Dig it straight and install a culvert/drainage tile big enough to handle whatever comes through there and bury it /fill it in.

Christopher good question, it the taxes on the house. I would want to bulldoze the house, and reduces the taxes by 28K for the land. $70K is to high for 5 acres.

Yes this is this same place been on the market for 3 years now. A lot of problems, the house value is one of them $28K over valued.

No the land would be what every other piece of farm land is worth in this area. &K per acre. 5 X 7 45K at the high end. Not 70K

That would take so much to clear that land they would have to want it a lot to do what it would cost. Maybe just live near that old house in the front in an RV.? I dont know. If you like jungle it would be nice.. lol

Handyman headquarters is correct. It's not about having the cash to buy. It's about structuring your offer so both parties come out winners. Plus why use your money if you can use the sellers? Seller financing can bridge the gap between their price and where you want to be. Show the seller numbers that work. By the end of this video it sounds like you already purchased this property. Congrats if it all worked out!

Orange county NC, county taxes 5 acres, on 70K is about $800 per year.

You should work on buying that land next to you so you don’t get stuck with a pile of meth heads or other drug addicts living next to you they could have a landfill back there smoking toxic fumes 24/7 couple hundred cars piled up and noise if that happened your log cabin and land would be devalued.
