This project was an 11 week renovation of a 1990's semi-detached house in Suffolk. The kitchen and upstairs shower were replaced. The property was tiled and decorated throughout. This refurb was completed under £10K.

When you need to wash slabs or similar next, get a drum of Deosan red label and spray it on after you moisten the surface, let it work and then pressure wash off. Makes a huge difference. Once you’ve washed it all, spray it again and the rain will even do it’s bit to help keep it nicer for longer with deosan.

I agree! The neutral colours look way better! I had a friend who liked purples, orange, red & green colours and always complimented my Sisters house when she would visit, (my sister's house done in light grey & white.... minimalist..very tidy)....and she wondered why her own house didn't look as nice (she was also a bit of a pack rat)! LOL 😂 Long story short we helped her paint and redecorate and she said she woud never paint her livingroom (any room) purple or orange again. Just because you love a colour doesn't mean it should go on your walls!

I didn’t think the ceiling looked that bad ? My brother is a painter and decorator he swears by that artex thick paste as a cover up 😊

Not at all, there were no cracks on the exterior which meant that it was just internal movement cracks. It’s natural to have a slight bit of movement
What's the profit out
Looks like in subsidence area? The cracks seem quite deep. You should have got this in your house survey reports. Keep an eye out for new tears in future considering if you are still living/owe this property.

Hello, no these were not subsidence cracks as I had a structural survey on the house. Also there was no external cracking to the building…

A lot of flats I'm seeing have the kitchen next to to the lounge (not open plan), would it be advised to change the kitchen into a bedroom meaning the person would need to walk through the lounge to access the single bedroom as there are no halls separating them? Its a one bed at the moment.

Yes, I think that’s a good idea to add value, you just need to make sure there’s enough room in the living room for an open plan kitchen/living

I think you if you changed out the toilet and sink in the bathroom and painted the tile above sink in cloak room it would have been perfect. Everything you did turned out nice. Just a pity.

I completely agree, after completing it all those were the points which I wish I’d have done. Although I was on a very tight budget at the time I couldn’t justify anymore spending 😬
How much did the kitchen cost you? Would be good to get an idea on prices?

@ThePowerfulDeeZ 90% of the time I go off recommendation. I will always ask the other trades if they know a “carpenter, electrician ect”. If you don’t know anyone to ask I would try sites such as “My Builder” and scroll through the highest reviewed trades.
How much did you spend? Can you share the cost breakdown?

Hi Ruhul, I spent £6,500 on construction costs. This includes £2,000 on labour. and £4,500 on materials and the kitchen. I then obviously had legal fees/stamp duty/bills which cost me £5,700.

@@tigerpandarabbit I agree, as I don’t think they would be picked up on a survey if there was nothing visible inside or out. Buying property is a bloody nightmare.
No offence but the ceiling and cracks look bad. Whats the issue? Subsidence? One year on what is the situation now. Re The ceiling situation is there no way you could have steamed it off?

@@fl3693 yes they weren’t the best, it was just historic movement. The structural engineer told me just to repair rather than underpin 👍🏻

Yeah not ideal are they! My budget was super tight on this one.
