    As a broker in a luxury market I am recommending this channel to anyone looking to buy or sell in the near future. It can be hard to understand which changes are worth making to your home.. I love that Garrett is always talking about *long term investments* and *sustainability*.     I love how respectful you are of everyone's tastes and preferences. And I appreciate how you don't necessarily go along with the trends but encourage people to think on what their own personal style is. This has helped me to differentiate between what I find attractive in a magazine vs. what I actually want for my own home long-term.

    Go in, Prof. LeChic! We inherited my husband’s childhood home and I want to update without losing the character. I won’t lie, the kitchen is touchy. Hubby has happy childhood memories here and is reluctant to change anything beyond updated appliances. I love the charm, but the scroll-y wood window valence has got to GO. It’s giving me ”Spirit of 1976” and I am not here for that… A nice roman shade is just what we need. I showed examples to Hubby and he’s on board. You are out here saving mariages! LOL THANK YOU!

    Hi. I’m in the same position - except it’s my childhood home circa 1952. My memories are of the 70’s and 80’s and my parents didn’t change much after that. We’ve done the bathroom- it’s very natural materials zen but are about to start the kitchen. I am so lost!

    Best hardware finish for my house, oil rubbed bronze. My house is Mexican Hacienda style, adobe brick exterior, in the middle of an avocado grove. Next kitchen redo, 1930’s Spanish. That kitchen has retro styled appliances. Galley style kitchen, brushed nickel is the choice.

    2014-18: all white with subway tile and/or faux brick. This is the kitchen in the house I live in that unfortunately I can't really change.

    Maybe I'm dated....but I like the simple elegant of one style drawer & cabinet pulls. I enjoy looking at the accessories of a kitchen and find that busy backgrounds compete and the eye can't rest. But that's just my style and everyone's is different of course. Enjoyed the video very much, always great visual examples.

    I like you. I also like that you realize that some designs are high maintenance. I’m completely for low maintenance but not boring. My style is definitely traditional but with a boho twist….I know that probably doesn’t make sense! But I’m doing it ….I think? 😂

    Hehehe all I can think of is that these things are proto-retro waiting to happen. Those tile counters tho! They really do look like your uncle swore he'd give you the look you were after for less and sent you away for the weekend and now Thanksgiving has been really tense for the last 20 years. If you're going to do tile countertops, it really should be a full retro to a time when tile was the standard or chic option and match it to the home's style.

    Ikea has magnetic Roman blinds- no cords at all! I got some for my new kitchen- extremely practical and easy to open and to pull down (there are times of the day when the sun is too bright from one window or another).

    I never "got" tiled countertops. You know the grout will get filthy and gross. Same with open shelving in kitchens. I have no desire to spend time endlessly cleaning dust and grease off of them. Totally agree with cutting down work and maintenance! This is what I've been aiming for as I gradually renovate my home. Your sensible advice has helped me greatly!😃

    I love my tiled countertops. They were in the kitchen when we bought our Mediterranean/Spanish style home. While I'm not crazy about the color, I find they are easy to clean (no filthy grout in my kitchen), do not stain, and are great for moving a hot pot off the stove. I'm a cook & baker & they work perfectly for me, short of having professional stainless steel counters.

    Also Garrett, to add to your list... bulkheads, especially the ones with the lights in them! Obviously they sometimes are necessary for ductwork, etc. but most are just clunky, stealing potential cabinet space, and make ceilings feel lower!

    My husband bought an 1883 East Lake/Stickley style house that had been reduced to a 9-plex in the 70's. He slowly and lovingly brought it back. Since I joined him in the 90's we have continued the journey. We redid our (huge) kitchen (2nd time) in 2001. Used a composite with a quartz look because we didn't want a maintenance burden. It has green and rust features that complement the stone floor, which had been installed in the 80's and wasn't going anywhere. We gutted our third floor in 2007 and gave it a cabin feel with pine, but knowing how it yellows with time, we pickled it. All in all, we have always tried to stay reasonably true to the vintage of the house on the first two floors. That, more than design trends, has been our guide. Love your videos; I just subscribed.

    My house was built in ‘57 and I’m pretty sure the cabinets and hardware are original. The hardware is like a hammered brass with an arrow shape on the end and were attached to the cabinets on a diagonal. While I can’t stand the diagonal application of the handles, I’ve learned to live with it because switching out handles and making them vertical would mean filling holes and probably refinishing, I don’t have the time to do it. So now I tell myself, “ it’s authentic MCM and adds character”. My kitchen and I get along much better now that I just accept it’s quirkiness 😆.

    The trend that suuuper dates a kitchen for me is the TUSCAN KITCHEN 😆 Was such a big trend at the time and now when I see it I know *exactly* how long ago the space was renovated 😅 And honestly, we all know this kitchen is not in Tuscany, who are you trying to fool?? 👀😆

    Another great video! I have a question, can you talk to the importance of a good first impression with your front door/patio. I know several people who have beautiful homes but you wouldn’t know it looking at their front door. Their paint is peeling, faded Siding, burnt out light, leaves piled up by the entryway. I know it’s not strictly an interior space but I think it’s important!

    Absolutely important, especially when you are trying to sell a home. While the real estate agent is trying to open the front door for a showing, the potential buyer has time to look around and notice that peeling paint, the worn hardware on the door, the tired wreath, and the old fashioned house numbers. You really have to look at all the details of your entrance and make sure it is top notch.

    Light Oak Cabinets, matching banister & wood floor entry hall! Wall paper with matching borders! Florescent Ceiling Fixture in Kitchen! Had these in my Kitchen from 20yrs ago! ☹️ Lucky Me, tho, bc we had a water pipe break between upstairs floor & downstairs ceiling! Our Insurance paid to have Wallpaper Stripped off, & Custom Ceilings Restored! New Carpets & Curtains! Now we have a beautifully professionally painted kitchen, two new Country French Chandeliers in Kitchen & Breakfast Area, New Toile Valances & Sheer Light Curtains below! We are reconditioning the Kitchen Cupboards, too with a Light Color & Oil Rubbed Bronze Handles, Knobs & Faucets! We also had the Living Room repainted & got new Drapes that are up to date & Simple Duponi Silk! The Dining Room with wainscotting will be painted & updated, as well! All the Downstairs is Agreeable Gray with Light colored Sofa & Navy Pillows & throws! We invested in New Stressed Pattern Rugs for Living Rm, Dining Rm & Entry Hall! What a Relief! Everything is So Gorgeous, it's like a New House!!

I must say, as an OR/PACU nurse, the leather pulls in kitchens immediately had me wondering about people's sanity and taste: how the heck would you clean that??? Disgusting trend.     I actually kind of like the look of pine kitchens, it looks cozy and cabin-like, like you said (for some that's a positive, but depends on the style of the rest of the house). Not sure if it would be my preference if were to design a kitchen, but not the worst either. Also I wouldn't purposefully try to hide the refrigerator, I'd rather have the space be easy and intuitive to use.

    The granite you spoke about was from the mid 90’s I had it installed in my home and at the time it was really cool but then it was everywhere and for a long time. Now I live in a different house and learned my lesson about spending money on trends. I only spend “ big” money on timeless materials. Things that you can’t time stamp.

    I remember when my grandmother put in her tile countertops. She was ecstatic, and they made sense for her house and lifestyle. I imagine they were one of the first things to be replaced when the house came under new ownership.

    So much WISDOM! In the middle of a kitchen renovation right now so glad I found you! My biggest thing that dates a kitchen (and that I am in the process of demolishing) is backsplashes that have those horrible metallic MEDALLIONS usually bronze in tone scattered in strategic places. They are like a needle in my eye. Our currant house was built in 2006 during the latter part of the whole “Tuscan” thing and we’ve been hacking away for four years trying to rid ourselves of it all. There are so many transitional style houses built in that era and I can spot one the minute I walk through the door. All of those need to go as it was not a good look in my opinion in the first place all of that dark bronze metal everywhere, light fixtures curtain rods ugh! So I guess that’s more than one thing but they all seem to flock together in the mid 2000 houses.

    We remodeled our kitchen in 2018. I chose glass knobs for upper cabinets and brushed nickel pulls for drawers. My horoscope is a water sign and suggested reflective surfaces to honor that. May be silly idea, but I love them so much!

    Excellent tips, Garrett. In my opinion, and I have seen a lot of trends come and go as I am 73 yrs. old, permanent items (as tile or countertops) should not be patterned or bright colors. The "envelope" of a room should always be neutral. Put the colors and patterns in your accessories that are easy to change. Learned this the hard way using patterned wallpaper. When those highly patterned tiles came along, I knew immediately they would be dated in no time. Thanks for sharing all your knowledge. Am doing a kitchen upgrade soon and needed to hear this.

    The rag painted walls!!! So done with that. What I can’t believe is how many houses that we looked at that still had those walls … and not just an accent wall. I’m not sure why we thought that was such an amazing look.

    I love how you point out cleaning maintenance… I feel like that is so overlooked! I picked my hood to have no slanted sides for that exact reason but the slanted side is so trendy it’s almost the only option unless you specifically ask for something else like I did.

    Cheers, Garrett, on another GREAT video. I love how you talk about functionality -- like CLEANING in a kitchen. You can't clean leather handles or the grout in a tile counter! You asked about cabinet hardware. Because I have arthritis, I picked easy to grab, easy on the hands, and very easy to clean brushed nickel handles. And here's my dated kitchen don't: those cutesy fabric curtains and valances! Would love to hear your ideas on picking practical and beautiful window treatments for the different rooms in our spaces. 🌻🤗🌻

    Granite counters here, circa 2009. About the same time the builder was offering "aged" cabinet doors; darker glaze in recesses on an off-white paint. They were the most expensive option, thank goodness we couldn't afford it, because I did like them back then! Thankfully, I've grown up a bit now, and realized I can make my cabinets look aged for free, lol. Plus I watch Garrett's channel, while saving up on a kitchen reno.

    Those glazes are so bad. They have never looked good, even back in the 90s. It's the worst possible "upgrade" a kitchen can get. You dodged a bullet!

    More than a dozen years ago, I had a gray Corian countertop installed. It has subtle flecks of lighter gray. It looks as good today as it did then. Too, it can be buffed if it were to get a scratch. My bathroom Formica countertop has bit the dust, so I will have a Corian type counter to replace it.

    Garret, I just found you a couple of days ago, I love your recommendations, you have inspired me in certain areas, and you have given me great ideas on a house that is stumping me in certain areas. I am in the process of buying a home that I close on tomorrow, a home that is dated inside and out. I bought it because I love the high end area, the large private yard is beautiful, the large windows are amazing, it is 3,304 sq feet, it has a new roof, furnace, hot water heater, the problems I am searching to remedy is a large red brick wood burning fireplace that matches the exterior of the home I feel is dated, and how to work with that color inside the home, an addition built on the home as a family room has wood paneling, I hate! wood paneling, the paint colors through the whole home are horrible, that will be an easy fix, I have a painter hired to paint the home all the way through white be, with no under tones, the flooring in that family room is ugly cheap linolium, it makes me cringe. There is white carpet through a large part of the main level that is ok, but, I will be removing to reveal the dark hardwood underneath that I will have refinished. This will all be done before I move in. Thank You

    My builder looked at me as if I was crazy when I asked him about cabinet pulls. He doesn't put any in his houses. He puts a bevel on the edges. But of course I put pulls on as soon as I moved in. I had never heard of leather pulls. Goodness. I have butcher block countertops and love them. Not for everyone but I live in the country and it fits the rustic (I like to think chic) vibe of the house. And I have hand painted Mexican tiles behind the stove (just there). The tiles are all different and I enjoy looking at them when I cook. Everyone says they like the kitchen so I guess I did ok. Your channel is the only one I've stuck with although I peek at others on occasion. Don't change!

    I have the vent hood that you can see the wall on the sides 😳. But I do have to say that I love it for me cuz I LOVE my backsplash that goes to ceiling and it allows more of that to show … but I DO have to dust it and this video reminded me to give it a good wipe so thank you 🥰

    Just gutted and renovated my kitchen and I feel like I was holding my breath this entire video. We intentionally went “retro mod” knowing it isn’t for everyone but after watching this I can breathe easy knowing at least I didn’t check any of these boxes lol.

    We did the same with our groovy 1948 Ranch kitchen. Our hood is glass, but the kitchen is so small, that it fades into the green glass painted backsplash. It has stainless appliances, but I grew up with them in the 1960's & 70's, so there's nothing dated...it just makes me happy and matches the Fiestaware!

    I recently learned that unlaquered brass is strongly antimicrobial. It was an article about how much hospital acquired infections would be reduced if they replaced surfaces in hospitals with brass. Ever since I'm convinced it's what I want in our next home, even if the brass requires polishing.

    They are now experimenting with creating new plastic surfaces that have a microscopic texture like sandpaper that bursts the cells of bacteria to kill them. Pretty cool for a hospital, but brass is a little more elegant at home.

    Hm let's see, in our rental kitchen built c. 1999 we have: ✅yellow wood everywhere ✅speckled countertops with the bullnose edge ✅26 identical builder grade knobs ✅wood window valance over the sink Is it how I would build my own kitchen? No way. But can I work with it? After watching Garrett's videos I feel a lot more confident that I can 😄

    That’s exactly my kitchen. The one house that I was able to buy. Yuck. Also the hardware is the treacherous T-bone that catches your clothes and makes you drop the boiling water onto your pet or your feet. 😱

    I just bought a townhouse that was built in 1978. It looks like it hasn't been seriously updated since them. The former owners added new appliances to a kitchen that has 44 year old cabinets. And they look like 44 year old cabinets! I'm getting so many ideas for the tiny kitchen I will be making over in the not too distant future.

    I like the way the vent hoods with the slanted walls look. But you're right that minimizing surfaces that attract dust when more favorable alternatives are available is a good rule. I think I'll go with your rule when I eventually take on that project.

    I have a really awful kitchen that has to be replaced next year but in the meantime I put black small tiles on the counter so had a really good laugh and you would too if you could see my workmanship. Love your channel

    Omg my OCD never thought about the leather pulls ugg gross. 🤢 I just thought they were not cruelty free so I always said no. I like your idea of different sizes to accommodate the size the cabinet or drawer. That was awesome. 🙂

    Yep, the house we bought has brown speckled granite (it always looks dirty) and the house was built in 2006 - you nailed it! That's going to go. What about changing out the doors and cabinet fronts along with having someone paint the cabinets?

    I have a curved wood valance over the sink and I took a tension rod that holds a short sheer curtain directly behind it because I wanted to hide the ugly light fixture. then on the outside of the wood valance just above on the wall I hung my mother first dishes when she got married. 5 small plates in that short area. I get compliments on it all the time and women always ask about the pretty dishes 😊

    Yay! I mixed my knobs and pulls! I added antique brass knurled knobs up top while still using my more gold pulls on the bottom. I also mixed my upper cabinets with dark brown doors with a white base! Looks amazing. Good point with the leather handles. I decided to go with the blue star tile, kind of like the one you showed at toward the end but in blue, and I love it. I was hesitant, but I thought I need to be sure of what my taste is and not always go with bland or settle for neutrals. It may be heading out, but I love it!

    I love you!!! You just addressed my current decorating dilemma which is cabinet hardware for a newly installed kitchen. I want to mix-and-match handles and knobs. Yay for you for giving me the nod of approval on that plan. Love you Garrett thank you! Also I want you to know that we are a bulldog household. I do bulldog rescue and I’ve had 30 bulldogs in my house over decades, and of those 8 were our own pets. We’ve also had 8 Frenchies. With one exception, the Frenchies were bossy little brats, but of course they were cute as anything. They weren’t very smart, the English bulldogs seem smarter to me anyway. But we love bulldogs!

    Frenchies are imps, but our Linus is quite smart and very loving. Our English Bulldog Cornealius is amazing. My husband has had several since he was a child, and they are perhaps the most wonderful, and easygoing breed I have meet. Such characters. Our little Albert is a Pek-A-Pom. He's about 17, and we rescued him 3 years ago. All the boys get along very well, and are a joy to have as part of the family.

    I went with brushed nickel knobs on cabinet doors and pulls on drawers. I love the brass/gold trend but couldn't afford to change out fixtures and still wanted cohesion. Totally worked with the speckled granite when renovating! Neutral painted cabinets, a fresh subway tile backsplash, and wall paint made the kitchen look brand new and custom!

    "At some point every trend becomes dated, but that doesn't mean that you necessarily have to get rid of them." I am quoting my favorite online designer here, GLC, haha! So my house was built in 2008 and has brown, speckled granite kitchen counters. I am going to have to follow your advice to work with it (since it's already here). It's in perfect condition and so practical, and my husband and I are retirees, so careful with out budget. Love your videos!

    I've lived in my house for 40 years and if I can DIY any changes I do them myself. I doubt if I'll be doing any major changes in the future, but I really enjoy your channel. And, I have picked up some small changes from you. It took me 20 years to come up with a pattern I liked for the sidelight I made for my entry. It is about texture and simple lines, no color.     Hi Gareth! In our country cottage we have mixed cabinet pulls: some plain and some custom made for us of glass shards in our color palette -- so cool! So score one for the home team. But one demerit for having a wooden valence over the window. It is completely straight-cut, and this IS a cottage for heaven's sakes -- but still, you make we want to trade it out for Roman blinds.

    I have Rocky Mountain hardware in white bronze that patinas and is cleaned with soap and water. The pulls for the bottom drawers and cabinets are shaped modified bars and the knobs for the upper cabinets are small crystal elliptical spheres with a white bronze base. I bought the faucet in the same white bronze.

    I will also add however that I like the little valance over the kitchen window for a cottage. My country house is a 1941 cottage and if I had the original kitchen in it I’d be thrilled, but I do not. So I’m re-creating something that is cottage - esque. I did like the little white old fashion kitchen you showed, it’s cute. But the kitchen renovation I’m doing looks more like the green kitchen with black countertops you showed because that’s what I’m doing: green cabinets, black granite countertop.

I would definitely discuss it with a local qualified decorator or designer who could see the space and discuss what your goals and tastes are before making a decision. 😊😊😊

    My son is building a new kitchen for me and I chose round fancy blue knobs for the drawers and oiled bronze handles for cabinet doors. They match the faucet and the lower cabinets are blue and the uppers are white. The tiles on the backsplash are blue and white textured subway tiles. I'm very happy to hear you say use two different types of hardware. Thank you. All of these decisions have been stressful.

    Today my BIG kitchen day. Went along with 20 points almost all from you - thank you fantastic. Picked stone first. 'Maximus statuesque' Italian real marble look veined, but not loud. Warm white with grey brown veins looks like real marble. Is real marble. Backsplash identical marble. Mostly drawers, no kick panel, hidden base board drawer for Xmas speciality items. Upper cabinets matches lightest colour in bench marble. Upper cabinets go to bulk head. Lower cabinets matches middle colour in bench marble. Darkest vein in marble matches floating timber wood floor and the translucent full glass framed doors throughout house for luminosity. Microwave cave behind island in kitchen,. DIshwasher unseen at end of butler's P. I went for 60% semi gloss with no profile (smooth simple doors) Picked !(and just had to) from dearest proper marble, other looked cement or conglomerate. The lower priced which would have been included in the builder standard grade were porous . BEAT the designers highest ever extras $ so far in any quote she had ever done. Delightful woman very knowledgeable but respected my choices taught by you Mr Garrett! In 2 master bathrooms went 40 mm marbel edge - all matching cabinets and marble. Not floating drawers rather to ground flush, also not kickboard. Simple square 40mm edge in most rooms except children's bathrooms where just went for 20mm. Laundry benches - matches marble but with laminate - very similar. No kickboard etc. You would be sooo sooo proud went in with a list of like 20 things, kitchen designer impressed easy easy easy, hubby impressed as knew what I wanted. ALL because I had all your easy clean and long lasting style hints in my tablet. SO HAPPY. SO EASY. SO CONFiDENT. THANK YOU Garrett from the bottom of my animal loving heart

    1996 builder kitchen no hardware, 2022 still no hardware but kitchen coming out. Interim granite counter top upgrade exactly as you pictured including bull-nose - I'm sadden knowing the work gone into it but too dark. You forgot drywall drops above uppers or cabinets that don't go up to ceiling - stumbled on to this channel but will say you actually know your stuff quite well.
