It is no different than what banks do in the money business. But you are trying a long term rental, and then renting short term. 1 month missed renting it out will wreck your profits. This idea is nowhere near as lucrative or easy as what You Tube experts say it is.

Awesome video 🤩 quick question when starting out your business obviously budget is a bit tight how would you manage all of that with one phone? Long story short as your starting out is it necessary to get a second phone as well?
I did everything myself up until I had 13 units, the second phone is NOT necessary but at such a big scale of 48 units now, it’s nearly impossible to keep work and business separate. Getting a second phone allows me to separate the two a bit more. Keep your expenses as minimal as possible!! You do not need that when starting off, promise!

For rentals over 30 days, if the guests didn't want to leave don't they get tenant rights and will be difficult to ask them to leave?

Do you hire them as an employee or do you have a contract with them? When you are negotiating off site, how do you vet them that they will not steal from you or if they have insurance in case they burn or break something?
Won't one be open to insurance and customer resolution issues not having that "protection" for Airbnb or VRBO?

Ignore my other comment lol, glad to have you back, I've watched some of your videos thrice over. Do you have any other options for market analysis when you're starting out? I want to get started but I don't feel comfortable putting forward the capital for airdna just yet.
It's usually that something bad needs to happen to put things into perspective so you can pivot with a choice like this. Repeat bookings are pretty great, though it kinda sucks that it's growth potential is a bit stifled because these customers were the STR sites' customers first. I wonder if there are any options to possibly completely be self reliant when getting your customer base because Airbnb is kinda the go to.
