    From past sales history I got comfortable asking what’s their budget, and that usually helps me avoid the pre approved question. Never had an issue, it’s friendly while getting to the point

    Thanks for the video. I think the timing of asking if they are pre-approved, also is it there first home buying experience makes a difference. I think saying hello are you approved is yes a bit much. Also, I don't know any agents that use a BRE, most if not all buyers I know would not even sign one. Not to mention showing prescurring cause is overwhelmingly hard to prove. Waste if time, move on and focus on productive clients. Great video.

    "Will you be paying cash for this house or would you like to finance through a lender?" Asking if they would like to finance through a lender doesn't come across as judgemental as asking if they are preapproved

    Is it not mandatory to get the exclusive agreement signed at one point as you are working with them?

    Great question! An exclusive agreement is not required. When an agent makes an offer with their buyer, the agent will have the buyer sign an Agency Disclosure (CAR form AD). This form IS required by escrow to solidify the broker and principals relationship, but the buyer broker agreement is NOT required.

    😂 that’s funny story. Why would anyone yell out are you pre approved? SMH. I agree with the way you modified it. 👍 unless the interest rates are not great then edit that. I don’t agree with not using the buyer agreement for many reasons it would be to long to write. That’s why it’s important to build report. Create a bond for them to trust you. If it’s not a good fit then you’ll know right then and there cuz they won’t sign. And move on to the next because there are people who will commit to you and refer you business. Those that don’t want to commit after going out there and talking to other agents they’ll come back if they like you

    Sometimes I give them the option to the you want to meet at my office or would it be quicker and easier for both of us to meet at the property? And then I let them choose I'm not scared to be alone with people I don't know.

    This video is from last year, not sure how it is now in CA, but in NJ, unfortunately, the agents don't even show any houses before we get that pre-approval letter, and yes, I do hate that question as well, lol. When you talked about buyer broker agreement scaring clients, and you don't want to be tricky with the clients, isn't what the State Exam does all the time? It's almost like they are trying to show you how you need to be as an agent, tricky! 😅 jk Thank you for the hints, I actually like your approach and think alike, really help people! I've been there as a client and I know how frustrating it is when you are not treated with respect and some agents only see you as a dollar sign. Have a blessed one!

    @@USRealtyTraining hi Robert, thank you for responding. I’m not sure if that’s a norm or just NJ being NJ. lol Before the pandemic wasn’t like this. The only explanation they gave me was… “we are asking for the pre-approved letter because there’s a lot of “curious” ppl out there only going to check the houses”. 😒 I guess they got tired of wasting their time with “curious” ppl. 😅 and with this high demand they are giving priority to those really interested in buying. Not sure though, I guess it’s temporality until this market goes back to normal. Have a blessed one! 🙏

    If they want to meet elsewhere then go for it. Just remember your goal of the meeting, come prepared, and don't forget to take notes on what they're looking for in a home. You want to make this a productive meeting and actively moving towards the next steps with them. Good luck!

    I'm happy to. Thanks for asking. In short, it puts the buyer in an uncomfortable position, which is the antithesis of the agent's duty. When an agent asks a home buyer to sign the buyer-broker agreement, the buyer is contractually obligated to work with the agent. This brings legalities, more contracts, and pressure into the relationship between the agent and buyer. Asking the buyer upfront to sign the contract can make them feel awkward because they don't even know you. A real estate agent's job is to make the home buying process simple and as stress free as possible for the buyer. A contract that declares the buyer must commit to an agent could scare them away. It's a lot to ask for the buyer to lock themselves in like this. When agents connect with buyers on an emotional level, they don't need a buyer-broker agreement. They will naturally commit to the agent, because they feel comfortable. That's what this job is all about. Making the buyer (or seller) comfortable. Hope this clears things up a bit.     I'm not gonna judge the guy. We all come from different backgrounds, so who knows what was really going on. The important thing to know is understanding how your tone, phrasing, and timing all affects how you communicate with people. Lesson learned!
