Really good video. £30k to get all that done including landscaping is great value. Would be difficult to get this done on a similar budget without contractors who you’ve worked with before and standard kitchen, bathroom, landscaping specs that you’re used to working to I would think. Totally agree with removing the chimney breasts. Absolutely hate them and a space planning nightmare for a relatively modest house.

Ste you're saying things need replacing without really getting them checked by professionals. Of course the skirting is sitting on top of the floor, thats where it's supposed to be. If youre going to remove the chimney breast you do it from the top down, properly. Remove the whole chimney in the process. Personally i think removing the chimney breast is a real shame due to stove potentials. A lot of work for not a great deal of profit in my opinion.

I’ve noticed you have added a number of extensions to your property renovations and wondered how are you predicting the end value of these compared to properties without an extension? In addition you are also creating more open plan living areas and are you finding this is adding value to the property or more aesthetics?

Great video Ste. Regards the 'All in' price of £320k if you allowed £34k for the refurb I take it the other £6k is for legals etc? One other thing is SDLT which would I'm guessing be about £10k which would affect your profit, so how would you account for that?
How old do you estimate the boiler is? And how much value would a new one add?

What's the point in getting rid of the the original doors, staircase bannister and architrave. Once the original fixtures have gone, it just looks like an identikit new build house inside. Also rendering exterior can look great - but if none of the neighbouring properties have it - it will look weird

£280k + £34k = £314k SDLT = £12,400 Legals = £1500ish That’s about £328k assuming no surveys etc Sale costs for £350k house easily £5k? So £333k. only £17k profit assuming no holding costs which there will be, even just insurance and council tax etc.
