    Pure unobstructed oceanfront? Any one the Condos on the south side of Holiday Isle, well any of them with more then 3 floors at least (my favorite views are from floors 3 to 6, personally). But that's just with a pure Gulf view. If we considered more things, I'd throw a few other condos in the mix that also have a view of the pass, and maybe crab island as well. Something like a western facing room at the Emerald Grand. Plus the location would be nice to walk downstairs and hit up the boardwalk. Or walk downstairs and rent a jet ski to go to crab island in 😉

    @@essentialadvantages6790 Yes that is correct. Emerald grande will have some timeshares, but there are also plenty of units for sale. Most of the condos on the south side of Holiday Isle are used as second homes or as short-term rentals as an investment to private owners. So yes you could absolutely go either way :-)

    Hello Andrew, I'm looking at one bedroom condos in Fort Walton. i would like to know the cost of insurance at the Finisterra, Fountainhead, and the Cedars? Thanks in advance for your help.

    Hey, cost of insurance is going to vary based on a few factors, primarily what the primary use of the property is. Such as, whether you're renting this out for long-term rentals or if you're living in it yourself. I'm going to assume that you are living in it yourself based on the way the comment is structured. I just had our insurance guy run a quote on one of the 1 bedrooms at Finisterra, and he quoted it at 1923 per year. Both Cedars and Fountainhead will be very close if not the same in pricing as Finisterra.     Unfortunately no, there are no animals allowed at Beasley State Park (or anywhere on Okaloosa Island beaches for that matter) for safety and health reasons.

    @@LifeOnTheEmeraldCoast I have a horse named Big Tony that has separation issues when we go out of town he gets depressed and we were hoping we could bring him and ride him on the beach. But if that is the case he just will be lonely for a week in July. I was thinking the saltwater would be good for flies and other insects horses attract. You have great informative videos.

    @@rolltide9547 thank you! And yes unfortunately, all of our beaches are like that. In fact we can't even bring dogs on them, with a few very small exceptions. There's one beach along 30A that allows it if you register them every year and there's only so many allowed. And then there's a few beaches on the sound side that will allow dogs. I think part of it is because of the wildlife, and the other part is because of the sand. A lot of people don't know this, but it's actually a legal to take our sand home. I'm guessing it is something to do with that but it would be purely a guess. I appreciate you watching! If we can help with anything else, you know how to find a :-)

    Generally I'd suggest the park just on the Destin side. Captain Leonard Park and clement Taylor Park are both popular spots to launch your kayak and it's a short paddle over. You could do it on the Okaloosa Island side, but it'll be a longer trek to get out there and I'd suggest having your head on a swivel if you go that route.

    We just got back from Destin and several of the condos that were literally on the beach in a beach resort we’re in the $600,000 range to $700,000 for super nice ones with a view! So there’s no way I’m paying $1 million for something that looks like a basic condo/apartment building nowhere near the water. And no water view. Although I did enjoy your videos and I do enjoy your channel there’s just no way.

    You said you "have been a Florida native since 2015, so almost 20 years now". I think your math is off by 10-11 years :) Unless you are a time traveler and recorded this in 2035. :) Also if you moved 9 years ago, can you really call yourself a "native"?

    We live 30min. Away in PDL. All of our doctors are in Crestview. The traffic in Crestview is AWFULL. The pro for Crestview is all the shops and restaurants that we dont have close to us.

    Crestview is not on a peninsula. The panhandle of Florida is not a peninsula. That was an outright inaccurate statement. One of the most important facts that you failed to report is that building in the area has absolutely skyrocketed in the past 30 years. Unfortunately, the infrastructure has not kept up with the growth. The traffic and lack of services is a reflection of that fact.

    I worked in Crestview for one year and did not renew my contract because of the traffic. When my daughter and her husband was transferred here to the AFB base, they were looking at Crestview. I recommended staying a night in a hotel and driving into the base the next morning to see if they would want that hassle for the next 2years. They decided on Fort Walton Beach… And he’s right about the schools… and he was being kind. I worked in an elementary school there

    My son moved there three years ago. He can’t wait to leave. Lol….to be fair to Crestview though, it has more to do with the reason he’s there…and not Crestview. The city itself is a lovely place. The people are so nice. I’ve visited my son there a couple of times, and I’ve really enjoyed it. He went to help his nephew out which turned into a complete disaster. At any rate, I believe anyone would enjoy Crestview!

    I wish 3 bdrm 1200-1400 sq ft homes could be found for 180-215, idk how people afford homes these days. I make 21/hr and it just doesn’t cut it especially with kids but that area is our dream, maybe one day!

    You know, it wasn't that long ago that this was the norm. In 2018 I purchased a 3 bed 2 bath pool home, upgraded even, for 230k. It is a bit harder to find what you described but we do have options. I just ran a search for 3 bed, 215k and under homes at 1200 sq feet minimum and we have 54 options along the Emerald Coast. Unfortunately, none of them are in Fort Walton Beach, but we do have options. If you'd like the list, shoot us an email at [email protected] and I'll send the list over 😀

    Lots of new restaurants in Crestview (Chick-fil-A, Chilis, Chipotle, Texas Road House) and a several local favorites such as Peppers, Panera, and McAllisters. Pensacola is a quick but easy 45 min drive on I-10 where there are a couple of malls (Cordova) lots of entertainment options, several movie theaters, tours and music venues. Crestview is a slower pace of life than Fort Walton or Destin. Destin is also a 45 min drive but you must pay a toll to cross the Bay Bridge. During Rush hour it takes 40+ min to drive from Eglin to Crestview, more if there is an accident on 85. Just settle in with a good pod cast and chill out. Crestview has a nice movie theater, roller skating rink, and a new strip mall with Planet Fitness, Aldi, Ulta, Marshall's, Five Below, Burlington's Coat Factory. While it is smaller than Pensacola and Destin it also comes with a slower pace of life which is really nice, but it is a quickly growing city. It still has managed to retain that nice small town feel. Locals avoid Destin in the summer due to all the tourism on the beaches which clogs the roadways. Beaches are nice but over rated and you get over that quickly; not to mention Pensacola has great beaches as well. Crestview is a nice place to live. One thing to note is that house insurance is rather pricey and some insurance companies have pulled out of some communities here.

    We agree, Crestview is great! Luckily the insurance companies are coming back in droves. We've had at least 8 companies come back and another 20 or so estimated to be back up and running by the years end. If you own a home, I'd suggest shopping around for a new policy between now and the end of the year, I believe they should be dropping.

    That dune was called the “Matterhorn”. It’s so small now in comparison to before Opal.

    We hear this quite often, we always complain about traffic and commute times but I think it's because we are spoiled 😆
