    Mr. Rao, other than the cost of the construction, there will be liasioning charges for plan sanction, bescom and water connections, soil test, etc

    Looks great. I always wonder. How do people maintain such houses with so many gaps and crevices. I only see dust accumulation and cobwebs in 2-3 days time in Bangalore 😂 . Also the sky light and courtyard - do people just close it because it gets hot?

    Yeah true, You definitely need to hire few helpers around the house. Since it's gated community it might not be as dusty and. lso they can use such see through bricks as it's safe and they will have security. The temperature will definitely increase in the living room as it's open so they will probably close it and use AC.

    @@farooq0swd hi I am afraid I didn't get your question. We do outstation projects. Our drawings are very detailed and we like to oversee the work making periodic site visits. But sometime the clients also take help of local engineer or architect who can read the drawings and ensure its followed properly.

    @@farooq0swd if the site is pure rectangle or square and had no other features like trees etc inside or immediately outside the site the site measurement, north direction and some pictures will do but if the site has slope or has some irregular shapes, has trees or some other elements we request our clients to get a survey done. Also soil test to know the nature of soil which helps in designing the columns and footings .

    There is no provision of powder room for guest...!!!! Seems slight security concerns due to low height peripheral ceiling on wall with holes, easy to climb Nevertheless project is nice..

    Hi Lav. In our earlier proposal, we had provided a powder room. But then the client wanted a separate bathroom for house helps and drivers so we had to let go the powder room. They were fine to use one of the ground floor bedroom toilet . There is a separate hand wash though. 🙏🏼😊 It’s a gated community with 24/7 security guards and CCTV provisions are there in our site. Now there are other arrangements made to tackle security issue which I can’t discuss here. Thank you. 🙏🏼

    Always curious about how grills are tackled in modern architecture as we still don't feel comfortable to go completely grill-less in India. Very smart design choices by the architect to do a brick jaali/wall structure that provides security but still looks aesthetically appropriate and openable grill gates that hide from the view when not needed.

    Yes sir . It does. We have 4’ setbacks on 3 sides and in front the actual house is 15’ inside. the front what you see is an entrance canopy.

    Amazing Plan, thought I liked the plan. I have few notes below: One disappointment: Puja room is adjacent to bathroom of the bedroom. Otherwise. the usage of the every feet in house is good.

    Dear Harsha, you are right. And that is the reason we made a false wall in interior to separate the Pooja from the bathroom next to it. We have to find out a solution that economises space and yet keeps our beliefs intact.🙏🏼😊

    @@silentspaces Thanks you responded. I dont have a solution to create a space for Puja. I am not an architect or civil engineer. The plan is super cool and most homes generally of the idea to reserve just one bedroom in ground floor. You have provided two bedrooms and two attached toilets + a general toilet. I really liked this very much. I would prefer to suggest you for future references for my friends. Most homes do the hack of an additional false wall or create a small additional wall. but its something very close, you could hear the bathroom sound when someone is in Puja. I did spend a lot to draw my own designs when we recently constructed a home and most architects didn't appreciate to have two attached bedrooms in ground floor in 40*60 site. Glad my parents liked it to see a plan of two bedrooms with attached toilet + general toilet in 40*60 site. I have spent a good time to draw the design, interiors, 3d drawings, animations and understand vastu. As an architect to have pushed and given a beautiful duplex home of two bedrooms in the ground floor is appreciated.

    @@harsha_in_the_wild thanks for your appreciation 🙏🏼😊. Although the site is 45*75, the extra 15’ helped us to get a nice courtyard and 2 car parking space. As to the sound coming from bathroom, we have had no complaints so far from our client. Besides, there is a 9” brick wall and if I remember correctly, the EWC , shower and the wash basin are installed on the opposite wall, so there is absolutely no chance of any sound transfer etc. Anyways, we are glad you liked the overall design. 🙏🏼😊
