@@troysage Am I going to see a cow crossing out there? Lol. Currently, I drive 5 minutes to my kids’ schools, 5 minutes to the grocery store, and 10-15 to Stonebriar Mall. I think this would need to be in the $300K range for me to sacrifice my location. $400K is a good price for the current market, but just not enough for me, personally, when weighing the pros n cons of where we’re already at. Yeah, that’s all show. County appraisal districts are out of control. They’re out here jacking peoples property values up to make up for the losses on the tax break. We can’t vote our way out of this.
Thanks for sharing your thoughts on this issue, it's important to raise awareness about these challenges. It's also good to note that if appraised values increase with the appraisal district there is a process to protest the increase. Mine went up $118k this year. On low income Social Security, Market values only helps taxes and insurance on paid property. I am sick to death of fighting with appeals every year to lower what shouldn't be taxed in the first place. It is one thing to tax and insure on what was paid for the property but for thin air when you have no intention of selling. There are NO comps in my subdivision to go by so they go by square footage elsewhere. Paying taxes and insurance of $9k this one year.

Wondering if you have your homestead tax exemption in place and if you're collecting Social Security, is the age exemption in place? I know those two exemptions don't completely stop property tax increases but they help. Also, let me know if I can help you in any way with property value evaluations and a strategy in the appeals process. No one likes tax increases and if I can help you I will.
Yeah right! No, my taxes for 2024 just went up 60,000 for 11 acres..... how has this...... helped Texans..... people move to Texas and pay three times more than they should then Texans taxes go up....
I appreciate your comment. Taxes and property values are a double edge sword. When values increase tragically like they have here in Texas then the taxes increase according to the assessed value. Hopefully you filed a homestead tax exemption, which is extremely helpful. Other are paying very similar property taxes and they also have a state income tax so it’s all in how we look at things sometimes I do understand the increase, very difficult. Is Azle considered N. Dallas TX Metro Plex?

@sophiavega1777 I believe the program was designed to help people initially, but due to the way it was presented and how things develop[ed, a lot of contractors using this program were predatory and focused on the elderly and non-english speaking citizens. The Fact that most contractors advertised FREE upgrades was very misleading and from everyone I spoke with that used this program, NONE of them knew or understood the money being used for upgrades would be a Lien on their property and it would have to be paid off. I feel this program is not for everyone and whenever a homeowner is improving their house they need to read the fine print, have a long term game plan, and make sure the program fits the homeowners plans for their property. There are currently over 700 houses (agent and by owner) and climbing for sale in Frisco. Over 70% (Zillow) since December, have sold below list price. Depending on where u get your data, the average listing from sale to pending in Frisco is 30-60 days (though quite a few sit longer). The amount of people moving to DFW has slowed considerably in the last three years. You'll see the typical uptick of people moving to DFW in the Spring and Summer and the typical uptick in prices as well... Though for most of DFW, don't think list price will go up by much since we are already at the top of the market with serious overvaluation for many areas. . Come Fall and Winter 2024 it will all drop again. Oh and the 47% price reductions is due, more often than not, to the house not selling in a timely manner. Plenty of houses in different parts of DFW have been sitting for 90+ days with no takers, hence price reductions..

Murphy TX is a great little town and currently with the sprawl and growth in Murphy, there are only 22 currently available homes for sale, with sold prices ranging from $389,000 - $1,125,000. Depending on the size, age, and location of the house the Average Sold price is $606,970. This means 47% of the current listings did not receive offers at the original price which is an indicator they were over priced when first available for sale. Do you see it differently? How would you get the refund? Check in the mail? Would the refund just go into escrow account?
Some of my friends have actually gotten checks in the mail from the appraisal district office, and a couple of them were just given credits towards the next year’s tax so it depends on the area which you live in. There was a change to the Tax code last year. Appraisal districts are now required to re-verify homestead exemptions once every 5 years. So, the homeowner has to re-apply for their homestead exemption every 5 years. Ref: capitol.texas.gov/tlodocs/88R/billtext/html/SB01801F.htm
Informative video. Pertinent to mention that the $100K exemption applies to the school district portion of the property tax. It is the major portion of the property tax though! Other taxing units may offer a fixed amount or a percentage exemption. Refer to your property tax bill for the specific exemptions relevant to you.
