45 minutes from interstate? Maybe 20. Most of the time Dearborn street is a ghost town, but i like the peace and quiet for a relaxing motorcycle ride.

Supply and demand say... prices are too high, homeowners insurance is too high, property taxes are too high, maintenance costs are too high, etc. You name the expense, and it has gone up more than 40-50%. Inventory is piling up and nearing pre-pandemic levels. Mortgage delinquencies are spiking, and the unemployment rate is already over 4%. Even if the fed cuts rates, if people default on their car or mortgage payments, lenders will be less inclined to lend, and demand for housing will be impacted. A 25 basis point cut this year will do little to bring affordability back into the market. People won't stay in their homes forever. Eventually, they will sell if the market is up or if the market is down. This is my take. Thanks for sharing yours.
Thank you for your feedback and I agree with your take on the all the issues. Yet, not everything is going down in Florida. The fact that California is not in complete meltdown right now is crazy to me, as they have a lot more added problem (crime, etc.) and yet have areas in California that are still continuing to see appreciation.
I still can't get over the fact that mortgage interest rates were around 20% at one time.... If anything, real estate is full of surprises...
I remember interest rates actually hit almost 22% briefly, and then starting to go down. It was a difficult time to sell a house. Every buyer just wanted to buy a house that had a mortgage they could assume, that was less that 20% -

I’ve made great investments in my short time I’ve started. Investing in Real Estate used to be fun and always profitable. But then again I started about 20 years ago with some of my biggest investments. The Santa Barbara is absolutely crazy 😜 and I don’t see that changing anytime soon. You switch insurance you don’t get rid of the house
Property taxes here in FL have also doubled from .75% to 1.5% and 1.65% of the assessed value. The mix of high prices, interest rates, homeowners insurance and property taxes make it impossible for people to afford a home. That is one of the reasons I will not buy a new house. I'm not budging because I don't want to ruin my family's finances for the sake of living in a bigger house.

People are buying the LAND, not the house.
Aside from structural damage, how would you handle the liability risk going without homeowners insurance? For example, someone falls on your property and you get sued.
You can still get fire and liability insurance for pennies on the dollar. What you do is get rid of the wind and hail and save thousands.

Why would you pay $10,000 for home owners insurance if you don't have to? Most of the time it's a fight to get money back from them anyway.

I bought land in north Florida cheaper then south Florida…. Thankful it’s have a home on it and pig pen and chicken coop… I paid on it for five year paid it off last year
Congratulations - If you purchased land in North Florida 5 years ago and its paid off, you are in a good position!

I know what you’re talking about regarding traffic, when I first moved to the Nashville area about 22 years ago with my first investment the traffic was normal but after selling my last home there about 3 years ago the traffic was horrible 😞! You know if you had a drink the timing of the accident would have been different you may have left the winery a few minutes later and avoided the accident all together
