    My broker tells me to NOT focus on leases all the time because I won’t make a lot of money. But a lot of the people I know aren’t ready to buy. I figured I can help them lease and when they’re ready to buy I’ll be their agent. I think you just changed my mind on this.

    Some money is better than no money and it's all about quantity when it comes to leases. They're so easy that you can knock out many of them in a month.

    Well if you need to show a property you would most likely need to take uber or something. You can do rentals without a car though because those wont really require you to go anywhere.

    Definitely Market specific, Im here in Memphis, and leases on pay $100 90% of the time, I’ve even seen $50 or 15% on “high end” which for Memphis rental prices downtown is only around 700-800 bucks. To work leases is definitely only a long term client play here.

    How do you get into leases with a real estate license? I currently am a leasing manager/agent, I work for a management company and get paid hourly plus commission but the pay and commission is now where close to that type of money. How do you get to lease apartments they way you did? As far as I know the property management companies I have worked for don’t allow real estate agents or referral fees since they pay their employees the commission. I’m very interested, could you please explain this to me? I would appreciate it so so much. 😊

    Zero leasing deals done on my side. I'm a realestate realtor working with Coldwell Banker Prime Properties in Central New York. At some point I tried rentals, but I haven't done one deal yet. Still telling people if they want to buy, rent or sell realestate with me 😁

    Hey man question, I am down in Houston. Do all apartment complexes pay a commission for getting someone to lease at their property or is it only certain ones? If its only certain ones, how do you identify which complexes pay a commission and how much they pay? Maybe im asking a dumb question and I just dont know enough about the process yet

    Of course. When you're licensed, any money that comes in from real estate is split with a broker.

    I work with a guy right now that used to own his own brokerage and his biggest piece of advice to me has been- wait for it- GET LEASES! Because it’s easy money coming every month, and if you get enough, you have a basically passive income to free you up financially and time wise to make more money selling or doing whatever you want to do. I’m just unclear how you get paid, whether you are paid by the complexes or owners/landlords, or paid by the client. I know when representing a buyer in a transaction, you generally get paid by the seller, but I’m still unclear on how that works in a lease. Maybe you explain it later in the video. Let’s see!

    I actually had a random thought. Having a license in a state, are you allowed to basically work all over the state? As long as your brokerage knows? Go big or go home right?

    devildog3752 Typically you'll be confined to an area just because crossing the state to do business isn't practical. I'm in Pittsburgh. Could I sell in Philly, yeah; but I'd have to subscribe to the multi-list that covers the east half of PA. That costs money to subscribe to a multi-list, things you'll find out soon, start saving. Not sure how VA works but it doesn't seem practical to zip around the state.
