It's hard to say,they both have very appealing features. Are the older homes in SCW alot less energy efficient or is it not that big of a difference?

Are there pockets of mid century modern neighborhoods in Sun City/Sun City West? That is, minimalist ranch single story flatter roofs that have open floor plans and mid century modern external and internal designs? I notice that there are many ranch homes but very few Ralph Have/Ed Beadle type mid century modern homes in Sun City/Sun City West neighborhoods.
Yes Stephanie, there are some homes here in Sun City that have the flat or almost flat roofs and high ceilings inside. They were built in phases ll and lll of Sun City in the mid 1970s. They are attractive and have a nice open feel inside because of the tall ceilings. I hope this answers your question! Please let me know if you have any additional questions. :)

Hi Shawn, I don't know specifically if you can do that.. but I know there are companies that do something similar to that... it's a great way to solve the problem by recoating the inside of the old pipe!
Plumbing and sewer issues are a big concern of mine buying in Sun City. What about townhouses or condos? Who covers sewer issues for townhouse owners? How do you know the HOA is in the financial position for extensive sewer repair? Do they add the cost of major repairs to the HOA fees? TIA
Hi Michael, thanks for asking your question! I've seen some townhome associations include the sewer lines in their maintenance fees, but it all depends on that particular association. If I'm helping a buyer with a townhome or condo purchase, I find out what exactly the HOA fees cover. Also, I can find out the financial condition of the HOA to determine if it has enough money in reserves to pay for unexpected repairs. So it varies from association to association. Are you currently looking for something in Sun City?

@michaeltorrey3603 agree with you about it being the last big move. I have lived in the Chicago area for 43 years, but for weather & property tax reasons, hoping to make a move to a warmer climate in about 19 months from now when I retire in Spring, 2025, fingers crossed.
Very practical information for prospective buyers. No one wants sewage back up in their drains. My townhouse in suburban Chicago was built in 1974. 2 years ago, I had a pipe failure in my laundry room. It was not a pleasant situation, and it was not a cheap repair..about $5,000. Fortunately, my homeowner's insurance coveted about 40% of the repair cost.

So if you don't want to turn your yard into a make shift prison and your puppy into a canine terminator lol....Coyotes are open season all year round in Arizona. They are considered a dangerous nuisance and pest. It is illegal to feed wildlife in Arizona so never intentionally harbor them with food or water or den sights. They carry disease that can be transferred to your pets and you. Mange and rabies as examples. You can't discharge a firearm in Sun City or Maricopa County within 100 yards of dwelling but there are alternatives. Call the Maricopa County and visit the Arizona Fish and Game for more details. Pellet guns are not considered firearms and they pack a wallop. Trust me you will not be able to catch a coyote running a way with your pet. But a pellet gun will hit them at up to 60 yards and likely cause enough pain to make them drop your pet. So a pellet gun might be a good alternative. I have seen cats taken and small dogs taken right off their leash while being walked. Coyotes can be very bold and they won't waste time dispatching your pet. Do not underestimate them. The can run for miles at 30 miles an hour. I have seen them clear a 6 foot fence from a standing position so the roll bar idea seems like false security since they don't always stop on top off the wall. Coyotes are very athletic canines. You can also petition the RCSC to eliminate these pests. By Arizona law it is the duty of a landlord to eliminate pests. Since many of these coyotes live, breed and access property from the golf courses where they find food and water and den sights, you may have an argument that they aren't doing enough to prevent these pests from invading your space. The golf courses are infested with them. You can pay to have a service licensed to remove them but this is usually cost prohibitive. Lastly, avoid owning a pet. That will at least save you some anxiety. Good luck.

Hi Laura! Most of the townhome and gemini home communities allow pets, but each have their own rules. I always check with the HOA management of the particular community to make sure it allows pets. Thanks for your question Laura :)

Enjoyed the video, but the music was a little annoying after a couple of minutes. How are the grassy areas kept green in the summer...via sprinkler systems or some other method? Do black cars 🚗 heat up noticeably more versus light colored cars during an Arizona summer?
Hi Laura, thanks for your feedback. :) The grass is kept green with sprinklers.. and you're right about the cars... lighter cars are more popular because they don't attract as much heat!

Ridiculous fees because someone didn't plan and figured to pass the cost to consumers.....
Thanks, Larry, for watching the video. These fees are actually planned to pay for the recreation centers with upkeep and renovations when needed. One of the good things about the Recreation Centers of Sun City is that it doesn't go into debt, so it must have the cash on hand to pay for renovations. If you look, Sun City, Arizona, has among the lowest fees of a retirement community in the country.

Gemini twin homes ARE technically condos.
Condos are interior only ownership...I think these are more like townhomes...Carla?
