Ron Cohen Realtor

I am Ron cohen, a Realtor in New Jersey!

As an 18+ year veteran of the Real Estate Business in New Jersey, I created this channel to help educate buyers and sellers.

This channel will provide information on New Jersey neighborhoods, schools, cost of living, pros and cons, Real Estate Market Updates, News, and Real Estate Education relation videos.

I work with many families relocating here or looking to sell their property, and I ABSOLUTELY LOVE IT!

I also use this channel to share my experiences, both personal and real estate, related to helping others. I'm not a traditional Real Estate Agent who follows the market; I lead the market and create opportunities for my buyers and sellers by thinking outside of the box.

I run an utterly relational business where most of my business comes from Referrals. 😍

Can I suggest growing your KZread channel? Your content is very amazing. But your KZread videos are not SEO-optimized. You have not set up an SEO-friendly title, description, and video-related keywords in your video keyword section area. If you permit me, I will share some information & solutions to increase the channel. You get lots of subscribers and views. Best regards Thank you Motiar

Another con....the roads. Almost every road in Englewood needs repaved. Thats a NJ problem as a whole, but Englewood is one of the worst. Just drove through it 10 minutes ago. Still a nice town.

Thanks for the tips. Otherwise, are there concerns of house sinking when you buy coastal houses or specifically for me, there’s a small marsh 3 fit from the backyard. The marsh is the dead end of a stream from a creek

Tenafly USED TO be a town with community, soul, and personality. Not anymore! Gaudy McMansions line many of it's streets now, and many classic understated houses have been razed, all in the name of 'progress'. Taxes are rapaciously high, and overpriced restaurants are abundant downtown. It's a great place to 'hide' and live reclusively if you're a gazillionaire though.

Bergen County Sucks. I used to live there. The towns keep closing down NJ Transit lines. The Buss services are really slow and run infrequently. Mouve to Newark. Lots of direct trains (NJ Transit) to Penn. NY and the Path from Penn Newark. In Newark. Walk to my front door and can get the 27 buss to Penn, Newark (about 15 mins) Get on the Path to any of 3 NYC Stations. You can go to Newark Broad St directly to NY Penn. Most days, it's every 10 minutes. You don't need to go to Secaucus. I live on the top flor of a legacy (1920) building with an East view that stretches from the GW to the Verrazano Narrows. My annual tax bill is about $6k. Screw you, Bergen County. No art. No culture. Too many politically appointed police officers and a general culture of fear and paranoia about anything that is new or different.

There are no good places to live in Bergen County. High taxes, high housing costs, subtle racism and sexism. There are actually no social opportunities as people are insulated from each other because there is no way to even buy a loaf of bread unless you have a car. The schools are good unless you want art's education, racially diversity and social action. Schools prioritize sports, especially American style football over education. The Countify is populated by arrogant, elitist white old men and run by corrupt politicians. Move to Newark. Housing is affordable. Taxes are relatively low. There is a burgeoning arts community, a serious art museum at least on distillery and a new brewery. We have crime. we have poverty and homelessness but we have energy, educated, professional and a view, not just of, but to, the future. Bergen County is an enclave of ageing people who are not as rich or as smart as they think they are and are essentially looking for a place where they can hide while waiting for the inevitable

The tax thing is so overblown. What people dont tell you is that yes property taxes are higher here and that's local. That's not the state itself. As far as state taxes, There are no city taxes, sales tax is middling as compared to the rest of the country and in all honesty there are just more opportunities here than in other places. Sales tax in Alabama is 10%!!!!!! with less job opportunities. So in the end it balances itself out. You're pretty much paying the same no matter where you go now. Youll just make it up in some other way
