My aunt & uncle had a house in 'The Villages' & yes, they were effected by the sink hole issue they were having a few years ago... Their neighbor's house had to be leveled.

a home inspection wont cover sink holes, your agent should tell you if you are in a sink hole prone area but then they would lose a sale@@FloridaRealEstateInsight
Thank you for informative video. I know lots of people prefer new homes but having grown up on Miami Beach with older homes (mostly 1930's to 1960s), there is just no comparison to quality and architecture. God bless.

Good video. Remember, insurance companies are fleeing the state. Do your due diligence.
That is insane that a house needs air conditioning even if no one is living in it so the materials don’t expand or contract because of the heat.
I used to own a vacation home in Miami Beach, and may consider doing it again in the future. This was very interesting and informative....
I’m reminded of what someone told me sometime ago here in dah northeast USA-between rehab brick home & new construction, buy rehab.

Home inspectors are a necessary evil. Most are clueless and the fact that this one didn’t want to be videoed, says a lot. What does he have to hide if he’s a competent inspector?
All homes in florida should be block homes. I can't for the life of me understand whey they build top with wood and at the price of wood today, Block makes way more sense. Even in Puerto Rico most home are Blocks or Fabricated Cement Slabs which are Solid, But those are usually older homes. " They Just Don't Make Things The Way They Used To"
My house is wood frame built in 1920 in St. Pete Florida then moved to land o lakes Florida. It will last longer than any block homes built in the last 10 years. The new construction work is so shoddy and they use subpar materials. Most of them have failing paint and stucco within the first 2 years.

Yeah no doubt , spalling concrete driveways etc in the first 6 months. These are cardboard houses slapped together in 90 days or less. Spray painted with grass slapped on sand. If you like paying top dollar to live in a pos have fun. People are stupid. Like DR Horton comes to mind. If you purchase a DR Horton home New or used....you got ripped off. Regardless of what you paid.
I likes the follow up days after closing but I would to have listened to what exactly was the issues and how it got solved.

Good point - I had to be careful on what I shared. The basic story was builder was not as agreeable to what needed to be done, prior to closing, yet it was resolved as I was involved representing the buyer.
I reached out to your office because I am interested in purchasing a house in Central Florida and they blew me off. They wouldn't even pick up the phone to call me!
DR Horton is a POS builder. I would never buy one of their homes. They have countless class action lawsuits against them for mold and construction defects. Especially in Louisiana. But I must say you did a good job representing the buyer.

THIS. DR Horton houses tend to not have a straight edge anywhere on it. Spalling concrete driveways, foundations not poured correctly. Once you get above the foundation it's hard to find anything of value. Oh shiny granite counters built on cardboard with uneven floors.
Great advice ,Good to see we still have good Realtors and in most cases home inspectors

I wished you can be mine broker. I bought a brand new house 3 years ago and the building company still didn't fix the defects.
I'm lost u have to get an inspection before u buy a house otherwise they can't sell it

Most buyers that purchase a New Home, do not obtain an independent home inspection prior to closing - This is foolish.
The government needs to do something about it

New homes in Florida have a lot of potential issues, most consumers are not aware of until after they move in (and its too late to resolve with the builder).
Sorry for you and your client but DR Horton sucks! The gaping holes around the outlets and no functioning HVAC speaks for itself and low-quality build! Who knows what problems you can't see behind the walls and under the floor. I, personally, would not by a DR Horton built house.

dr horton has different levels of finishings, they also provide a 3rd party inspection, coming from a building inspector they have a good product. i wish you luck finding a realestate profession as qualified. never hire an inspector refered by a realator
Inspections are bull. They can't move anything, can't look behind to actually inspect. They can only visualize what me and you can. They don't go through the codes training and so on. It really is a false sense of security. My new build was supported by osb shims and not metal shims per codes. How did the codes dept sign off on it, and how did the inspector miss it as well??

But retention ponds are toxic. I wouldn't want to live by one. Hasn't anyone seen those people and pets who have been sickened by them? Some pets have even died.

Yes - Based on the size of the house. Typically from $300 - $500 for a home under 3000 Sq. Ft.

The AC was not hooked up at that point. This is a problem in Florida and the humidity will cause damage to drywall over a given period of time. Thank for sharing.
Is it possible not to close until everything is all done, all the little and big things not completed at time of closing, as after builder gets your money and closing done, I've heardthey don't bother or drag any fix ups later, they figure there,re done with you and don't wanna waste time anymore

Thank for sharing - the idea the builder is going to guarantee issues after the closing is not a good calculated risk. Best to get as many issues resolved before you close on the sale.

It's the law to Have a home inspection before the house is sold people just be trying to make themselves look good

A house has to get a Certificate of Occupancy before closing, that is much different than a Home Inspection.
Do not buy know . Prices will re set 6-12 months from now
What did the home inspector find that not any NORMAL person walking through that home would obviously see? I get that this buyer is out of state but please explain to me what during this home inspection you could not see obviously if you walked through yourself. That one wall didnt need to be RE-PAINTED it was never pained. The toilet closet was freaking entirely missing the door. I can tell you my current home I was provided a home inspection from a previous buyer that fell through but when I walked through with my agent they told me all the things the inspector was wrong about. You as an agent should be knowledgable. Like no insulation above lanai... duh home inspector its outside, same with porch. Home inspector claimed no access panel for jetted tub.. it was there, it was on the outside of the house which makes more sense based on where it was. My agent pointed out that these were MISTAKES made by the previous home inspector. Also your previous video there was some pretty disturbing stuff like his supposed supported fan box where it looked like they cut that 2 x4 that was the "support". I had never seen a plastic fan box either. We have installed multiple fan boxes on our 1 story home from the attic ourselves they have always been metal and they have cross braces that are metal. Nothing about that box looked like a fan box. It even looked like 2 windows in your walk through had failed (condensation if it was actually between the panes, it was hard to tell on the video). Most inspectors are a joke.
Politics keeps out of Florida. There is no amount of money you could pay me to move there.

Lol. I’m electrician I know your a broker but don’t tell me you are looking out for your clients. I call out brokers all the time. I come in and fix these issues and you guys find the stupidest stuff. I tend find worse things than what you guys want to find. You wish not lose your sell. 😂😂

I have a wood frame home in Central Florida that is 30+ yrs old and has been through multiple hurricanes including Nicole. So far solid as a rock. The bug issue however is a problem in any home. 🤷🏾♂️
