£700k for no dining room (it's a dining kitchen, I know), no island, no high end finishes, and no built-in wardrobes (staging is trying to draw your eye away from the space you'll need). Come across the border to North Staffordshire and get plenty more bang for your buck.

Agreed the finishes are really mediocre, shocked they think ppl are stupid enough to not look past this. Kitchen tiles are so cheap. Should have done herringbone pattern, used better tiles etc. this is so not worth the price.

maybe................liked ALL of it etc........but.......have to admit the bedrroms in the £700,000 etc town-house to me.....were on the long/small side for that money i,d "expect" more space from the bedroom shape........like make them more "square"c in shape than long/ish etc.......

Builder must be having a laugh at those prices!! Matlock is nice but ain't no way it's that nice!! Come down the hill just 15 minutes and for that price you get two houses!

Nice detached home BUT bedrooms had NO wardrobes in them with very little space to have them ..... not to clever at its price range ?

The lack of space for £700k is just shocking.Those buying what business do they work in ,even two doctors working could barely afford this £700k home?

I agree with many of the comments regarding these homes being overpriced and with badly thought out floor plans. You seem to be getting very little for a pretty hefty price tag. The UK is lagging behind many other countries in regards to house size and price. The £700K house is only 18 squares in size and with minimal extra fixtures and fittings. A house that size in Australia (regional areas not city) would cost between £170K - £220K with a much nicer fit out and feel more spacious. I’ve got a 36 square house with extra fixtures and fittings. It cost less than half the price of that shoe box! No wonder so many can’t get on the property ladder.

@@markkelly8461 i just think the floor plans don’t work in any, it seams like no effort was put into them and like the top floor with the bigger bedroom walking pretty much straight into a wall and the downstairs front bedroom has like no room it just didn’t work at all (talking about the first house)

I like the house style of these properties but I think the kitchens look a bit cheap for some reason, I think it’s the tile. But great video!

Finally! Wardrobes... the last smaller townhouse is the best. It flows better, it’s a much more down to earth property AND it has space for wardrobes. The other properties are cramped & overpriced. Whomever designed the interiors wants sacking. No imagination in the kitchens or bathrooms at all.

The developer took the absolute piss with designing those properties. Small, terrible layout, shocking box standard kitchen and bathrooms. Max id pay for them is £300k, and expect cash back to put in a new kitchen. Disappointed is an understatement

Thanks for video. I personally think all the rooms are a bit of a squeeze. 3m wide is not enough for most rooms. Also, I like the idea of car ports but overall, it tends to fail unless they allow at least 2 cars for every house and 3 for 3 bed house upwards. Most families have 2 cars and some have business cars/vans or guests visiting. My estate can be a joke some times. But wishful thinking. Hopefully they have adequately allowed. Pricing seems pretty hefty for this area. I've seen bigger and cheaper in Kent. That said, Gardens are more generous than Kent.

Do people that live in the UK not desire closets; especially walk in closets? I mean we’re talking nearly 700,000 here, and if it were me I would want nice walk in closets. Most places here in US America even on the budget and have a master suite with large or many of them have walk-in closet. And you could buy three of my houses for the cost of that one.

You are correct. US building codes require closets. So it is strange not seeing them. I also keep noticing the small fridge/freezer combo, which might be perfect for one or two people but not for a family. It is unfortunate to see builders cut corners yet charge so much money. However, location is everything. I just saw a tiny cowboy shack for sale next to an old saloon in Colorado priced for 350,000. Yikes!

The last one has closets but no refigerator :/ not my type of homes really

Does anyone know why new builds in the UK always use radiators? Radiators haven't been used in American homes since the 1950s -1960s. Every new build in the U.S. has forced air heating and cooling (as well as under-floor radiant heating in more recent years). Radiators get hot, they're inefficient and they take up space -- which obviously is at a premium in these itsy-bitsy teeny-tiny new builds. Someone said new builds in the UK are so small because there is no land to build larger homes and apartments. What about all those manor homes that have 60,000 acres? Can't those be broken up down to 2,000 or 3,000 acres with the remainder used for building bigger homes that aren't the size of a doll's house? Also, no closets in the bedrooms or hallways and no storage cupboards in the bathrooms. One thing that is impressive: heated towel racks in the bathrooms. That's a real luxury in the U.S. I guess the heated towel racks are needed because these houses are so cold all the time from the old-fashioned radiators.....!! Nevertheless, we LOVE Matt & Summer here in the U.S.!! xxx ooo P. S. -- Please pop up a map the way you used to do that shows where you are located in relation to London!!!

Nice video again. Great looking 700k house, but again downstairs is too small for this money. Especially when you look at what you can get elsewhere in the area or surrounding villages. Gardens appear to be on the small side. I'd expect more garden. Maybe too overlooked too.

Love your videos and your content👌. I am quite frustrated with developers who really are doing the most these day hoping to sell extremely overpriced houses built with cheap components 😅. How can one possibly think it is a good idea to have the house garden depending from the bedroom when all living areas are upstairs? (Not sure it’s convenient for gatherings) Also, why are most kitchens built on the first floor. Again not convenient if you have kids, are disabled or are receiving guests ? The kitchens pretty look like the ones at work which a shame for the size of the house. Developers need to do better because this is dissuading people from buying.

As an architect, I find the layouts of these homes to be quite inefficient, with so much wasted space whilst the rooms are oddly shaped. The designers really need to do better at these prices...

No option for car charging except for middle house. All the rooms are tiny. At least the ceilings aren't low everywhere. Typical modern UK housing, just not very good.

Why they couldn't put radiators under the windows serously it is a new house?

My condo is 600 sq ft, and even it has a generous walk-in closet without sacrificing living space.

Interesting to see but multiple stories seem to cost a lot of space with the stairs and hallways. Combined with uninspired interior design it feels like a granny's prison more than a 700k triumph :) and I see other commenters have a similar impression. Does England suffer a bit from lack of style?

Seriously who designs bathrooms with the vanity/sink below a window?? People need mirrors!!!?!?!?! how does one do their hair, brush their teeth or do their makeup/skincare?? WHTTTT?? i just cant! I've been seeing this a lot recently and cant stand it

I really love the style of these new builds, great work of architecture and design, personally I would of preferred a island in the kitchen in the first property. Out of all properties, 3 is my favourite! 👏 👏

The room sizes are decent, but the proportions?? Far too narrow. The layout of the 2nd house is dreadful. This is supposed to be a family home and yet the kitchen is on the middle floor. How the hell do I keep an eye on my 2yr old when she's in the garden? It's a 3 bed house. Never 4. 2 houses in and I'm hating it in a way I have never done with any of the estates you have toured before.

The only one I like is the two storey town house, the others are really small. And the kitchens are awful

Wow, they did not look like good value for money. Basic tiles and materials. Not sure why Matlock appears to be so expensive. Not impressed.

£700K, no way - Poor design and layout. So much wasted space, oversized bedrooms and tiny living space. Comes to something when the cheapest of the 3 has the better layout. I wouldn't buy on quarry land under any circumstances
