on your (wifes) land! We (the wife) have a farm in cha-am. I am legally allowed to do as much work as i like on the land. I am not allowed to profit from what we produce but we have a joint bank account so it makes no difference.

Yes, sorry I was just lightening things up with a little humor. I will likely be trying to apply from my own country, tjhe US. My primary question is, for a bank statement, I can meet both the income requirement and the balance requirement. I will have recently transitioned from working full-time to retirement, so my bank statement will show a higher twice monthly income changing to a once monthly lower pension income, pet store near income requirements. Will they not accept the fact that I've only been receiving the pension for a short period of time? If that is a problem I could still do the balance requirement in my own bank. Another consideration is it I will have moved from one state to another just a few months before applying. I would like to open up a new bank account in my new US location. But would they have a problem with a bank account looking at new?

Yes, I totally get that. I used an agent when I first arrived 13 years ago. Then I met Jen and she has helped me ever since. The biggest problems are language issues and the fact that immigration officers often want something you did not bring to the party.

@@drkenchao1849 Many agents have immigration officials. on their payroll to validate their businesses. for example, falsifying banking requirements by offering money into an account within the allotted time-frames. additionally, they may arrange a passport stay extension to a province far-removed from actual location.
