    Awesome job by yourself. Just a tip on the next one some thing I’m glad I learned. Especially in a bathroom when you have the drywall stripped, plan ahead. Where are you are going to install the toilet paper holder, towel bars, hang a mirror etc. I like to put in 2 x 6 or 2 x 8 blocking stud to stud behind the drywall that way you have something solid to mount to instead of using drywall anchors that eventually fail 90% of the time. 🇺🇸💪🏻👊🏻🤙🏼

    100%. I've been blessed enough to really only do work in higher end areas and on very nice houses. When I did smoke cigarettes I had a can with a lid, that I kept in my car. Always put the butts in there when I finished the cig. Never had an upset customer and we end up doing more work for alot of the same people and eventually their neighbors. 90 percent "word of mouth", 2 man business, and currently were sitting at 23 jobs scheduled and ready to go. Probably 24 after tommorow. Long story short a little cleanliness and respect goes a long way

    I agree. Giving you false statements about doing you a favor on cost, which he didn't, then such casual disregard for your property and you are supposed to think you can trust them to do the job correctly and on time? Nope.

    I think that when someone shows that level of unprofessionalism on first meeting you could expect their work to match. You made the right call. Also imo I would hire out the drywall still, they'll be able to hang and mud that house up so fast it'll feel like it was worth the money in the end. I do enjoy hanging drywall and maybe even to an extent mudding, but man do I hate sanding.

    If He would discard of cigarette on your property he would smoke if you were not there inside the house... it seems to be normal behaviour for people who smoke to just discard a lighted cigarette and walk away thinking nothing of it I've seen it so many times I always go and tried on it because I think a dog might read on it or a child might pick it up, pure laziness... but it's not unusual amongst the smoking fraternity! The fact that he didn't even think it was a big deal smh!

    Throwing a cigarette in the owner's yard shows how he will treat the rest of your property. I had workers leave trash in my yard after they encapsulated my crawl space. I called the owner to have them come back out and pickup their trash. What really made me mad was I had ice cold Gatorade and water for them every day they were here (over a week) WITH a huge black bag construction trash bag for whatever. SMH Some people...

    Same here with different contractors, tree trimmers and others, no respect at all, water bottles, gloves, burger wrappers, left after work was done... just pisses me off how people don't care even if the business card say "professional" means jack-shit at the end of they day.

    Around ten years ago I unpicked some work someone I know had done in the mid-90s by a handyman outfit. It was an old place with doors connecting all the rooms, so one of the rooms ended up having three doors, two of them big double doors. They ended up building a stud wall in front of those doors and covering it with cheap sauna-style 15 mm pine T&G. I was supposed to work on the electrics and discovered they'd just extended the original wiring of all the light switches and sockets back in the original wall and screwed the sockets into holes in the pine without any boxes. I told the owner it might be more work to make that pile of crap compliant than to remove the false wall and put everything back where it belonged, so that's what we did. Inside the false wall we didn't only find the original doors cut up into several pieces each but also cigarette butts, empty packs, food wrappers, supermarket receipts, plastic bags, even food leftovers!

    Crazy! My husband offered a beer to the guys that did a large fence job for us and dude just threw that metal cap on the ground right at my hubands feet! 18 years later and he will still fume about it.

    Nice to see they seam sealed. A HUGE amount of loss goes out seams and gaps. I'd be concerned if they did NOT do it.

    Yes, you are right as fiberglass insulation does not stop drafts but that caulk and spray foam does. That house should be fairy warm in the winter with all that sealing and insulating!

    Lol I worked with a guy who respectfully asked this rich prune if he could use her bath room. She looked at him with disgust and told him straight up no lol. He took three steps back and pulled down his pants and shirt right on her freshly manicured box woods along her step's. She was pissed lol.

    the drywall price sounds right to me being a drywall contractor for 40+ years i always charge more for a house like that it just takes more time to do. its the nature of the beast

    I'm a smoker, and even I wouldn't appreciate someone discarding their butt on the ground like that. It really doesn't take much effort to field strip it ( remove cherry, and tobacco from the filter), and put the filter in his pocket. This place is nearly done! Gotta be a great feeling.

    My crew and I got in trouble for all the cigarette butts on a roof top we were building scaffold on. Lol. I don't smoke cigarettes but my crew and supervisor chain smoked all day. Must have been hundreds up there.

    Haha looks like I’m not the only one who was like “yes sir you should skip the cigarette guy!”. We hired a company to do a roof on our house and they were TERRIBLE. Owner showed up to do the estimate in a really nice truck…they also had a great big enclosed trailer and seemed to know what they were talking about. We agreed on a price and gave them a deposit a few days later. My husband did all the tear off by himself (2 layers of T Lock shingles AND cedar shingles) and put all new sheathing over the entire roof. He called the owner of the roofing company to ask some questions and the guy didn’t respond for days. He finally sent a guy out and the guy looked at it from the ground and said it looked fine. That should have been our clue to cut ties. Fast forward to the first day on the job. 3 guys show up to put the roof cleats on so they can be up there safely. They didn’t have a ladder tall enough to get on our roof (approximately 28’ to the bottom of the soffit). No sweat we have a 40’ ladder. They didn’t have any nails to nail the cleats on with. No sweat we have nails. They didn’t have any 2x6 boards to put on the cleats once they were installed. Ok…we have those too. At this point we are super skeptical but still trying to work with the guy because he came highly recommended from a friend. Each day they came by, it got progressively worse. Most days only ONE guy would show up and he usually didn’t have the proper tools to do the work. After complaining and telling the owner we were going to have to cut our losses after no one showed up for an entire week, the owner promised us he would have a full crew over the very next day. 3 guys showed up. They didn’t have safety harnesses. OSHA ended up stopping by and the owner got fined and we ended up buying harnesses for the guys out of our own pocket so they could continue working. They also didn’t have tools and didn’t clean ANYTHING up. After a couple more weeks of very little progress we finally told the owner we needed to find someone else and requested a refund on whatever was left of our deposit after paying for the worker’s wages and supplies. The owner promised us that the shingles and whatnot had been ordered and were due for delivery the very next day. The next day came and went and no shingles. I called the supplier and they said the supplies had never been paid for so they weren’t on any schedule to be delivered. In the midst of all this we also learned our contractor didn’t pull a permit so we were in violation for that and the work that had been done thus far was wrong. When telling the owner about it he said he didn’t care about permits and we should have pulled one (lesson learned) and that they had planned to fix all the wrong stuff before they put the shingles on. 😒 Why do the work right the first time when you can do it wrong twice? Amirite?? Turns out it was even worse than we thought once my husband got up there and took a look. Cigarette burns in the synthetic felt. Tears in the the ice & water shield. Improper installation of the felt AND the ice and water shield…. So now we are out our $5000 deposit AND have to redo most of the work they did AND had to hire someone else. Moral of the story: If you get a bad feeling about a contractor, DO NOT USE THEM. Side note: we also discovered that the one guy who did show up reasonably consistently was also making TikTok videos on our roof while he was supposed to be working. He was also the one who put the cigarette holes in the felt and installed everything wrong. So yeah. Even if they show up doesn’t mean they are working or doing a good job.

    My wife hired a large, well-known plumbing company to do a major repair at our house and there were a number of things the crew did that rubbed me the wrong way but like you, I was not happy about them leaving cigarette butts all over my garage, driveway and yard. I would not allow my staff to smoke on a customer's property. Go smoke in the truck. Even better, quit those coffin nails.

    I guessed 10k for the drywall, so I was pleasantly surprised to see you got quotes for 7k and 6800. Your window pricing is very reasonable also. They charge up to $2k/window in my area of northern VA.

    Caulking all the places where wood meets really cuts down on drafts. I can testify from my own experiences remodeling older homes. So simple with such a huge impact, well worth it.

    I agree about the cigarette. First off, it's unhealthy and disrespectful to his personal health and, if he has a family, to his family's future. I worked with a guy who had been in the service, and when he was done smoking, he dismantled the butt to make it more "organic" and to deteriorate more easily. Hopefully, he watches this video! House looks just great! Enjoy the more seasonable weather.

    "Field Stripping" a cigarette butt is what you're describing in dismantling the actual butt. I've heard some older Army guys talk about it when I was younger while referencing the minimizing of any traces of someone being at a particular location in a combat situation. This was also expected while being stateside as well. In doing business in general you're supposed to be impressing the potential customer not disrespecting him/her.

    We decided to remove the popcorn ourselves because we were quoted $2000 for just the ceilings in 3 rooms. So, for a whole home being around $7000 seems reasonable(ish). The cost of everything has gone up so much. Gas is over $6 a gallon where I live.

    8:21 Can I give you (and other viewers) a safety tip? I installed exterior shutters on all my 2nd storey bedroom windows, so the idea came to me. from wiki: _Each year, there are more than 164,000 emergency room-treated injuries and 300 deaths in the U.S. that are caused by falls from ladders. Most ladder deaths are from falls of 10 feet or less._ An easy safety trick is to attach a rope to the top rung of the ladder inside the room to something heavy (ie: bed) or tie it to a wood frame. I then go one step further and add a second rope and attach it to my waist. That way if I lose my balance I can quickly grab the rope (its easy to grab since it's attached to my waist) It takes just an extra 5 minutes to set it up per window, but I can pretty much guarantee I won't literally break my neck! I climb the ladder with confidence knowing I won't have any problems.

    I personally would do new construction windows and re side the house. You can order new construction windows any size you want (custom). Windows you could easily pop in on your own that way, and pay to have it sided. This also gives you better sealing/flashing. You would prob be about the same $ as your window quote. It'll update the old aluminum sidling look. I had 600sq ft (1/2 a house) drywalled for $3400 1.5 years ago. Very straightforward job and straight walls. Your quote does not sound to bad with the setup (midwest $).

    I completely agree when you are choosing someone to work on something of yours that you've spent so much effort on: Go with your gut. You already have the expertise and knowledge to have a good grip on the pricing, but on WHO you chose, that's the gut feeling. It truly looks like you've "rounded a corner" on this place since the inspection. I am really looking forward to seeing the finished product.

    Since you're saving money on DIY'ing the windows, I'd just "hold my nose" and pay the drywall price. That's a heavy and tiring job, and your body will thank you EVERY single day that you don't have to be doing it! 😁

    I would absolutely get another estimate on the drywall. Yes, the house is a little odd. Yes, it has strange angles. However, a professional team of drywall installers could still knock something like that out in a day. I've always found that the ones who show up in nice cars, wearing nice watches and clothes are the ones who charge the most. It takes at least 10 estimates for me to find a balance between quality work and decent price. Finding someone in the 5k range should certainly be possible.

    That's no joke. In October I had my home (2940sqft built 1904, complete gut and refit) completely fitted/finished for ~$8,200 including a 24x40 garage.

    I agree with your feling about the cigarette butts. No telling how many there would be in your house and yard when they are finished. Not only that you may also smell it on the drywall.

    I love the look of the house, but can I ask why they didn’t insulate the downstairs ceilings? I mean, obviously not for weather proofing, but just for noise reduction? Wouldn’t that make a big difference to try to reduce the upstairs noise? Just wondering if that is pretty standard or not. Keep up the great work, looking forward to seeing you finish this project!

    With all the different angles and ceiling pitches it doesn't sound too far off. I paid 1800 for a 36x36 garage drywall tape & mudding and texture.

    I can't wait for drywall. Been following since the start, my favorite part of the renovation is the beauty aspects, the stuff the renter sees. I know you tend to go for the cheapest or most functional options, but I am looking forward to see how the upstairs bathroom, the bedrooms, and the kitchen turn out.

    Insulation looks great., good milestone...As for the drywall, get 3 bids, remember the price of everything has gone up...the cigarette on the ground is just old school and not meant as disrespectful but I get it (especially if it wasn't the only red flag). Place is coming together nicely. 👍

    You have to take into consideration the mark up these guys are adding to the windows and drywall, anywhere from 15% to 20%. My buddy does cabinet,trim work and decking, he bases his mark-up on a few factors,distance/load size being the biggest factor, these days with the scarcity of many building products he has to travel farther which raises his cost, although he doesn't like doing it he has had to raise his mark-up to 20-25 % which adds quite a bit to how much he charges for the jobs he bids on. He made a remark recently about a deck he was building, the same deck a couple of years ago would have cost a few thousand dollars less. Buying the supplies yourself as you are doing with the windows eliminates that markup, I would do the same with the drywall.

    around here, its about 1.30-1.40 per square foot wall area for a level 3 finish.

    That is some great progress! Seeing the walls and ceilings with insulation in them made me realize I don't remember if you've mentioned how the house will be heated and ventilated? Ductwork etc. Maybe you have and I've just forgotten about it - my memory is not the best. :)

    Your insulation guys did great with the caulking !!! 7,000 for drywalling -supplies and work to the point where you can paint is pretty good. And you don't have to do it. Home is coming along very nice. Great job. God bless. PS : I would have not hired the smoker after he threw the butt on my ground either!!

    Having re-done all the windows at my renovation myself, I think you're on the right path to both save a bit of money and insure great results. Besides, I've found window installations to be one of the more satisfying parts of the renovation game. Enjoy! I've also re-done all the drywall at my current renovation. I have a house that is slightly bigger than what I see you have here. Understanding the effort and time (as well as expertise) involved with a project of that magnitude, I personally would have expected higher quotes. Unless you're planning to do it all yourself to save a bit of money (though certainly not any time) I'd say those numbers sound reasonable. I RARELY hire out work on my project, but when I do I always pick the one that inspires the most trust and confidence. Go with your gut on these things, though that means you'll seldom pick the lowest estimate.

    7 years ago we had out 2400 sq. Foot house dry walled. We paid $7,000 materials and labor. This was a family friend so not sure if there was a discount but we wouldn’t have had anyone else do it. It is a 100 year old house which made the spacing of the studs uneven and we had some weird pitches to our staircase as well.

    Totally agree with you on the cigarette thing. Shows a lack of concern for the homeowners property and will likely be a showing of any future behavior.
